My first home buying experience was relatively a smooth an easy process but I wanted something updated and decided to purchase a new construction home. The sales process was phenomenal, Daniel was very helpful and friendly. He remained that way throughout the entire process. Once under contract, it became a totally different story with Pultes lender and the construction manager. While I had been pre-approved by my own lender, I decided to take advantage of the incentive that was offered, if you used Pultes lender. I was uneasy about using their lender based off of the reviews of other buyers, prior experiences. After I was pre-approved, Sandra the Mortgage Consultant was not eager to keep me updated on their mortgage rates. The rates continued to climb and she was not being forthcoming with information about the rate increases. Therefore, I followed my gut and decided to use my lender. I did not want to fall in to their game and end up paying more than I needed. The initial construction manager (I believe Ron) was responsive and emailed weekly updates regarding my homes building progress. However, he left and I was informed By Andrew that he had taken over. Andrew was moody and not customer friendly. He seemed agitated at any questions that you asked and he did not fix all items identified during the final walk-through. My closing was delayed due to the construction manager turning in documents to the county last minute. This caused a delay with my movers and furniture deliveries and costing me additional fees. However, Pulte did cover it and I appreciate that. Upon move in, the microwave didn’t work, closet rack fell completely out of the wall, the window in the master room didn’t fit and when I reached out to Andrew, he basically acted as if it wasn’t his problem anymore (poor customer service and no accountability with him). All in all, I like the home but if I knew the construction process was as going to be a headache and I probably would have selected another builder. But Daniel and the title company and my closer were pleasant and made up for the construction process mishaps where they could. ... More

Garage paint was chipped, brought it up twice and was told someone would be out yo fix it and no one ever showed up. Dryer breaker keeps tripping. House is not of quality for amount paid for

I would advise anyone to make sure a thorough review or walk through is conducted, and areas needing to be corrected are addressed prior to closing. Our overall buying experience was good, it’s the quality and attention to detail, esp. the workmanship which is the problem.

Several issues throughout the buying/building process. While CJ, the sales agent, was great The overall process was cumbersome. For starters we went into contract back in August of 2021 and did not close until May of 2022. This would have been acceptable had the craftsmanship of the home reflected the time spent waiting on the build. Unfortunately it does not. I monitored the progress of the home and each time a trade came to the home they were in and out in a day or two. The trades are still rushing these homes as if they are on a tight build schedule, which they are not. Several quality issues along the way, and although they were addressed, there are things that were done to a poor standard that I now have to deal with warranty to attempt and correct. Our brand new home flooded 24 hours after we moved in due to the test plug in the main drain out not being removed after the stress eat on the home plumbing. Again, another failure of your trades and your construction managers. It then took 6 weeks to get everything repaired, and I am still having to deal with subpar craftsmanship and have things redone with more time spent. I’ve had to take numerous days off of work dealing with all of this and still my house is not back the way it was when I bought it. My family and I are so fatigued from having to deal with all of this I finally told Tim, the warranty manager, to hold off on further repairs just to give us a break. To date I have had repair people in our home more days then not. I’m still dealing with improperly seal glass in my master shower, something they already sent the glass company out to repair, yet it was not repaired. The list of unacceptable workmanship and material goes on and on. More and more things pop up and My family and I are so frustrated we simply don’t have it in us to deal with it all. Several items that were supposed to be done prior to closing were not and unfortunately due to this market I really had no choice but to move forward with closing on this home. If we could sell this home and be done with it we would but unfortunately that is not an option. Although Tim has assured me he will address all of the issues I have my doubts. This is not a knock on Tim but simply a lack of trust in the trades and in your process. Throughout all of this there has been no compensation for all my lost time, the stress this has put on my family, and the overall disaster that buying a centex home has been. I wanted a new construction home to be the first person to walk in and enjoy the home. Instead I’ve been here for a month and it looks like 5 years. The paint is terrible. They used flat paint and every time you touch it it becomes marked in some way. I tried to wipe it off and the paint came off. The plumbing fixture weren’t attached to the wall and the air vents not flushed. A hole in the wall that wasn’t there during the prewalk and still hadn’t been repaired. I understand that COVID slowed things down but this is just poor quality and overall sloppy build. I’m disappointed.

We were very happy with the work done by all the ladies in the finance department. Very responsive to emails and calls. As far as the quality of our home I am beyond disappointed. The longer we are here the more problems I find. In 25 years of construction I have never seen such poor quality. No pride in workmanship by some of the subcontractors. Items on our walkthrough were not addressed as we were told they would be by the time we closed and still have not been completed.

Before you buy don’t sign in any paper for closing Until fixing all issues I am still have issues on my house

They overall finish quality was rushed and detail work was not so great. For the price these house are being sold they are not worth it. I regret making the decision to make this my families first house and if i could leave i would. I am not happy in this house and by what the website reviews show nobody else who purchased one of these over priced fast rushed crappy detail work is happy. DO NOT BUY FROM THESE PEOPLE!!!

Well the sales rep Jermey was great but now I still don’t have hurricane fabric that should have been in the house before I moved in back in mid October. My construction manager Jake keeps saying he’ll get with the contractor but still no fabric. Thankfully it’s past hurricane season.

Broken sewage main line caused by negligence, incompetence, lack of oversight and inspection left us without taking a shower, brushing our theeth and flusing the toilet for one week. Now my driveway is damage after excavating to repair the pipe and Pulte Homes refuses to repair the damage caused. I am not asking Pulte Homes to stand behing the concrete warranty and repair it, i am asking Pulte Homes to replace my driveway because they damage it as a direct consecuence of the sewage line repair. It is a matter of right and wrong!

It wasn't the best experience because of how fast they were in getting it done.... great except you dont trust them and they don't always treat you right... best service came from them at the end as we neared closing.

This builder is not responsive to issues post closing. Updates during build were not adequate.

They use the most cheap materials. For the price I pay for the house he’ll no. I feel like a live in a cartoon house. I’m sorry but is how I feel.

Vendor was no help at all. Lack of information and assistance through the process and post closing was none.

This was definitely not a good time to build…it took 8 months from contract signing to close. Options were not explained in detail when selecting upgrade options.

I felt my sales person Kim was non attentive. Did not contact me during or after the purchase. I had to get the keys to my mailbox. Never did a walk thru of the home other then the first visit .

I have to say that everyone else was absolutely amazing. Roger, Joshua and a guy from Pulte when I did my final walk through with were all amazing. The house is well built, haven’t had any real issues. The people I have interacted with were top top notch people. Except for one, the sales guy named Dwight. First time meeting him was great! Good impression. Promised to stay in touch in regards to the house being finished. It started getting of track when he got my realtors email incorrect. Then it just snowballed from there. He stopped communicating, he didn’t respond to phone calls, texts or emails from myself or from my realtor. We met with him a few more times and she had to yell at him to get him back on the ball. Which he didn’t. Fast forward, I got a lot of incentives for paying cash. I was more interested in another home than the one I wanted. My realtor talked to Dwight and he absolutely REFUSED to honor the online price of 289,000 plus my incentives. He kept telling us it was 297900. The website CLEARLY had it listed at 289,000 and I even sent a screenshot and was given a bunch of excuse from him and his manager that they won’t honor the price. If they would have, I would have bought it and would be happy. Now, because that house is next door to mine, I see it constantly and am reminded of Dwight’s shady business practices. It finally sold the other day. For $249,000. Two grand more than what I paid for my house. I’m so angry that I’m planning on moving next year. Never want another centex house. Sales - laughable, multiple errors. Once you sign the paperwork, he has no interest. Thanks for nothing Tom and if you knew your stuff, the home was advertised with gutters. Our PCO NIck, is fantastic and really cares about what he does and how cuustomers are treated. He restores credibility for the organization.

Lenders are not professional enough for the financial process of buyers lives while they work through the process together so use outside funds for this neighborhood

The initial process with sales person was great. He was very helpful and answered my many questions. Unfortunately after I signed the purchase contract things started to go down hill. I needed house insurance that process went through the team, not a good experience. everyone wanted to help but that did not happen. The left hand did not know what the right hand was doing. As far as repair requests and promises That did not always happen. I was told one thing and that did not get done or got forgotten. There were many things that did get done but not easily. workmanship on the detail inside work was of poor quality. Some of the team were great, but not easy to get things done if everyone is not on the same page ... More

I was told by my sales representative that I would be able to afford a house in Davis ranch at the end of January. Of course I knew that could change based off of pre-approval and actual approval. Fast-forward to March I'm told that I can only afford a house in a different community. I was told that I would be able to keep my 4.25 rate that was promised to me but after speaking to my loan consultant she said that that was not communicated to her by sales. Unfortunately but thankfully she was able to get me a 4.75, but the sales consultant shouldn't have promised me that rate nor should he have said that it was "obviously a mistake" and that there would be no concessions since "we've given you so much already". ... We originally were supposed to have our house completed in the very early summer when we signed our contract but that got pushed and pushed until October. Not to mention we moved in with trades still painting the exterior of our house and the lawn still being laid. There was numerous times we had asked if something could be fixed or done and got told yes, just to find out it was either not fixed, or fixed with minimum effort (usually shooting a bunch of caulk or silicone at the problem). We had about 3 items that we immediately submitted to warranty after moving in because we had told the CM about them at least a month in advance and they still weren’t fixed. I watched many of the trades work on my house and I can tell everyone that it’s largely in part to just the standard of quality these trades hold for themselves. I’ve walked behind painters and told them spots they missed before. And that’s not something I should be having to do as the buyer. List of problems we had, or are still having: Lawn (they laid the sod and never rolled it or completely just didn’t put sod down in some places. My lawn is so bumpy that it’s difficult to mow and I’m now periodically buying sand to level my yard.) Walls aren’t square. Some of the shorter lengths of walls, it’s very apparent that the drywall and studs are not square to opposing walls. 2 sheets of drywall have become visible through the tape, mud, and texture of the ceiling. There was a piece of trim I could fit my hand behind. There was a piece of door trim that was so far away from the floor that you could feel a draft when you put a hand next to it. Then when they put the door trim on, the painters forgot to paint both sides of the door trim, and they got paint on my floor that I had to scrape off. Lots of our exterior siding had cracks where nails were put through too hard. We had a roof leak almost immediately. Not to mention that you’re putting 300k+ out for a house and you get zero options. You get it as it comes. Then the HOA this builder has chosen for this area doesn’t even send you mail to set up your accounts but they will drive the neighborhood at least twice a month and fine you for your trash cans being in front of the garage door. Overall super happy with the amount of home I got for the price, love the location and my neighbors. But the quality is not up to standards. Make sure to hire inspectors for framing and final walkthrough. Best of luck. ... More

The night we closed, about 20 minutes after we walked into the house for the first time, I found a leak in the wall. Supposedly there was an issue with a piece of the back siding, so the hose bib needed to be removed in order to complete repairs. After the hose bib was replaced, it wasn’t screwed back on tight enough so water was leaking in the wall for an unknown amount of time. Drywall was damaged, insulation was soaked, and a considerable amount of water was seeping up from under the floor which was how the leak was discovered. Subsequently, the floor in the entire house needed to be replaced. It took exactly 1 month for all necessary repairs to be made which was an unacceptable amount of time. Granted, everything got finished, but the lack of urgency displayed to us when it came to getting our issues taken care of was very disappointing. ... More

I love the layout and the finishes on my new house. Unfortunately, I’ve been in the house for one month and the microwave and sprinkler system have already had issues. There are raised paint dots all over my floors that were not cleaned up and also missing grout in several places, as well as weather stripping that has already started to come off the doors. I really liked working with Lily, she was attentive to the issues I had before I closed. She is very knowledgeable and quick to respond to any issues. I had a shelf put in by the trim carpenter in one of the closets, the original bar was taken off the wall and moved and a new one of a different color was put in. We were not given paint samples so I cannot cover the large patches of drywall that were stripped. The most recent concern is that a work truck from the Centex home next door, drove over my sprinkler system, which now is not working on that side of the house.
