The home is poorly built the carpets are terrible the paint job awful the sitting not a good quality the faucets smell when water is running the garage drywall was installed very poorly not a very good home for the price I will not recommend the builder sorry

Things buyers should verify prior to buying: How many trains per day, is the landscaping included, does finishing the garage with drywall include paint, will there be permanent steps at the back door? The house didn't feel finished when it was transferred to us. We spent an additional $10k to transform the dirt lot into a lawn, which did not include any plants or trees. There is no additional funding in our budget to finish the garage with paint or pay someone to install permanent steps at the back door. If we had known these items were not included, we would have spent our budget differently on the upgrades. We went over our max budget thinking this would be our forever home. While the home is nice looking, it doesn't feel finished. We will do our best to make it comfortable for the short time we intend to stay in it. However, we anticipate a need to reduce the price when we sell it because the landscaping will need a redo on the final grading. There are large areas that are low and stay muddy, preventing the expensive grass from taking root. The street is flooded when it rains as well. There is a concern that the market price will be below the price we paid. There is also very little communication from the association. We pay the quarterly dues, however, the benefits don't seem to extend to our street. The landscape maintenance team doesn't service our yard, the street doesn't get cleaned, and the pond behind our property has stagnant water instead of fountains like the older pond has. ... More

I built my 4th Allen edwin home in late 2022. They’ve left construction debris on my site to where I will have to bring in over a hundred yards of top soil in order ti put in a lawn at my brand new home. If this is not resolved, this will be my last Allen Edwin home built. Brooke in customer care has ruined an otherwise great working relationship I had with them.

Poor quality - paint is not washable and stains easily, poor quality carpet, cheap linoleum to look like wood, windows are cheap, drywall is horrible that my windows were crooked and too thin, customer service does not help with issues and are rude (Natalie specific) and the grading on the yard was not up to code and now I have to put $20k into a yard that they left full of debris. Project manager Brian in Greenville Mi flat lied to me numerous times before and after the buy, air conditioner too small for the house, not enough ducts used bare minimum for everything, closet doors open to hit bedroom doors this is a design flaw charged way too much for the quality of the home. I’m a single mom that thought I would be taken care of with a new home and no issues. Used cheaper appliances than my brand new apartment I moved from. Drainage is a huge issue. Poor water pressure. Watch for the “extras” as simple as a light above a kitchen sink. I was told by the project manager that my slider door was normal and they are a design flaw that the metal to be smashed inside the glass they did repair that after I complained again. The overflow drain in both my bathtubs were not tight and would have flooded my whole house. I only found that out from a friend checking my house. Under kitchen sink was not tight and water blew all over my kitchen. I have a drainage ditch in my yard that is not covered and floods up to my house and a small child could be swept up and die in it. Still waiting on that reply. I was hoping for a much better experience than what I got. All neighbors have complaints as well for the quality vs price. Maybe 100k less and I wouldn’t have be so disappointed ... More

My backyard is ridiculous. Standing and pooling water. I am in the process of selling this house but have not had any luck due to the backyard water. Allen Edwin is responsible for making this right as they should have from the very onset of the building process, however I am now waiting for "weather permitting" in order for them to do anything. It's outrageous and I will never buy or do business with them again. I will also write a Google review and a Yelp review.

Bought the home in 2022 was suppose to get walk in shower because I have back problems but sale person lied about the house!y
