We are still left with lots of little repairs that need to be done and talking with our neighbors we are not alone.It would seem that with this building boom that’s going on in festival that selling and building fast has taken priority over doing a good job.

Blown away by the lack of respect from one trade to the other. They come to fix a problem and create another one. Our superintendent went silent on us. If he spend more time addressing issues and less time begging for good surveys we would have been able to write a good survey response. Very poor workmanship throughout. Great community though.

The quality of workmanship is far from satisfactory. The house was not cleaned properly prior to owner possession. Numerous issues with the finish work requiring constant contact with the Field Quaility Manager, as well as the Customer Care Office. Appointments scheduled and the Trades do not show up or call, with total disregard for the home owners time waiting around all day for a no show. Buying a new EXPENSIVE Home should be a pleasant experience. I wish I could say that about the purchase of this home.

Overall we very pleased with our new home. Everyone we dealt with throughout the process was polite and responsive. The reasons I didn’t give 5 star ratings are as follows 1) the loan approval process took way too long. We were told 4-5 weeks and it ended up being close to 12 weeks for a conditional approval. We also felt that we asked to verify and reverify financial information that had been submitted previously. 2) We did not feel that there was a lot of communication during the construction process until toward the end. 3) We did our final walk through and noticed a few minor things ...

Our final inspection revealed a defect in the ($8000) waterfall island countertop. Replacing it would have delayed our closing, and with our rental deadline and movers, that was not an option, so we settled on a $500 food voucher. Pulte could have worked with us on that. Disappointing. While gutters were being installed after closing, 12 cracked roof tiles were discovered. One of the bathroom sinks has come loose from the countertop. Our Sales rep was extremely helpful and kept us informed throughout the process. We felt the building took much longer than necessary, if it weren't for our Sales rep we wouldn't have known where things stood. We were out of state, once here things started progressing. We have a few issues, some response times are ok, others lacking and we are still waiting for items pointed out in the walk-through.

If you put it into perspective that 'no house is perfect' and make the decision to accept the disappointments and focus on the better, I think the overall of the house is good. I wanted to point out that in picking options process for your house was both fun and with anxiety. The two options I need to address were changing primary bedroom to a 'bow window' in which would enlarge the width of the room. My goal was to have at least 1.5 to 2 feet extended in center of the bow on the inside of the room. But by the time I discovered from the Pulte sales agent that the bow window only extended ...

This is the second new home I have had in my life. While the process during the build appeared very good, with decent communication, the process following the close of escrow has been average at best. At first, there were small things like the fact that obviously the subcontractors, who are simply going from one house to the next, were more interested in getting the job done rather than taking pride in their work. Although our inspector said that for a Pulte home ours was above average we still had lots of issues. Shortcuts were taken, poor workmanship, and lots of waiting for warranty services (not with contractors but Pulte coordination). I felt that we were coerced into giving good ratings because staff told us that their jobs were tied to it and in one instance we were told that if we couldn't give a rating of 10, not to rte them at all. WHAT??

I love my home design. It is designed for the way I live. Unfortunately throughout the build process we were presented with quality workmanship undermined by slipshod work that impacted overall quality resulting in the tear out and rebuild of the master shower after we moved in because a nail in a water line. Paint drops everywhere on my new floor and outside stucco is rough, uneven and been reworked. However, response to the water leak was timely.

Jerry our selling agent was very efficient and helpful throughout the whole process. The closing process went very smooth. Richard the construction manager was very helpful as well with dealing with issues we found during the walkthrough.

Never again with Pulte. Purchase and sales agreement said home would be completed for possession by December 2022, January or February 2023. We did not get possession until April 18, 2023. Yet spec homes where completed and available for purchase. While our home and others were in various stages of construction. Neighbors were disappointed too. Pulte needs to be up front with purchasers. It costed us several thousand dollars more with other vendors because of Pulte delays in construction. Nervous about the viability of the roof

We were told our home would be done by sept, Oct or Dec but was not finished until April 15 which ended up costing us a lot of extra money for rent, 2 furniture moves and storage. Also, the wood on our roof was left uncovered through many rainy days for five months before it was finally covered. We are very concerned about its condition. The final product seems to be ok but I am concerned about problems in the future.!

It would be beneficial to buyers if it was explained that you have to put at least another 30 - 40 grand just for landscaping, blinds, refrigerator, washer and dryer. That you make sure you look at everything during the walk through. Don’t sign off on the premium house before that. Hold your breath getting someone out to fix something in your premium home. The neighbors are nice the setting beautiful. I would have been happier to just pay $50000 more for the home and had everything done ready to go.

We had to trade for a spec home as the house we chose would not be ready as promised. Our lease was up and rent without a lease was an additional $800 a month. So I did not get my farmhouse sink and a couple of other upgrades I selected. But we do like the home we ended up with.

My biggest complaint is that my home took 14 months to be built. I know the supply chain and manpower issues impacted the build, but I was told it would take 6-8 months. Then, the communication with the field managers was not what I had expected. Lastly, during our final walk though, we mentioned several items that needed to be fixed before closing. We were not able to move in for a few weeks after closing but when we did, we found that the items needing attention had not been touched. They still haven't been fixed.
