Certain things that should hve been done prior to closing were not dine properly. Two baseboards were not squared. Tile grout had holes, ripples. Tile floor also had some material tracked on to it. This shoud have been noticed and fixed prior to the closing.

Nice home, not the sturdiest built home we have ever lived in.

They will rush making your home and not be at 100% just to close on their time.

Not worth the price you paid

There are some issues noted right before closing. There was lot of miscommunication during this process. Caused some stress with builder representative. I wish that was smooth.

All the home buying experience was going very good until the mortgage consultants started questioning and denying the approval literally LAST minute before closing. Of course, I had to meet certain income to qualify and to decrease the debt ratio. In order to get the approval for the house they ONLY told me I needed to pay off a credit card before closing, which I did a couple days prior closing. Since the beginning my income was good and it was approved, they only wanted me to pay off a credit card. Right after I paid off the credit card, the nightmare began. They said they couldn't approve the loan because my income wasn't enough and the only thing I could do in order to get the approval is that I needed a pay raise, which I did get it the same day they asked for it. Well, it wasn't enough for them, I got the pay raise, paid off the credit card but now they wanted me to get rid of my personal vehicle loan, which I also did before closing. They put me against the ropes in a matter of days before closing. They thought I wasn't gonna make it but I did. The sad thing is that they make you feel like everything is good and going because they schedule you to assist to the home orientations, they send emails about how good your process is going and emails or text messages congratulating you about the new house but in the meantime the loan hasn't been approved. For me is nonsense to do, send and say all that if you don't even have the approval yet. And on top of that, they have you struggling with all these demands in order to qualify last minute. The only good thing and good communication I had was from the community construction manager, such a great guy with a lot of knowledge. Fortunately, after providing and accomplishing everything they asked for, I got the approval. I had to reach out to the general manager though and also, he helped a lot and did way better job than the first mortgage consultant. Manager solved all this nonsense issues in a day. ... More

Some parts of experience were OK. Others leave much to desired.

Overall experience is ok. If you have selected upgraded package, make sure that you verify these in a timely fashion. Luckily I checked so there is no delay. Home is ready on time as mentioned. Nice features included for the package that I selected.

This is my first time buying a newly constructed home. I encountered sloppy workmanship and many issues such as a screw stuck in my garbage disposal, a window that wouldn't open and shut properly and a window that had a bent/broken screen, a leak in the irrigation system with a "continuous water usage" message from the city and a dead tree as a result, two door locks that didn't work with my key, window blinds are filthy with construction dust, the floor is spattered with paint in some places, the floor board caulking is marred in some places, a section of carpet is pieced in the wrong direction, gutters were packed with leaves/debris, water was not available in the first walk-through (builder hadn't paid the bill), water pressure in bath and kitchen on 2nd walk-through was a trickle, yard is a minefield of bumps and low points (grading is not smooth at all.) However, the builder was very quick on responding to the issues brought to their attention, and did place a second gate (their choice, I never asked for it) to gain easier, safer access the electric box and A/C unit. I'm still dealing with the dead tree issue, getting HOA violations because of it, builder won't replace it with other HOA-approved tree. In hindsight, I would be much more thorough and pickier before purchasing a home from Centex. ... More

When I take a closer look at workmanship, I would say I am not very satisfied. A request to take a look at our door has not been responded yet. Front door gap are getting bigger.

A few minor stuff that needed to be fixed, but everything is being addressed. Thanks to the maintenance team for all their work.

You know I talked to my neighbors and all received appliances, but I didn’t receive appliances and I had to buy my own. When I called to see why? They said my purchase had more cash discount. This was not explained to me buy the sales person. Second, our package included a garage door opener but it was not installed. I contacted the service department, they issued a check for $336 to make me happy. I paid a contractor $600 to install a garage door opener. And now I am working with PGP title to receive the original warranty deed, which they claim it was lost in the mail. Not too good guys. You can do better. ... More

Brief, the sale experience with Mike is not positive, slow response, not caring and surprises due to the final walk for the garage paint was not included. Price is not cheap. In contrast, the construction person William is amazing and very professional.

Stressful experience to build a new house.

The quality of workmanship on the house that I bought is marginal at best. I found several light switches outlet sockets that weren’t even grounded. When I went to put in my living room ceiling fan I removed the light fixture and found it was only held in by a half bent screw. I had to remove the whole thing and install a new one and that wasn’t even grounded; so much for quality assurance and inspections. The floor had to be ripped three times. The third time was actually after I closed on the house because they couldn’t get it done before closing, which intern prevented me from moving in for a full week after closing. The driveway is already chipping and has pockmarks throughout it. What ever coating they put on the concrete driveway didn’t adhere properly so it chipped up and created a holes throughout it, surface. I asked it to be fixed and Nicole the Customer Rep, who is WONDERFUL, got right on it and had them come over-and so-called fix them ….now my driveway looks like a Poke-a-dotted surface. The workers that this company employees or subcontracts to do the work, they could care less. Everything is done quickly without attention to detail and sloppily.. if I’m gonna spend $365,000 on a house I expect at least the outlet covers and light switch covers throughout the house to be straight and not crooked throughout the house. I still have yet to fix all those. No, I would not recommend this to anyone…I am very disappointed in Centex. The main thing is, as I was waiting for the house to be finished and throughout the inspection process, when discrepancies were found and requested to be fixed; I was told they were . Since I’m moving down from upstate New York, and quite a few of my phone calls were made from there, my builder assured me that several of these items were fixed, and most of them were, but I noticed that some of these discrepancies were covered up or made to look like they were corrected or simply just overlooked. . I can’t express how disappointed I am in the workmanship on my house. In fact, I’m going to demand that my driveway somehow be resurfaced so that it doesn’t look like a poke-a-dotted surface. This is ridiculous. In closing, I would like to say that I feel very disappointed that I have to leave this type of survey and evaluation. This was supposed to be a pleasant and fun experience. It’s been some-what short of that. I’m the type of person that I want to get what I pay for, it’s not my job to save the builder money. I paid for that. It’s the builders responsibility to provide a product that is advertised at the time of the contract signing and not skimp at the finished product or correcting the discrepancies. I was pleased with my walk through with the developer representative; however, the sales representative was not very responsive to many questions after we were in contract to purchase. I had to continuously email the sales rep begging for information about the purchase and closing of the purchase.

My experience was stressful. My sales person was great until I finally decided to buy. Afterwards, he never responded timely or sometimes not at all. I decided to use their mortgage company and even though I had over an 800 credit score, been on my job over two tears and paid off all my debt I was told I may not qualify and I should not have paid off my debts. That made no since to me. My builder was great and responsive. The quality of paint and carpet is low. Feels like I'm walking on the bare floor no padding. Flat paint that is easily flawed. During the walk through had to have several walls sanded and repainted. The carpet was not tacked down in several places. You have to email for service calls because no one answers the phone. However, they do respond timely to your emails. I love the layout of my home and hope to enjoy it for years to come. If I had known there was going to be 400 plus homes in this Subdivision, I probably would not have bought here and the houses are a little close together. ... More

Initially, everything went smoothly and we were optimistic. However, as time passed, the process became increasingly stressful and unreliable. It felt like we were initially promised the world, but then faced excuse after excuse for why they couldn't fulfill their promises. We discovered that the construction manager had provided false information, and we are currently working with the warranty team to address these issues. Unfortunately, the construction manager's attitude was condescending and made me feel belittled, as if I was being treated as unintelligent or irrational. Furthermore, the sales manager failed to follow up during and after the closing process, showing no interest in our satisfaction. Recently, I greeted her with a friendly wave, but she responded with a blank stare and no acknowledgement, despite making direct eye contact. On another note, the floors are terrible quality. ... The title says it all. I'll never use Pulte Mortgage again. Communication is awful. However, the community builder and the community sales agent were fine.

Flaws that were pointed out during walkthrough - have not been fixed until the day of closing . The builder was running around trying to fix /patch up the damage when I arrived and needed the house clean and ready for movers to move in- the ladder in my living room, opened doors, paint , handyman there . Since it was rushed - many flaws still remained not done ; and now almost 2 months later - it’s not done because the builder finished working in this community and was moved onto another project

Not even 1 month into my new home and multiple drywall and trim issues are occurring as the home is settling I'm a builder by trade and final inspections need tightened up.

I recently purchased home and from sales team it was good and smooth process. From quality perspective and build review it is not up to the mark. Couple of easily visible concrete cracks, mud issue in backyard due to baldly sloped never been taken in to consideration as it should.

So many things wrong. Even thing that were blue taped at final walk through weren’t finished. Have been ghosted by warranty rep. Be ready for a fight.
