Beazer changed plans with regards to a back fence for the section of town homes that back up to the main road. That should have been transmitted to existing home owners. The individual fences are not attractive and will do very little to provide a sound barrier. Beazer can get saplings very, very cheap form the GA Depart. of Forest and with in a few years the trees will provide a thick sound barrier. I planted hundreds behind another rental to support a step hill at risk of washing away.

The buying and closing were the easy part but once occupying the space was a different story. I would recommend the builders to give the new home owners at least 30 days vs the 10 days for post move-in inspection. Many of us like myself did not move into the house immediately after closing, it was a few weeks later due to my lease and not living in the new home, it's not enough time for the 10-day inspection. I understand there is also a 11-month follow up but if a home owner is given 30-days, it may minimize the 11-month follow up inspection list and issues from occupancy. I have been in my townhouse for a little over 2 months...my biggest disappointment especially for being over $500k, that I can hear my neighbor going up and down the stairs at all hours...I understand that the stairs not being carpeted will cause this but unacceptable for a property over $500k. Also, the way the bedroom is configured with the placement of HVAC vent and cable hook up, there is no choice but one for bed placement in the room so hence hearing your neighbor go up and down the stairs at all hours and whatever they are doing. Having to work from home during this pandemic and working 14-16 hours a day, when I go to bed I want to relax and not hear my neighbor going up and down the stairs at all hours and hear them moving around and/or whatever they are doing. If I had known this I definitely would have NOT bought this townhome. Also, I have noticed poor installation of cabinetry in my kitchen (broken) and sloppy tile work in my master bathroom, paint smears in my hardwood flooring, deep scratches which they could not fix with filler, and sloppy paint job throughout the house which is not noticeable during normal daylight but at night and from artificial lighting. I am also disappointed that there is no additional electrical outlet in the master bathroom, or master bathroom toilet room or stairwells. I am also disappointed that there is no light in the pantry. Also, I think the HOA should maintain the sidewalk portion of the grass area since many residents have dogs and cause urine damage...maintaining the sidewalk portion of the grass should not be the responsibility of the resident. My husband and I are first time homeowners. We moved into the community because it was close to the military base where my husband is stationed. However, from the get go there were issues delaying the house completion date making us close a week later then planned. The concrete has multiple cracks and the front of the house has a chunk missing which has still not been fixed. Cracks in the doorways were never fixed even though they were taped to be fixed, the plumbing was not hooked up under the kitchen sink and to the refrigerator causing a large puddle of water to pool upon move in, I am still missing toilet roll racks and towel rack in both of my guest bathrooms. I have been complaining and put in work orders since July. It is now October. Benito, the care manager makes you think he cares until you complete a survey on him and then you never hear from him again. He makes verbal promises and then breaks them. As a first time home buyer, I am disappointed in this experience and will be sure to never buy a beazer home in the future due to the poor service. ... More

The home buying process was easy and the builder went above and beyond to answer or questions and help whenever we needed it!

Very disappointed with several aspects of the Beazer home buying experience. Most importantly, our brand new $400K house did not appraise for the purchase price. Additionally, I have had to deal with several repair issues — everything from termite concerns to “dead” electrical outlets to a garage door that didn’t seal effectively. I want to love my new home...but I feel like these issues have sucked the joy and excitement out of the home buying process...and, I am left with concerns around the quality and workmanship of this house.

Everything has gone without a hitch. From purchase through move-in, everything has been a pleasure thanks to our sales team and our construction supervisor.

I had a really pleasant experience, so far, with Beazer. The sales person that we worked with was great. She always gave us updates on our home build, and promptly answered any questions we had. The home was done in the time that we were given from the beginning. Now that we're in the house, everything has been great, no major issues. Had a broken tile, but they had someone come out and fix it. Overall, I would definitely recommend Beazer to anyone looking.

The service is outstanding...the sales staff was there to make sure that everything was as promised. The key to this was AFTER the close of escrow. Beazer was there and has been. They have done everything that they told us they would and even gone beyond. I would work with or buy from Beazer in the future.

The house is nice but not perfect. We have had issues with the flooring from day 1 and we are now almost three months in and still no resolution. Builder has the flooring installer look, flooring installer has a QA person look, QA person sends another QA person, who then says it's a manufacturer defect and it will take 6 weeks for a manufacturer rep to come out. Still waiting on that. HVAC is supposed to be efficient single unit dual zone for a 3,600 square foot house. Won't cool the house sufficiently. Have had the HVAC contractor out THREE times and they just give me some song and dance about 17-20 degree differential and it's all working. HOWEVER, when it's 78 degrees out, it won't cool the house lower than 68 degrees, no matter what we set the thermostat to. And a $300 electric bill. Not really efficient!! When it's 90+ degrees, it won't cool lower then mid 70's. Front door knob sticks and threshold wasn't adjusted correctly so it's a chore to open and close the front door. A couple of electrical outlets won't take a plug. No matter how hard you try and push the plug in, it just won't go. They are the the type that has 2 USB ports in the middle. USB charging ports work, but not the regular outlet part. Its discouraging that after buying a new house at this price point that you have to deal with issues immediately and for months on end without any resolutions. Great home and service after closing. Brain was our sale's rep. He was very good in helping us close the deal. Jason was or builder's rep and he was just fantastic! Only complain was about the community HOA management. We had a very bad experience. They don't response and we couldn't get hold of anyone to help access amenities.

Cannot pick the same exterior color of your neighbors next to you is silly and ridiculous. We pay for the house but we cannot pick what we want is suck. Builder explained it is City Ordinance is a lie.

Friendly reps but hard to get a hold of the contacts. A lot of items to be fixed after move in but hard to get correspondence.

Purchasing my new Beazer home was one of the best experiences I've had. The sales agents I worked with at Magnolia Farms, as well as the construction manager, and frankly, everyone in the Beazer organization, has been fantastic to work with, responsive to my needs, and prompt with replies to any questions. I was kept informed every step of the way, and they've continued their excellent support even now that I've moved in. I cannot sing the praises of Hayley, Wesley, Jenn, and everyone else on the team enough. I have a beautiful home in a wonderful community.

Sales process was great, the design center was wonderful, there were several hiccups during the build process, wrong layouts, materials, etc but all were resolved timely and the Beazer team was great to work with. Overall very happy with our purchase.

The house was built with high standards and great quality. Also, the warranty service has been really quick when needed.
