1) You should at least have a neighborhood in mind when you start developing your floor plan. Some neighborhoods have certain requirements that dictate the size of your home, the exterior materials you use, the pitch of the roof, the placement of your garage, and more. If you determine the specific lot as well as the neighborhood you wish to live in, your architect already has a lot to work with when they start designing your home.

2) You can begin your floorplan once you've picked your neighborhood and lot. You can find hundreds of floorplans online that can serve as a good starting point for you. You can also create something that's completely unique as well. You can start working with nothing at all, a few basic pictures, or a rough idea of what you want the layout of your home to look like. Whatever you have in mind, Ironwood Builders can help you develop the perfect floorplan for your budget.

3) Before bidding can begin, you need to discuss certain finishes. Do you want a composite deck or a cedar deck? What about quartz countertops or granite? What about your baseboards? Does your grill need a gas line? Make sure you take some time to answer all of these questions so that you can receive an accurate estimate for your bid.

4) There are no "standard" allowances or finishes, and your bid is just as custom as your floorplan. Your bid needs to be accurate, based on the specific floorplan and finishes that you choose. This helps you stay on budget during the building process.
