The design center and post-build service we've gotten dealing with Dan Ryan has not been stellar. However, their build team and project management has been VERY good. I like the design and location in Apex. The material is used pretty good. Only one thing I want to say the finess is missing in few area’s. Specially painting. I noticed flaws in painting. And the few moldings are not in proper angle. Few smart eyes can notice them. Rest over all good job ... More

I bought my first house from Dan Ryan Builders in Raleigh in 2019. Overall, my experience with DRB was pleasant and I am pleased with my new home. There were a few issues throughout the pre-construction to closing phases; however, each issue was resolved in an efficient manner by the DRB team. I am especially thankful for my Construction Manager and Superintendent as both are friendly yet professional, hard working, and attentive to detail. Prior to the pre-drywall and final meetings I hired a private home inspector to come in after the builders and city home inspectors. In response to the private home inspector's two reports my Construction Manager and Superintendent texted me photos as the items in the private home inspector's reports were fixed. Even after closing, my Construction Manager and Superintendent made themselves available to fix a few minor issues that were not caught on the final meeting punch list. Slaws process was great. The project manager for building required a lot of follow up on our part. The construction seems of good quality, but the finish work leaves something to be desired.

I really liked working with Dan Ryan. Shaun represented Dan Ryan very well and was responsive and detailed. While we love our house and would purchase a dan ryan built home again, I think that you need to be more flexible with change orders, and warranties items. Nail pops are standard in every newly built home, and all other builders I've reached out to cover them. I understand some took advantage of the warranty, but that blame should go on them and not new customers. There are some things around the house that I didnt notice until I was fully moved in.

When you do a walk through on a new home it is impossible to see everything that’s wrong during that time. Since moving in I have found cracks in the wall in the stairwell along with other findings. How can this be fixed?

Very spaciously built.

Dan Ryan builders are great but when it comes to responsiveness to issues with the warranty department is poor/ un existence. I keep on getting run around when it come to my backyard drainage system.

Overall it’s house for the price, construction was good, I definitely recommend Dan Ryan builder. Cons: After closing( with in 10 days) I asked site Manager to fix minor issues(cracks on wall, small paint issues) he said he won’t fix after closing

Most of this issues will be explained and report to the home warranty on or before the year ends.

Overall I am very satisfied. I had to follow up a few times with the warranty plumber after I moved in but once I finally got then out to fix a leak they were great. Quality of the workmanship and materials is disappointing. If I can mention this: the garbage and littering on the construction sites currently on my street is extremely bad and makes me really upset. Overall home was ok, workmanship could be improved.

Nothing stands out as special. Labor used is marginal. ie: plumbing, trim work, painting etc.

Quality of the interior paint is poor; if you rub up against the wall it leaves marks and cannot be removed with a damp cloth; the paint feels like a primer, not real paint. I still have blue paint stickers where issues need attention; I was not left with a sufficient amount of gray paint to touch up walls, and the five gallon bucket was empty in the attic. During the walk through; I asked for a landscaper to stake down the new tree in my front yard, because it was leaning to far to the left; it was never done. I wish the quality of the workmanship was better. The paint and drywall work is subpar, all my counter tops and sinks are scratched. For the money the quality should be better.

Several issues for a new home. The water heater didn't run hot, new tree collapsed because not stable and infested with ants,electric plug not able to handle dryer, coffered ceiling cracked immediately.
