The paint in the house is cheap. Can't remove stains without paint coming off. Gaps in sod

Home seems as though it is well-built and aside from minor cosmetic issues, not much was in the punch list. Perfect floor plan for my lifestyle. The lots are tiny unless you can find one on tree-line, water, or culd-de-sac. neighbors are too close only 3' each side property line. The HOA does provide fencing in backyard but again yards are so small, backyard about 10-13'. it feels a little claustrophobic. Lawn maintenance is included; however, easement along fence portion is not being maintained and mowing/edging for lawn maintenance crew is challenge due to standing water, wet ground & lot sizes. Water drainage issues are not atypical for Florida; however, with the yard so small, even a light afternoon rain floods the backyard to where about 3/4 of yard is under water and comes very close to the foundation. Grading is not quite right so the water does not move toward the retention pond. Landscaping package is not my favorite, couole of dead trees noted at closing have not been replaced. We were assured the trees would be 'okay' during final walk-through. Reached out to HOA, referred me to builder, builder referred me back to HOA stating they are responsible for landscaping issues, unfortunately, HOA has ceased responding. Regardless of items noted, we are very pleased with the structure, layout, and quality of the home. Pulte Mortgage made financing pleasant experience, closing was easy, warranty department appears responsive and respectful. Primary drawbacks are small lots and smaller garage space than we are used to and HOA is not super responsive. The price is not worth the quality of the workmanship, finishing and materials

The process of purchasing was really easy and fast. After we moved into our new home, we were very excited. My husband and I worked very hard to move as soon as possible. During the process, we noticed that the house was a little hot, but at the moment, we didn't pay much attention to it. After settling in, we sent a complaint about the A/C because, after testing and checking , we realized that it's something the warranty should cover. We are paying almost 400K for a house, and the A/C does not work? Not even a month has passed when we noticed that issue, and now we have been waiting for more than a month, and we still have this issue. This overshadows everything that was good in the beginning, and my husband and I consider this to be disrespectful. We hope you handle this matter in a better way and a soon as possible. ... More

I thought I was getting a great home but was disappointed when I could not install my winsow shades when I discovered the wind header was split in two and filled with foam which cannot support the screws. Builder has been notified and have done nothing to repair the issue.

Justin the construction manager was very helpful in explaining everything on the date of closing

The community is awesome but I’m already having nasty cracking and water damage in the bathroom due to improper sealing. The wall is literally caving in and I’ve been here only one month. Whoever finished my master bathroom was really lazy

They work with me really well. I really love my house.

Buying experience was great, sales persons was awesome but had 2 major plumbing issue 2nd day we moved in. Material Quality is not as good as we expected but plan is great.

I had a wonderful buying experience while leaving at the home I’ve had some issue that where quickly addressed in a timely manner unfortunately the floors seem sorta cheap and part of the shower head is coming off and the back door gets stuck it hard to open and close but other than that I’ve had a 4star experience

Not please with the project manager but everything else was good p.s need to change the type of toilet paper holders because they don't hold large rolls also need to make gutters standard.

The paint in the backyard is very bad, the siding , isn’t painted well the carpenters didn’t use the headless nails that go in. The nailheads are are all showing around the window sills they used to rough of boards around the windows that should have been sanded & puttied. There are pits in my new siding paint already coming off because it needed another coat of paint. Also around windows they weren’t to good at puttying they just slopped int on here and there. Also why in the world would you put a door on backward? It opens out, the hinges are on the outside of the door,not very safe. The wind catches the door some times when you go outback and takes you with it. Door should open to the inside not out. Also I thought this house was suppose to be for the disabled,? Inside yes but all doors have a good 4 inch drop coming in or going out. My son in law lives here also it is very dangerous to get his walker in or out of the house,because of those steps. I have reported these things to Kevin, and I think he’s trying to fix what can be fixed,as of yet nobody has came to repaint siding or repute hopefully we are on the list. The buying process with Centex was virtually painless, they walked me through every step of the way. The construction manager was awesome and returned my calls when requested to do so. My only suggestion is to pay attention to small details, I didn’t realize the lack of storage as there’s only one storage closet near the master and none for the secondary bedrooms. Also there could be more cabinets and better flooring. I understand the use and said durability of LVT flooring, but the glue doesn’t adhere well and a click and lock system or wood look tile would have been better suited for the home. Aside from these things I am pretty happy with my purchase although the home I purchased was nearly completed when I picked it and wasn’t aware that sod was not included in the backyard and due to the stage in building I was not allowed to add it. We enjoyed working with Lee and other folks through Centex (Pulte) to get the home we wanted in the neighborhood we wanted. Communication could be better throughout the process but it did not hold up our deal or anything. Some of the craftmanship could have been better, but we will see what get fixed when they come out.

Initially signed in 2021 * low interest rates drew me in* took over 1 year to complete. Interest rates doubles by then and no compensation made. Alot of issues were identified in the beginning of build process (framework time frame)which were "fixed" but are now causing issues post move in. Initially, the quality of thr home seemed great. After 3-4 days of living in the home, the real quality was exposed. Doors falling off hinges, toilets backing up, showers clogging, issues with Irrigation system, paint peeling, Hvac..the trim to cabinets seem to be hanging on with tape and glue. The quality and workmanship is very very very sloppy. I've put in claims to warranty and they are slowly addressing the issues. There are constant water leak issues all around the centex side so im waiting for it to start at my home. ... More

Pulte mortgage was horrible, I had to find my own trusted lender for the whole buying process to switch, unfortunately I lost my $7000 incentive when I took that route. Sales staff was great and very responsive and informative. Building manager was great and made sure to handle every concern. Warranty team is also great and very quick and responsive. My only building issues so far that I have seen throughout the whole home is that the walls are very uneven, and its unfortunately obvious. builders did not take their time to make sure walls were straight and it makes me wonder how much attention they put into everything else in the home. ... I just feel that the materials are somewhat cheap I wish they had of used soundproofing board or some type of heavy insulation but other than that it looks great

The application process was weird, it was on a first come first served basis on a established release date and time by the builder, whoever responded to the email first got to but the house. No upgrades or design changes (ex: cabinets, floors/tile, etc) were allowed. House didn't come with backyard sod or gutters. Putting all this aside,the Centex team was great, responsive and on top of their business, they made the process smooth and kept constant communication with us.

Wonderful customer service! Some issues around the house that are pending to he resolved. Was told to put in a ticket on closing day but still pending.

The outside of the home is beautiful. The builder was kind and kept me informed of the process. But as I’ve settled into my home I’ve noticed a lot of discrepancies in the home. My tub has a crack, the tile going to my tub isn’t aligned properly. I have cracks in a lot of places. It’s not an even polished look. This is my second home so I do have a foundation for my expectations. Covid and the market selection definitely is a factor that you can’t be as picky when selecting a home. This is not my forever home so it will do.
