Home turned out great

30 days to find all issues not enough time takes a long time to get unpacked for some people

Patio roof area is a single sheet of roll roofing. No insulation in garage. Run gallons of water to get hot water in kitchen, tankless heater not designed for whole house.

In general we had a good experience. The only issue is that they do not have the ability to do any custom details beyond their normal options.

Some minor issues as expected. Job super was outstanding!

Check all doors, cabinets and garage doors. Too many chips, cracks and spaces in cabinets walls etc. Noises when closing the garage door. When you do the walk through, prior to signing, take the time to look carefully at the entire home. If you see inferior quality workmanship and the poor condition of doors and cabinets, say so.

The real base price includes the cost of the lot which is NOT included in the advertised price. We are still very satisfied with our purchase. After taking ownership of our home, it takes too long for vendors to come back and fix what is broken.

Our first construction manager didn’t even contact US until after Sheetrock was complete. The second one was fantastic right up to final walk through, after that he became nonexistent. It’s been almost two months and we get no response on punchlist items. As to the lack of attention, walls are not square, most door’s are sticking, cabinets are coming apart, which to me means the construction manager it’s not holding the contractors to any quality standards.

Pulte/Del Webb did a good job building our house. There were a few issues but our Field Manager, Brandon, got the work scheduled and is getting us done. There are some communication issues between Sales and Construction could improve so that the Buyer understands the building process better,

Just what we dreamed of in Retirement!

We are very pleased with our home, however we were here during the last 3 months of the construction. I can’t even begin to tell you what slobs your workers are. I wouldn’t want to buy a home that I wasn’t there to make sure there weren’t pop cans/bottles in the walls because no one cares enough to move them. They even stapled a water bottle to a stud so it would be in the wall. Our site supervisor did a good job of catching things, but they can’t be there all the time. Home was left dirty for us. Attic above garage not insulated. Wiring issues. Multiple paint spots on carpet. Dishwasher hose not connected causing water leak. Overspray and missed paint on exterior. Missed dimmer switches. Multiple scratches in glass panels. Entry gate installed backwards causing stucco damage. Attic light is always on with no shutoff. Dryer vent on roof has no cover allowing rain to flow into dryer. Multiple paint touch up spots inside home. Had to turn on garage lights to make laundry room lights work. The only item to be addressed in the last six weeks since we moved in was to fix the laundry light issue. We sent an email with inspection report to Customer Care with no response until we sent a follow up email to multiple people including sales did we get a response. We were told Pulte would be scheduling repairs but have not heard back since then. Extremely disappointing experience and at this point in time there is NO WAY we could recommend a home to our friends or family. I see this will be reviewed before it’s posted so I am certain it won’t be posted due to it being a negative review but I hope someone takes note of the issues. ... More

Most everyone that we worked with was excellent and very responsive. The process of selecting, designing, building and closing went very smoothly.

It was very helpful how our construction foreman, Nick, sent us weekly photos of our building progress. From beginning to end, our experience was exceptional.

Major issues found upon move in. Builder is months behind and can’t fix. These are not warranty issues the issues are sloppy workmanship and DelWebb not supervising their contractors to assure of a quality home build. This is our fourth home build. We are very disappointed in the final product.

Our overall experience was positive largely due to our sales consultant, Mark M., and our wonderful field manager, Nick. The “prices” are reasonable—BUT the cost of options to make the house livable is outrageous. The lack of complete sheathing in the framing stage—the Pulte process—is of concern to us. Even though Pulte Provides dumpsters, the construction lots are a mess—we are constantly picking up trash blown into our yard. Workers throw down food scraps, plastic bottles, and trash. If they can’t put it in the “construction only” dumpsters, provide recycling and trash containers!

The number of floor plans are great. However I would say the basic level of home is below standard. Everything is an upgrade. Also we found quickly by accident the wood trim is not really wood, so we were disappointed there. What you are getting is the environment in the Del Webb community. Unfortunately with the virus we ave not yet been able to enjoy that yet. I also had to give only average marks for responsiveness as with the virus our list of initial issues have not yet been addressed ... and every house has them. Shelley was such a pleasure to work with on the purchase of our new home and Kohl does a great job of managing all the details of the construction! Can’t go wrong, building a new home with Del Webb!

Our buying process went well throughout the sales, design and build process. Everyone kept us informed at every step of the process. A special shout out to Alex E., our field construction manager, who went out of the way to keep us informed with pictures and video of the house build through the final walk thru, as we were out of state and unable to travel much due to the Covid situation. Disappointed in some of the quality in materials and absolutely the lack of attention to detail. So many defects that have to be corrected but I guess it is worth it to Pulte on how fast the subcontractors get in and out??

Disappointed in the quality of the build. They would rather re-do things 3 times badly than get it right the 1st time. We're in the home just over two months now and are still waiting to get things corrected due to Covid 19 issues and shear volume of other on-going construction. We did get the lot we wanted but at a very hefty premium. I guess time will tell if we made a good choice to move here.

Sales and field supervision went above and beyond.

We had a great field manager which was the highlight of our home building process with Dell Webb. We had a really bad experience with the design center and sales office. Coining out of our design center visit we had selected and signed off on a specific design for an inside fireplace. During construction we noticed that the area was being framed for a totally different design than what we had selected. Instead of the fireplace being located in the middle of the wall design it was located in the corner next to the outside wall by a window. We contacted the sales office and advised them of the issue and asked them to allow the builder to change to the design we had ordered or to take it out. We did not ask for our money back, simply to right the mistake that was made. Neither the sales office or management would accommodate our request. We were furious and almost walked away from the home. We went through with the purchase only because we fell in love with the community. We have been in our home for a little over a month and now will have to spend more money to have the fireplace design modified to our original selection. We will not build another home with Dell Webb/Pulte because of this experience. ... More

Pulte has a well known name out there, but beware Pulte uses some cheap materials so it looks good. Contractors hurry to get done, but don't check that their work is operable. The painters will paint your walls and ceilings, but paint splatters appear on your tile, cabinets, hardwood floors, doors and garage floors . Upgrades are way overpriced. My suggestion is to put in the standard low grade products and after closing gut the house. Make sure to prewire everything. You will save a ton of money on flooring and countertops alone besides other items that can easily be replaced.
