Every thing looks good and beautiful

This my third occasion having a new home built and this is my best experience since 1989. All discrepancies, if any, have been attend to. The builder seems to be quite thorough.

Katie was very helpful when we got to pick things out. Reid was our go to guy every step of the way he kept us well informed weekly with pictures and updates since we were out of state. We have a list of minor things that need to be done but Reid has been scheduling the work to be done. We were disappointed in the settlement no one from the builders office came to meet us and go over the warranty or the HOA we felt it was a little impersonal.

Overall good experience. Having issues getting product in still after closing and it’s a ghost town hearing back for follow ups. Recently other builders around us hit our septic line and now we’re stuck going through the warranty process and it’s been a headache. Things happen but starting to get a feeling once you close they don’t care anymore!

We really love the end result of our new home!

My interaction with Kyle H, my building POC was amazing. Any issues were/are being addressed.

We really like the community we live in. The Hampton model is really nice for us. A couple of small issues that could be improved on. 1. When asked about pre-wiring for ceiling fans it was not clear and we expected that there would be electrical for overhead lighting for the rooms we didn't choose this option, but there isn't. 2. I was very dissatisfied that Centex would not allow insulation to be installed as an option to the interior walls for sound insulation between rooms. 3. It would have been nice to have a water line run from the kitchen sink to behind the refrigerator so an under sink pure water system could feed the ice maker. ... More

Everything about my build was AWESOME! I loved every step, right up until the end. I went in to do some tape for drywall issues and then again... And again. Closed on the house and that afternoon drywallers came back because they missed spots that I had taped 10 times before. I talked with my neighbors and all of them seem to have the same feelings that the drywall is poor quality. I took one star off quality and value because of the poor drywall. The drywall is the finished surface indoors and seeing blemishes, bubbles, lines, divots, etc bring down the perceived value.

I had a great experience - any issues I had during the build or after closing has been addressed.

We had several issues concerning our side & rear yards regarding the landscaping, drainage, etc. These issues go back to the week of March 13th, when we walked our property w/Justin since Chaz was out for Covid-19 quarantine. As of last week, we met w/Chaz & Baytree Landscaping & hope our yard issues can be resolved this week per Chaz & Baytree.

My experience with Centex was better than most due to Kim & Travis. Kim, my sales person was exceptional. She was very professional & went out of her way to help me bring this to fruition. Travis, my point person for the building of the home went above and beyond to correct any issues with the home. He truly wanted us to be happy with our home. I would give them both 5 stars if that was an option. The reason "Trustworthiness" got only 1 star is because one of the sales supervisors for Sanctuary Cove tried to cancel my ratified contract prior to the expiration date of the contract which was quite shocking and upsetting. With regards to workmanship, It was disappointing to realize Centex does not finish the walls in the garage; and I don't mean painting. The homeowner has to first spackle & sand the seams to finish the walls if they want to paint the garage. Centex also disappointingly installs smaller interior doors than most builders and the quartz for the kitchen counter tops is very thin. They provide no towel bars, toilet paper holders and there are no knobs on the kitchen or bathroom cabinets. Most would not consider these things as "upgrades" but rather standard items. Centex also installs their sod right up to the house instead of leaving a "bed" area around the home between the sod/lawn and the foundation. Centex might consider either just increasing the price of the home a little and provide these things or at least offer them as an option to the homeowner at an additional cost. What will it be next; homeowners will have to provide their own light bulbs and door knobs? The pandemic is over, the supply chain issues are no longer so maybe it's time to go back to the days of offering home buyers some options without having to go the route of a custom home. ... More

Some things like having to rework work that was already completed made the experience sour. Some issues are still on a waitlist to be completed.

Prior to closing everyone was quick in responding to emails and phone calls. Once we closed it became hard to contact builder. Thanks to our buyers realtor we had answers to questions and issues. We are still waiting for all issues listed prior to closing to be resolved. Buyers should consult a buyers realtor to help in looking for issues prior to closing. Several items that were observed after closing cannot to corrected. Buyers should go over their build carefully prior to closing.

Due to COVID, unsure about responsiveness. Emails are prompt, but nothing has happened yet in regards to following through with repairs. I think builders should conduct the work as though they or their loved ones were living in it. Careless mistakes were made. Minor issues but still a nuisance to wait for it to be made right.

Allica was a great help, being we were moving from a nother state Repairs upon walk through were noted by both my son & us. They were to be fixed prior to closing. We did not walk through again. After closing we went to the house and repairs were not done. Spoke with GC about repairs and higher ups by text messages. It has been 2 month with dry little done

Our builder Race was responsive to our concerns and tried his best to accomodate.

Our salesperson and field manager were excellent. But the craftsmanship leaves a lot to be desired. Even after two walkthrus the contractors only accomplished approximately 60% of what was pointed out. The painters have no idea what a straight line looks like and the sheetrock crews use their fingers to smooth caulk.

The workmanship on my roof was horrible, leaving me with a lumpy, bumpy roof. I informed them immediately, but they waited until a few weeks before closing to send the roofing supervisor out. He refused to fix my roof and admitted the plywood probably got wet during construction. I had to hire a private inspector with my own money to document the damage. Finally they agreed to repair it, but it is still very noticeably bumpy, and now shingles have popped up. Also, my oven drawer is crooked, and that was noted before closing, but no one has come to fix it. The HOA company is still under Centex, and we are having lots of issues with their not doing their job. Our mail station has no place to park, and that is very hazardous as cars park on the road on the main road in, causing congestion AND violating the signs that say NO PARKING ON ROAD. I had a good Realtor Emma, with Centex and a good building supervisor, Kyle, but overall I am unhappy with my roof and over. I had to get a plumber out because the drains were clogged with building debris, but Centex handled that. It should never have happened,, but the workers don't seem to care during the building process.. There is construction on either side of me, and they get debris in my yard that I have to pick up nearly every day. This should not happen. ... More

Nice home, not the sturdiest built home we have ever lived in.

The title says it all. I'll never use Pulte Mortgage again. Communication is awful. However, the community builder and the community sales agent were fine.

Super rushed thru the closing. Numerous issues to be addressed. Virtually no communication even though I was promised to be kept updated. 2 months after closing & still issues unaddressed that were to be fixed/etc before or very shortly after closing. Even was given a certificate of occupancy despite the heat not working. Too many houses, too few ppl for the workload, too focused on only money, and the laborers' work is neither inspected nor up to par for new construction in that price range.

Who doesn’t love buying a new home, build from the ground up. Seems that the process was more stressful than I could imagine, even with a buyer agent involved. I love the home, even with some decorative flaws. The sales team members did make me feel great about my purchases, however, I wish I would have consider additional add one for better living. If anyone can afford it, get ad much done as possible. The building proved to need more checking and questioning. The communication could have been better, as I was met with some condescending responses. I’m a new home owner and I should not have gone through some of these uncertainties get me stress. Great idea to have an outside inspector, which I did, but you only know what you know before the 30 days expires. ... More
