The first step to building with Gem Builders is meeting with them to discuss your needs and decide on a floor plan. They will talk about how you want your new home built, both interior and exterior. After all the information is gathered, they will prepare a spec and bid sheet for you which outlines everything you discussed, complete with a contract price. If conventional financing is needed, you would then take this spec and bid sheet to the financial institution of your choice to get loan approval. After loan approval and signing of the construction agreement, they are ready to start building! Furthermore, they have made every effort to make choices about your new home as easy and stress free as possible. They have customer choice forms for you to fill out, and many of your selections can be made in our model home showroom.

Gem Builders is proud to present their newest community, WoodBerry Creek. This community is characterized by incredibly gorgeous homes atop large green lots that start in the low 30’s. The minimum square footage is 1500 for a ranch and 1800 for a two story home. Lastly, this development is located only minutes to Lima’s most popular stores and restaurants and in the Elida School District.
