The painter and cleaning crew are sub par

While the homes are nice, ours has areas where you can tell the vendors rushed their jobs and even though things were somewhat fixed before move-in, there is a lot that wasn’t but you don’t notice until it’s too late. You expect your home to resemble the model home to some extent but the finishing work is not even close. While we are happy with our home, there are things we wish we would have addressed before we signed our final paperwork.

Make sure to ask lots of questions during the process & verify the answers they give you are correct. Inspect every aspect of the building process.

House is great. Looks nice and everything functioning properly as advertised.

Rough-in construction went great. Building manager is great but dealing with too many problems: Concrete driveway and garage floor problems, light fixtures come loose from ceiling, tile has to be fixed, smart home issues with front door and kitchen cabinets not installed correctly. It’s almost as their sub-contractors don’t care or get paid more for fixing the problems they create.

The house went up quickly and is absolutely beautiful. I feel like I'm living in a magazine. However, I cannot seem to get any of the repairs completed. I've been waiting for responses to my requests for weeks. People who are supposed to show up for appointments do not.

All the process was good and the house still good looking compare with the blueprint.

Still no sod, living around mud, apart continually being promised it will happen, "next week", for 2 months now. Not responsive to other small issues, got attitude instead of results.

We realize that a newly built house (fast tracked) there are always some problems which are tracked through a punch out list. This is ongoing, as it should be. Several individuals during the purchase of the property have been extremely helpful, and at times now are still a dependable resource. This is not our first house purchase and we expected a more transparent information process, deficiencies are noted and sent up through the proper channels. The problem is the lack of communication from the Project Manager; deficiencies are noted and the Myrtle Beach office tracks and sends a follow up email, but we cannot receive a timeline as to when these repairs are to be made, some have and we are grateful but others are still pending. The biggest cost in time and resources has been an incomplete back yard, this has cost us over $2000.00 and many man hours to take an area from downed trees and stumps to what it is now and should have been completed prior to our move in date. This started with the hiring of a certified surveyor to accurately mark our property lines; prior to our installation of an HOA approved fence. Since the purchased lawn irrigation system was not completed to the property lines, this also has been noted to the Myrtle Beach Office. The ratings given for Trustworthiness and Responsiveness to issues reflect our frustration(s) with the first few months in our new home. The sales process was outstanding and both the sales representative and construction manager were friendly, efficient and responsive. I love the home and the neighborhood. The customer service after the sale has been anything but good. I had a major plumbing issue almost immediately after move in. My yard was dug up and almost 3 weeks later it is still a wreck and I can't get anyone from the customer service department to communicate with me as to when the landscaping will be repaired.

After I moved in I a had a few minor issues and it took weeks for someone to contact after I reached out numerous times.

We have had many problems with the water heater, flooding/water entering the house, screws popping out, and siding coming undone.

The house is perfectly built but it was delayed by a month.

Due to COVID, unsure about responsiveness. Emails are prompt, but nothing has happened yet in regards to following through with repairs. I think builders should conduct the work as though they or their loved ones were living in it. Careless mistakes were made. Minor issues but still a nuisance to wait for it to be made right.

Our building manager Ed Romero was absolutely amazing. He always made us feel like top priority even though he also managed other houses. Warranty team is a different story.

The sales rep was great. I’ve bought centex before where quality and character of the home were more evident. This community was certainly on a budget and with vinyl as the shell it meant upgrades and finishes were basic or non-existent. The Construction manager was kind through the walk through phase and then things change. Layouts of the homes are great overall though.

The quality of the products. When it comes to the trims. Painting and etc it was not worth it. Gray was not easy to work with. If it were issues when I came to him to let him know what was incorrect. He acted as if he was offended when I question him. I closed on the home and shouldn’t have until everything was done correctly. After closing I see things more and more are incorrect. Gray made my experience worse.

I will keep it short and sweet. I had a fantastic buying experience a+. From the moment we fell in love with the house to the closing process went as smooth as it should. After closing we found a lot of issues that should have never been issues, just poor workmanship. From building materials down my drain and clogging up our whole house to the dryer vent being shoved into place and closed for no air to escape, and a gas leak that could not be detected by the plumbers or appliance technician. Trusses in the attic broken and not attached to anything, no electric to the doorbell. These mistakes are proof that the workmanship was poor to none. There was no pride in their work. When workers came to fix these issues, there was a huge language barrier which made it very frustrating. We find ourselves very lucky that we were able to notice an issue with the dryer vent that could have caused a fire, plus the gas leaking for 2 months which could have been a terrible situation. With all these issues already, a home inspection or two may be needed to find myself feeling safe in my new home. ... More

Mediocre experience, small let downs throughout process Builder non responsive

Very disconnected all departments involved in home buying process, lack of a deal management as a whole. Terrible communication between Pulte different areas.

Issues submitted are not addressed timely Example: Emergency call on Saturday November 18, 2023 Major water leak damage to kitchen floor, flex room carpet and molding. Plumber came out Sunday morning, 11/19/23 and says water leak is from dish washer; still waiting for anyone to come out to address.

Pros: Initially, they impressed us with their professionalism, timely communication, and a comprehensive project plan. The sales team did an excellent job of presenting their portfolio, and their reputation in the industry was a significant factor in our decision to choose them. Structural Integrity: The overall structure of our home appears solid. We haven't encountered any issues with the foundation, walls, or roof, which is crucial for the long-term durability of a house. Cons: Finishing Touches: The most significant issue we encountered was the lack of attention to detail in the finishing touches. This is a very cheap house. The workmanship is poor, the fit and finishes are terrible. They put in several hundred square yards of grass, but put no irrigation system and didn’t offer one, although they said they did, at signing. I have been trying to keep the grass alive until I was able to get someone to install irrigation. I finally got it done and now the grass and trees are half dead and I’m trying to recover them. There was no lightbulb in the garage or the garage door opener. There are no medicine cabinets, no hand towel rods, no drawers in the bathrooms, you could drive a truck through the gaps in the locked doors, they used the cheapest shingles, there was spilled paint on the driveway, and in the garage, the cement on the edge of the garage, and the front porch is marred and has overspray, there was a hole. I could stick my foot through behind the dishwasher through to the outside of the house. It has been six weeks and the street in front of my house still has 2 inches of dirt in it, they planted two oak trees, 6 feet apart in the front yard. In 10 years, those trees are going to collide.
