problems and changes to HOA rules

The HOA increased monthly dues w/o notifying prospective buyers. changed rules to home ownership and contract. pulte did not finish courtyard created additional expenses. When buying into community have about $20K available for landscaping and other costs. the hoa rules now require homeowners to have landscaping installed 90 days after move in\-a change from original hoa rules sent to me upon contracting that stated plans must be submitted 90 days after move in. The buying process was easy.

We had a great experience watching our new home being built. Our field manager, Anthony, was exceptional; responsive, funny and really easy to work with. Now that we have lived in our home for a month, we are really enjoying git. I would say, however, that there are a lot of little things we’ve noticed,such as paint spotsn carpeting, small gashes in doors Gotham haven’t been painted over, spots of glue or other substances on the floors and a drawer that already fell off it’s track. We love the house and really thought we were buying a quality home from a quality builder and why we spent over 100k on upgrades but what we didn’t realize was they couldn’t execute the standard features of the home, much less the upgrades, We should be able to run our dishwasher and turn on our disposal at the same time, but we can’t. The process from beginning to end was a great experience, with the exception of return communication from the design team after we purchased our extras, and the final walk through process was a disaster. You would think that the finishes would be a high priority, since this is what John Q Public sees at closing, it is what is looked at in order to accept the property. Overall we love our home. There are so many things that easily met our expectations. Our concerns our 1 - the quality of the paint inside is terrible. They should have used some kind of latex paint. They used a flat based and every little things that touches the walls leaves marks that need to be washed down. 2 - we had our walk through 2 months ago and still have several things not resolved. I am now leaving voicemails with no response. Very frustrating because we just want to move forward.

The builder has low expectations and standards. Builder is focused on building fast and NOT on building a good quality production home, that is too bad , they have some Awesome floor plans. The trades are pushed to get things done FAST, so they are either unable or unqualified to do a good job. It has been over 30days since we completed our 30 day list of things to be fixed and the only response was we will schedule in the next month or two.

Blown away by the lack of respect from one trade to the other. They come to fix a problem and create another one. Our superintendent went silent on us. If he spend more time addressing issues and less time begging for good surveys we would have been able to write a good survey response. Very poor workmanship throughout. Great community though.

The quality of workmanship is far from satisfactory. The house was not cleaned properly prior to owner possession. Numerous issues with the finish work requiring constant contact with the Field Quaility Manager, as well as the Customer Care Office. Appointments scheduled and the Trades do not show up or call, with total disregard for the home owners time waiting around all day for a no show. Buying a new EXPENSIVE Home should be a pleasant experience. I wish I could say that about the purchase of this home.

Overall we very pleased with our new home. Everyone we dealt with throughout the process was polite and responsive. The reasons I didn’t give 5 star ratings are as follows 1) the loan approval process took way too long. We were told 4-5 weeks and it ended up being close to 12 weeks for a conditional approval. Our final inspection revealed a defect in the ($8000) waterfall island countertop. Replacing it would have delayed our closing, and with our rental deadline and movers, that was not an option, so we settled on a $500 food voucher. Pulte could have worked with us on that. Disappointing. While gutters were being installed after closing, 12 cracked roof tiles were discovered. One of the bathroom sinks has come loose from the countertop. Our Sales rep was extremely helpful and kept us informed throughout the process. We felt the building took much longer than necessary, if it weren't for our Sales rep we wouldn't have known where things stood. We were out of state, once here things started progressing. We have a few issues, some response times are ok, others lacking and we are still waiting for items pointed out in the walk-through.

If you put it into perspective that 'no house is perfect' and make the decision to accept the disappointments and focus on the better, I think the overall of the house is good. I wanted to point out that in picking options process for your house was both fun and with anxiety. The two options I need to address were changing primary bedroom to a 'bow window' in which would enlarge the width of the room. This is the second new home I have had in my life. While the process during the build appeared very good, with decent communication, the process following the close of escrow has been average at best. Although our inspector said that for a Pulte home ours was above average we still had lots of issues. Shortcuts were taken, poor workmanship, and lots of waiting for warranty services (not with contractors but Pulte coordination). I felt that we were coerced into giving good ratings because staff told us that their jobs were tied to it and in one instance we were told that if we couldn't give a rating of 10, not to rte them at all. WHAT??

I love my home design. It is designed for the way I live. Unfortunately throughout the build process we were presented with quality workmanship undermined by slipshod work that impacted overall quality resulting in the tear out and rebuild of the master shower after we moved in because a nail in a water line. Paint drops everywhere on my new floor and outside stucco is rough, uneven and been reworked. However, response to the water leak was timely.

Never again with Pulte. Purchase and sales agreement said home would be completed for possession by December 2022, January or February 2023. We did not get possession until April 18, 2023. Yet spec homes where completed and available for purchase. While our home and others were in various stages of construction. Neighbors were disappointed too. Pulte needs to be up front with purchasers. It costed us several thousand dollars more with other vendors because of Pulte delays in construction.
