Home turned out great

30 days to find all issues not enough time takes a long time to get unpacked for some people

Pulte/Del Webb did a good job building our house. There were a few issues but our Field Manager, Brandon, got the work scheduled and is getting us done. There are some communication issues between Sales and Construction could improve so that the Buyer understands the building process better,

Our overall experience was positive largely due to our sales consultant, Mark M., and our wonderful field manager, Nick. The “prices” are reasonable—BUT the cost of options to make the house livable is outrageous. The lack of complete sheathing in the framing stage—the Pulte process—is of concern to us. Even though Pulte Provides dumpsters, the construction lots are a mess—we are constantly picking up trash blown into our yard. Workers throw down food scraps, plastic bottles, and trash. If they can’t put it in the “construction only” dumpsters, provide recycling and trash containers!

Recommend a home inspection be done during or after construction

Overall we are pleased with the home build. If there is a negative I would say that the strong demand within Sun City Festival has lead to a shortage of trades for the work and it sometimes reared it's ugly head with either delays or sub par work. Ultimately everything was made right shortly after close and it is a lovely home.

Nick is a great representative for Pulte during the build process.

It has required multiple visits to resolve a couple issues. Love the layout of the house and 98% of the construction went smoothly. Our construction manager Mike has been very helpful trying to resolve a couple of issues. The subcontractors have required multiple visits on a couple issues that Mike assumed the would schedule and take care of the issue on a single visit. The house overall has met our expectations, this being the 4th house we have constructed in the Phoenix metro area.

Elaine, our salesperson was awesome. Our project manager for the construction, Mike was very helpful and took care of concerns promptly. Love our new home!

Our experience has been a good one, this is the fifth new home we have owned. This has been the best build we have encountered so far.

Understand you contract before you buy.

Pulte comes out with a survey almost immediately after you move in. Be sure the "punch list" is totally remedied before you rate your foreman.

Some materials not top quality, as in baseboards, etc. Floor tile installation adequate, but not wonderful. Walls not even and/or level. More choices with hardware/faucets/light fixtures. Overall a beautiful home but I have had experience with private builders with better outcome!

Very happy with the quality of our house. Everyone was very responsive durning the build process which was very helpful as we were not in the area.

Excellent customer service for issues.

We love our home and appreciate the guys who responded to take care of the items that needed tweeks. All were suberp. Only issue I have is with having to install a R/O system to our kitchen sink and frig. We were informed by our field manager, which I was very grateful for, after we purchased would have like to have been told upfront especially since I specifically asked prior to buying.

I was happy to have had someone living in Sun City West that could keep track of the process. There were some issues that needed addressing in my absence as I was selling my home in Wash State until I moved down in late July. I enjoyed meeting my Project Mgr and consider him a friend. I was disappointed however. I had my Realtor Rep with me as well as my friend from SC when I made my selections at the Expressions Center. I had selected to be able to pick out my granite. I was excited to get the call to come down and select it. As it turned out, it was not put into my contract. I was also not aware at the time of selection that it would cost me $800 to do this. I had my representative select it as it was unable to return so late in the game and in the midst of my sell of my home and moving. I would have agreed. What disappointed as well, was that I was charged an additional $200 to make the change in my contract. It was not my fault that I WAS NOT INFORMED OF IT at the time I completed my contract selection..I was living out of state and returned for this meeting. I called Expressions to ask why I had not heard from them regarding my selection of granite . Both of my witnesses at the expression center said they heard me say yes to granite selection and nothing saying it would be additional $800. Like I said before, I would have agreed to that as it was such a special purchase. Aside from that, someone tried to rip my fire insert out after it was put in and before the house was secured by locks. Facing was found outside in the dirt! I had to insist that a crack in my foundation running full width of my house be sealed. I had electrical outlets placed in wrong places and EVEN had some covered up by the sheet rock contractors, which was missed by foreman!! Broken window by workers took weeks to finally get replaced. The quality of craftsmanship is not what I thought it would be and what I would expect from the wonderful advertisement. I was frustrated with the sloppiness and poor work done on my ventilation system . Crooked not centered off center. The quality of some the subcontractors is suspect and need to be addressed. Numerous owners around have complained about the work on their places. I hoped I wouldn't have problems but that is not realistic. I expect that the warranties and customer service be top shelf. I realize their is a lot of homes going up! I think the project Managers have too many to handle to be able to produce the quality that you expect. My previous home was custom and I enjoyed it for 23 years. I am going to enjoy my home here but hopefully my feedback will help you to do a better job of selecting contractors, thank you ... More

We are overall very pleased with our new home. We do have issues but they are being taken care of.

We moved into our new home August 20th and immediately felt at home. Nice neighbors, good house and great location. Definitely a winning combination...

Stay on top of the paper work

Initial Purchase When we first walked through the model homes, we were surprised at how great they all looked, and after a lot of discussion, landed on the Sanctuary floor plan. It will make the perfect retirement home for us. The Del Webb (Pulte) agent was helpful, knowledgeable, and friendly and led us through the process, addressing all our questions. Design Center The design center appointment is extremely important, and though long, it was fun. There are so many options from which to choose, and our consultant helped us determine the best choices for our vision. Can't stress enough that before you go to the design center, have a vision and a plan for how you see your new home's style. Build Process We were out of state during the build so relied heavily on the weekly updates from our field manager (from Del Webb) and our realtor. Our field manager did everything he could to answer our questions, ensure the build went as smoothly as possible, and that the home met our expectations. And when it wasn't right, our field manager did what he could to get it fixed. This process was also helped by weekly photo updates from our Del Webb agent and our realtor. Final Inspection This took longer than we expected. Mostly because we expected better from the painters than what we received. It wasn't awful, just didn't meet our expectations. I'm sure they weren't happy to have to come back and see all the painter's tape on the walls of spots they needed to fix. We know and understand they are over-worked and rushed. I'd encourage them to slow down and do it better the first time. We were also disappointed that he house wasn't as clean as we should receive for a new build. The tile floors had stains and spots; all the window slider tracks were caked with dust and dirt; the HVAC filters were the same; even a couple grimy hand prints on the wall. Not the end of the world, but certainly below expectations. We had a tile and stone company come in and clean and seal the tile floors. We had expected that would be done as part of the purchase. Value Overall, we definitely received a great value with this home. It's fantastic and we are happy we bought it. I love my house. More timely attention to some issues would be better. Feel somewhat on the back burner now that we've moved in

Pay attention to location of light switches and which lights they operate, some on not placed where you'd expect them. Circuit box is going to be located on the exterior of the house and only generally gives you an idea what each circuit covers, (switches, outlets, etc.). The kitchen water supply (to refrigerator, sink, dishwasher) is separated from the water supply to the rest of the house. If possible, visit construction frequently and ask questions.

So far Pulte has responded to and repaired the small things we have found needed attention.
