We moved from out of state and trusted our construction manager and our warranty consultant to fix any deficit found on third party inspection or by us upon move in. The walls and paint are garbage. A painter came to quote full paint and said he will not until the drywall and texturing is fixed but the warranty rep said they do not warranty this. However it was supposed to be done after home inspection while in escrow as much of it was noted. We were told all but one owner obligation item was done (adding a drain for upstairs washer) Lawn had to be replaced before moving in and was supposed to be monitored to ensure it grows (it's not been rechecked or fixed as promised). After retiring from 20 years of military service, my wife and I were thrilled to purchase our first brand-new home with Casa Fresca in Lithia, Florida. However, what should have been an exciting experience quickly turned into a disappointing and frustrating ordeal, largely due to the unprofessionalism and dishonesty of our Sales Consultant, Kayla. One of the most significant issues we faced was being upsold to a "premium" corner lot for an additional $30,000. We were led to believe this lot would be perfect for our dogs, and Kayla even assured us she understood the importance of a large backyard because she too had dogs. This made us feel confident in our decision, especially when she volunteered we could extend our fence five feet into the easement without any issues. She emphasized that she had done this several times before and even offered to help talk to the HOA, claiming she had helped several others with the same issue and that it was "not a big deal"—making it seem like a mere formality. We were not able to follow up with this claim unfortunately, because the HOA would not speak to us until after we closed. However, after closing, we discovered that the HOA would not and could not approve this request. When we tried to get help from Kayla, she became unresponsive. When my wife finally reached her via text, Kayla acted like she had no idea what we were talking about, though she had said all of the above claims in front of both my wife, myself and our realtor. When my wife made the point to say we paid extra for the premium lot and inquired how it was still premium if we were losing 10 feet of it, Kayla stopped responding. She never clarified what constituted a "premium lot." It was incredibly frustrating to realize that, despite paying an extra $30,000, we couldn’t use our yard to its full potential. Had we known we would be losing 10 feet of our yard due to fencing restrictions, we never would have chosen this lot or spent the extra money. This was not the first time Kayla misled us. During the purchasing process, she assured us that the house would be ready well before the projected time, repeatedly saying, "The drywall is up, which is the hard part. Everything after this is going to go extremely fast." She also mentioned that she had never had a project take the full projected time and promised we would be in by early June. As we were purchasing from out of state, this information was critical. Based on her assurances, we moved down from Minnesota two months early, only to end up spending around $15,000 on a hotel while waiting for our home to be ready. Those "two weeks" turned into two months, causing us immense frustration and unnecessary expense. We could have stayed in Minnesota, where we were living rent-free, had we known the accurate timeline. I feel compelled to share how deceitful and duped we felt throughout the entire process. Kayla single-handedly took what should have been a joyful experience and turned it into a costly and disheartening one. Her dishonesty and tendency to over-promise and under-deliver made what should have been one of the happiest times of our lives stressful and disappointing. On a more positive note, Andre, who was our Construction Manager. He was excellent. He faced a laundry list of items that were not up to standard that we found in our walk-throughs, but addressed them quickly and professionally. He was friendly, understanding, and communicative, ensuring that our concerns were heard, valid and addressed. Andre was realistic in his approach and never over-promised anything, which we genuinely appreciated. In conclusion, if we had been given accurate and honest information from the start, we may have chosen a different lot or even a different neighborhood. Unfortunately, our experience with Kayla has left us with a home purchase experience filled with regret and frustration. I hope this review helps others make a more informed decision when considering Casa Fresca and doing business with Kayla. My wife and I bought our first home and feel Casa Fresca let us down in many areas. Stand out would be the terrible build quality and workmanship. It looks like they hired middle schoolers to do most of the work. It seems to be an issue across all price ranges and areas of FL so I don’t want to put all of the blame on casa Fresca but I will never buy a new construction again

If you’re not happy with the color scheme or elevation of your home ask your agent for a different home even if you have to wait a bit longer to move in. I wasn’t given that option. I was never happy about the colors scheme and the elevation, I felt pressured in making a decision to purchase the home. I was told I could change that one exterior color after closing on the home, come to find out that I cannot, I have to repaint the entire home. It was all a lie to get me to sign that contract and for the agent to secure the sale. No one would take accountability for all the misinformation and no one work with me to make that small change. Very disappointed with the quality of everything. Was expecting something better

The was the worst experience I have ever had. I brought this home and during this time I asked to see a Model because I lived in California. The associate sent me a video of a model home and lead me to believe that this would be my home. When I did the inspection, I asked to have the paint done correctly to my surprise it was not done correctly when I arrived. The wall coverings for the socks were slightly damaged. The master bathroom toilet wasn't functioning. The carpet wasn't the color that was shown to me. This company is still building homes like its 1980. I totally disappointed. I don't understand why the master shower isn't enclosed, the light fixtures over the vanity are very cheap and they gave me 50 dollar sinks for a house that is almost a half a million dollars. In order to sell this house, I will have to put at least 15 thousand dollars in it to modernize this home. It's like they are stuck in a time warp. I was hood winked and bamboozled. ... More

Corners were cut. Mediocre workmanship. Downgraded fixtures. Cheaply made cabinets. Horrible landscaping. Unresponsive to service requests after closing. Bad service and quality for the price point of these homes.

I’M very disappointed for the workmanship and material , both out sides are very flooded and no body take responsibilities for fix the problem

We didn't receive updates on the building process until after we met with the Construction Manager, per our request. Construction Manager mentioned that the meeting was "a favor" so he showed no interest and a total lack of knowledge of the community because he stated "he was assigned to another community". At pre-closing orientation, we were told that the cleaning crew will clean the house. This was not so. Closing was a nightmare between document's signature and key delivery. Submitting applications for issues to be addressed has also been challenging, as the website doesn't always work. We are yet to meet the Quality Assurance Representative after several appointments the representative cancelled. Casa Fresca is yet to address and fix all irregularities. ... More

I do not recommend this company for a new home purchase.

This is my first home purchase and the experience was not what I expected. I feel the quality of the building is mediocre and the level of customer service is poor. You have purchased the home now any concerns is your problem.

I’m very disappointed with the master bathroom as there’s no place to keep a bath towel and the bathroom has 3 different doors in it and doesn’t get a experience of using a private bathroom. Whoever designed this kind of bathroom is very ugly. Who will keep a towel holder inside a toilet.

I was offered an additional 1% at closing on top of the other incentives to close on the house. My realtor noticed the night before closing that they pulled back the 1% and didn't tell myself, my wife, or the realtors. My realtors notified them and us about the issue and they said they couldn't offer this any longer. This was done 12 hours before our closing and we than had to bring an additional $5,000 to close. Your team lied to us to close and then pulled the rug out 12 hours before closing and didn't even bother to tell us directly. Started out extremely poorly with a lying sales agent who dragged the process in order to back pay their preferred lenders. To finally getting a manager involve to switching to a different agent to close out the sale. Not being able to find a common closing date before being threatened to be charge interest for not closing on their chosen dates was also very another nightmare, I purchased the home from New York flew in for closing and had to drive to Tampa because they could not find time during the dates they gave me to close. Unreal!!!

I had a disappointing experience with Casa Fresca while buying a home. Their services did not meet my expectations due to unexpected charges, intentional delays, and inexperienced personnel. Casa Fresca charged additional fees, including a three-week extension fee, which they knew would be incurred if the process slowed. This lack of transparency left me feeling frustrated and misled. I firmly believe that clear communication is essential in such transactions, and unfortunately, Casa Fresca did not meet this standard. Bad construction bad termination on inside outside , I’m very disappointed with my purchase first and last time I get house from this people .

The financials of this house deal were appalling. The stress factor was a 10. Asking for a down payment, and then more cash weeks later was total madness. This experience was something out of the Twilight Zone. You asked for it, will there you have it. I wouldn't purchase a house again from this builder if it was FREE !!

There’s a Lien out on my house for them not paying the electrician. Promised Grass Cut at closing. Took 6 weeks for something they promised. Promised touch up paint, took a month to get. They have a year warranty, but when you place a work order in, technicians who don’t care are sent and say, “that’s just the way it is.” … why even offer a warranty then?!?!? My experience has felt like a HUGE SCAM!!!!!! I’m in the Military and signed out-of-state.

House is delivered before the expected date but we wonder if they even have a check list to do quality check. We are rushed to get the home handover and seeing issues . When we asked questions they say this is how it works but we feel it’s lack of skilled people at work. They are delivering quickly but quality is doubtful . With in a month time of home owning we have seen water leaks in window , missing accessories have hard time managing those work orders. It’s almost 2 months now, we are sad and unhappy making this choice for our first home!

If I had known of all the issues in this community, I never would’ve moved here. The backyard is patchy sod with holes big enough for my children to twist or possibly break their ankles while running in the yard. The backyard is not graded properly which leads to large puddles in the yard for days after a rain and also consistently soft, wet soil many days after a rain so my kids can’t even sit on the “grass”. Our front door is hard to open and close and the construction manager said it’s because it has a “good” seal even though I can see light shining through while the door is completely shut. The sliding glass door is off track and when we told the warranty people, they didn’t send anyone to fix it. Now we can’t even lock the sliding glass door. We also have tubs that aren’t caulked in to the drywall and cracks in the drywall. The stairs are carpet but still have tacks sticking out of the carpet where my toddler, myself, and my husband have all stepped on them and winced in pain. We were also charged a “premium lot” fee for a water feature and it’s literally a water drainage system that’s JUST MUD!! I could go on but what’s the point? Awfully terrible quality homes, paint is trash it soaks up moisture they used the cheapest possible paint you can find a simple kid stain wiped off with a simple damp rag rubs off dry wall, water stain everywhere from a simple splash if it's oil the spot will never come off, they planted dead trees and grass, door knows fall off first day on the home these absolute trash quality homes and to make things worse the people are even more awful Scott won't fix anything and plays stupid like you don't know what you're talking about stay away from these people don't buy from then ever quality and professionalism don't exist ... Disorganized and lack of communication from construction team. The sales office is very nice and on point but that’s all. Alex and Taylor were 5 stars. Gary my sales person never heard from him after signing my contract and left and went to another subdivision, I didn’t know and wasn’t notified until going in to sales office to look for him one day. Issues from walkthrough still haven’t been corrected and I closed January 31st. After closing still had workers in my home and hadn’t rekeyed my home yet and they actually caused more damage that wasn’t originally there during walkthrough. No one from quality control checked their work afterwards either to notice. Have had contractors scheduled 2-3 times so far to correct issue where I’ve taken off from work only to have the reschedule and no show. Construction guy Brandon who’s supposed to fix issue is non responsive 90% of time and when he does respond never follows up or through with fixing issues. Complained to everyone and no one will give me his bosses number they know of his issues and incompetency by it’s accepted and encouraged apparently. ... More

Lots of issues with the home. Everywhere you start to look into you find deficiencies. Our kitchen cabinets are damaged and not complete. The garage door does not seal on the bottom left corner so we have lots of mice that come in the garage. All of the traps have a dead mouse every morning. The whole hole is just plastered with caulk. Our bathroom floors are not level and dip towards the wall. The baseboards look terrible with a gap of 1/8" between the floor and the baseboards. The cuts are not squared and it seems like a ton of scraps were used to build the interior of the home. It is almost impossible to get a hold of someone to come fix issues in a timely manner. We are still waiting on cabinet and drawers work even though we notified them about the problem the day of closing. I would not buy another casa fresca home ever. ... More

I'm very disappointed with my decision on buying the house with this builder. There were many things that I didn't pay attention in my walked throughs that I have noticed now that I've lived in the house for a month. The warranty department won't deal with those "cosmetic" issues. I would recommend to the people outhere to look for a house that it has been built as, those houses, that are still available for sale, the builder, they make sure that is properly done, versus the ones that they were sold before the house was built, they won't give the same attention as they were sold already versus the ones that needs to be sold. I was lied to when, I decided on getting the house, as they told me, the house was going to be completed in 2 months. It took over six months to be completed, then, with poor finishes. So, after you give your deposit, to reserve the house, you can't backed out. So, choose a house that is already being built, so, you can see how the house finishes were done right. ... More
