If you’re not happy with the color scheme or elevation of your home ask your agent for a different home even if you have to wait a bit longer to move in. I wasn’t given that option. I was never happy about the colors scheme and the elevation, I felt pressured in making a decision to purchase the home. I was told I could change that one exterior color after closing on the home, come to find out that I cannot, I have to repaint the entire home. It was all a lie to get me to sign that contract and for the agent to secure the sale. No one would take accountability for all the misinformation and no one work with me to make that small change. We have learned through our experience with Casa Fresca, that our home is very well built. The leadership in the Pasadena Point project is outstanding. Any issues that you have during your first move in, is handled promptly and keeping you informed of the corrections needed. We are very happy with our new home and the subdivision. Highly recommend Casa Fresca Homes. We also think the walk throughs are very important during the phase of the building.

When I bought the house I was offered all is going to be fixed. The closing date when we came to the house. The garage has poor paint. All the construction instructions written on the block you can see them under the paint. The sidewalk and garbage cement has holes and cracks. The irrigation sprinklers were installed outside of the property and I still not getting an answer when are they going to fix it. I bought the model house when the first day they told me the house is going to be painted. 3 days later I received a notices saying I bout the house “as is” seeing the purchased price I’m not seeing discount in comparison with the other houses with same style. The team sometimes answers sometimes not and I feel like the bad person of the history just because I ask to get the things repaired. More because the things I’m asking to get fixed are things wasn’t built within the “as is”. In addition I bought the furniture where I was told all that you are seeing it’s included which isn’t true. The overall experience of buy my house at Casa Fresca was just amazing. The sales representative, the lender and the title company worked together to make the buyer process very smooth. I’ll recommend them to everyone that wants to buy a home. Parker

The process was great from day one I wish more could be done on them being a little more professional, but overall most of every dealt with through this was on point.

I first want to say that the home itself is excellent quality and was an unbeatable price. In terms of the home and the neighborhood, we are very pleased with quality and value. The issues we have had revolve around communication, follow through and expediency of issue resolution - which is the reason I wouldn’t give Casa Fresca 5 stars. Once we got close to closing, we started having issues with sliding dates and issues with the CO - not overly unusual in this market, but lots of issues with communication. It seemed like the construction and sales team did not talk and no one talked to our real estate agent. Once we were able to move in, the house itself has been great with only minor issues - but the yard has been a bit of a mess with lumpy side and broken irrigation. Some issues were fixed right away, but we haven’t had anyone look at our irrigation and it’s been over a month since leaking issues were reported. Therefore, we can’t water our lawn and it’s dying. Would I recommend Casa Fresca? Yea, probably for the quality of the home. However, there would be warnings about communication issues and yard expectations. ... More

Casa Fresca was fantastic. They helped find our dream home the very first day that we started looking. They helped with everything from the very beginning and if my wife or I had any questions or concerns, they responded immediately. I would recommend them to anyone that are looking for a new home.

Awfully terrible quality homes, paint is trash it soaks up moisture they used the cheapest possible paint you can find a simple kid stain wiped off with a simple damp rag rubs off dry wall, water stain everywhere from a simple splash if it's oil the spot will never come off, they planted dead trees and grass, door knows fall off first day on the home these absolute trash quality homes and to make things worse the people are even more awful Scott won't fix anything and plays stupid like you don't know what you're talking about stay away from these people don't buy from then ever quality and professionalism don't exist ... good experience from the sales office to the closing day

My wife and I were able to purchase a Casa Fresca home with almost no issues. The entire process was very straightforward and we love the house itself. A few notes though; first, I would have given the "quality" and "trustworthiness" categories 5 stars had it not been for two issues. The first issue being that when we first came to see the house we were told that the first round of mortgages were being offered with a 4.99% interest rate and by the time we got to actually signing the necessary documents we were told that information was wrong and that the new rate was going to be 5.25%. It's still a fantastic deal but it's the principal of the matter, the sales rep admitted she was wrong and gave excuse after excuse of why she gave us the wrong info. The second issue was after about 2 weeks of moving in the downstairs half bathroom toilet kept filling up with sewage when the upstairs tub was running...long story short an underground pipe on the side of the house was completely smashed and no one ever said anything. The plumber who came to repair it said this occurrence was fairly common and told me "sometimes they say something, sometimes they don't and just bury it"(He was clearly frustrated as well). With that being said Casa Fresca was very quick to reply to my repair request and got it fixed in 2 days. The plumber was also very courteous and professional. We also found out the original building manager had to be replaced for a variety of issues but the new manager Rick is fantastic. He's a great guy, very honest and he'll actually take the time to answer all of your questions without getting annoyed so if you deal with him directly you're in good hands. Another note, my rating of "value for price paid" is only a 4 star because ALL homes right now in Florida are grossly inflated in price and has nothing to do with Casa Fresca. My wife and I were pleasantly surprised at the price point of the home and compared to almost everything else on the market right now the value for these houses is exceptional. All appliances were included (great quality GE/Whirlpool) and I was surprised to see they use Carrier air conditioning systems, very high quality. With all that being said, we love living in Pasadena Point and the home is amazing so far. We'd highly recommend buying from Casa Fresca...if there's anything available that is! ... More

We had a good buying experience from sales agent Aubrey, he made everything so easy for us. He kept us updated every single day about the status of the house and the loan, etc Our construction manager Jared is the best! He was able to fixed all the defects we noticed on our initial walk through. Over all, I would recommend Casa Fresca, this is our second home, their house quality is better than our previous builder.

Kayla was so communicative and quick. I was saddened to get in and see all of the corners cut and sloppiness on the building of my home but it was also expected.

Mortgage lender was pretty difficult to deal with. House build quality now living in the house wasn’t really good. Lots of paint over the handles, corners of the floors, sloppy caulking, bad cutting with paint and pretty bad door framing not sitting on the ground flush. Appliances were pushed in place which scratched all the floors. Didn’t notice at the walk as the house was never cleaned then the last walk it was just mopped. Now being in the house dirt gets in the groves and it’s super noticeable. Must say I was a little disappointed moving in but I got what I paid for. Disorganized and lack of communication from construction team. The sales office is very nice and on point but that’s all. Alex and Taylor were 5 stars. Gary my sales person never heard from him after signing my contract and left and went to another subdivision, I didn’t know and wasn’t notified until going in to sales office to look for him one day. Issues from walkthrough still haven’t been corrected and I closed January 31st. After closing still had workers in my home and hadn’t rekeyed my home yet and they actually caused more damage that wasn’t originally there during walkthrough. No one from quality control checked their work afterwards either to notice. Have had contractors scheduled 2-3 times so far to correct issue where I’ve taken off from work only to have the reschedule and no show. Construction guy Brandon who’s supposed to fix issue is non responsive 90% of time and when he does respond never follows up or through with fixing issues. Complained to everyone and no one will give me his bosses number they know of his issues and incompetency by it’s accepted and encouraged apparently. ... More

I just wish your sub-contractors, inspectors, and quality control folks were as good as your salespeople. I have owned 16 homes before this one and must say this is the worst we have ever had as far as quality. The paint is terrible, the electric in the bathrooms is atrocious ( no box for the lights and electrician just punched 8" long holes in wall with a hammer for the wire, now you cannot change the $5.00 light installed at time of build), the bathroom cabinets are nothing more than a base kitchen cabinet. Just overall the worst built house I've ever seen. And of course, getting anything repaired after the fact is a pain as well. My only issues were minor build quality issues and construction manager follow up. I dont feel like after spending $400k+ on a home there would be splattered paint spots on the floor and being told to buy products to clean it up. The house wasn't up to a cleaning standard for a highway motel in my opinion. We had to spend a whole day cleaning after moving in. The home felt rushed in some ways and there are wood squeaking sounds in two rooms. I can feel my foot slighting pushing down the wood as I step over it. Then a representative is educating me that this is normal and it's only fixable after 60+days IF it gets worse. Your sales representatives are great but I'm grateful I have a home. I'm very disappointed with my decision on buying the house with this builder. There were many things that I didn't pay attention in my walked throughs that I have noticed now that I've lived in the house for a month. The warranty department won't deal with those "cosmetic" issues. I would recommend to the people outhere to look for a house that it has been built as, those houses, that are still available for sale, the builder, they make sure that is properly done, versus the ones that they were sold before the house was built, they won't give the same attention as they were sold already versus the ones that needs to be sold. I was lied to when, I decided on getting the house, as they told me, the house was going to be completed in 2 months. It took over six months to be completed, then, with poor finishes. So, after you give your deposit, to reserve the house, you can't backed out. So, choose a house that is already being built, so, you can see how the house finishes were done right. ... More

Very disappointed with the quality of everything. Was expecting something better

The was the worst experience I have ever had. I brought this home and during this time I asked to see a Model because I lived in California. The associate sent me a video of a model home and lead me to believe that this would be my home. When I did the inspection, I asked to have the paint done correctly to my surprise it was not done correctly when I arrived. The wall coverings for the socks were slightly damaged. The master bathroom toilet wasn't functioning. The carpet wasn't the color that was shown to me. This company is still building homes like its 1980. I totally disappointed. I don't understand why the master shower isn't enclosed, the light fixtures over the vanity are very cheap and they gave me 50 dollar sinks for a house that is almost a half a million dollars. In order to sell this house, I will have to put at least 15 thousand dollars in it to modernize this home. It's like they are stuck in a time warp. I was hood winked and bamboozled. ... More

/Not one person I've spoken to, that has moved in actually moved on their date that was first told to them. Everything just seems shady all the time. I need something fixed it is not a construction issue it's a warranty issue. But warranty says it's construction. I was always told "everyone was working hard on getting our family into our house". Just not happy with the amount of mistakes from subs and Casa workers. I won't by my next house from Casa.

We purchased one of the first homes in the neighborhood, the construction process was poorly managed and our interest rate was about to expire forcing us to close without getting all of our issues resolved. There was no follow thru with any of the items identified during our walk thru and then the identified issues became “homeowners responsibility.” The sales staff was nice but the construction process was not well supervised and we are still fighting with getting the issues fixed. I love Waterset but I expected more buying a brand new home that claims to be affiliated with luxury builder Westbay homes. Bottom line get anything in writing and be prepared for delays that are not at all related to normal supply issues. ... More

Still waiting for things to be done after 1 month since my closing . Also didn't receive materials upon move in to go to the pool .. no return calls ..this has been a horrible experience for me as this is my first home . Wouldn't recommend anyone.

Overall the buying experience was a good one. The advice I would like to give to any potential buyer is to make sure you go through the home with a fine toothcomb before closing on your home. Please do not make the same mistake I did. I love my home, and the location but the craftsmanship and materials used throughout the house are not quality at all, certainly not quality materials for the amount you paid. Even though the warranty team tries to work with you, certain things are not covered under warranty. Lesson learned.
