So many issues with our house would have been avoided, and given Dell Webb a great reputation if they just slowed down. So many silly mistakes : pendant light electrical not hooked up, many outlets weren't working, blinds were jammed and had to be replaced, dishwasher didn't shut so it wouldn't work, bathroom door stopped closing, surround in guest bath was cut and left a gaping hole, taping of wall is covering the trim that runs along the floor since it's obvious they are in a hurry. The most frustrating part( and actually rather deceptive), was when we were told upon purchasing that we could either buy the landscape package for $8,000 of get it way cheaper, so we opted out. Once we moved in, after 6 bids, we found out it would cost 2 times that. We called to see where the cheaper ones should be and nope. All those bids were equally doubled. We asked if we could now get the original offer and it were told no. So, we feel very, very misled, to put it mildly. I've read multiple complaints about Pulte on the neighborhood Facebook page and it's become a common occurrence to call it 'cheap', at the very least. It's a huge shock to find you have to pay $15,000 for landscaping, out of pocket, once you invest in the home and were told it would be way less than $8,000. Very deceptive. ... More

As we are in our new home from Pulte we are seeing the REAL quality of our home. We thought we were getting a quality built home, but things like the painting on the outside & inside was a just a rushed job. The quality of the cabinets are poor, even though they were expensive. The drywall was done poorly & the grouting of the tile we are still trying to get fixed! After you close, you cannot get the person you were working with for repairs to call you back to get the work completed, our work supervisor. At this point we are totally dissatisfied with the way we are being treated.

Our 2nd Home from Del Webb/Pulte... Base price is good, but options are expensive at the design center You can do better buying them after close and having them done by a independence contractor if you have the time and patience. Once the houses were completed there were lots of small issues with the houses that take a lot of time to resolve. Chipped Floor tiles, walls out of square, drywall issues, roof issue, etc. Nothing huge, just lack of attention to detail by the subs as they are under pressure to deliver the house ASAP and get paid "By the job", leaving repair people to clean things up after closing. Recommend that you get a qualified home inspection soon after closing to find everything and get the repairs underway as it will take several months to get everything completed. ... More

Shelley is a great sales person and Nick did great follow up for the things that needed to be fixed after purchase!

They definitely have this house building down to a science. Wonderful experience. I love Festival. It's so nice here.

Pulte comes out with a survey almost immediately after you move in. Be sure the "punch list" is totally remedied before you rate your foreman.

I love it and enjoy meeting new people and love my home. Want to share it with Family and Friends...

The entire process of designing and building my new home was fantastic.

Field manager does not follow up and little to no communication Finish work ie trim and drywall finishes poor.

From the beginning of the sales process through building, to after the closing it's been the attention to detail. The entire process has been seamless and very customer friendly. Even if there was an issue, and there weren't many, they were addressed immediately! Thank you to the Del Webb team for making this a great experience.

It was a smooth process for me as this was my first home to watch grow from dirt to a house and now a home!

The value for what you pay is fantastic.

The foundation and the wrapping for energy savings are outstanding. Some of the choices for interior items lacked style. Exterior paint colors are limited. We opted for several standard items with the intention of changing them after closing.. I would suggest renting here while in construction to make sure all the features you chose are installed. We did that. Be aware of where your lot is so you don't have too much construction past you, trucks dirt and noise are necessary in new areas.

The only issue is with the responsiveness of the Pulte group to fix the issues with the home. They do not seem to provide feedback and a schedule in a timely manner.

Some materials not top quality, as in baseboards, etc. Floor tile installation adequate, but not wonderful. Walls not even and/or level. More choices with hardware/faucets/light fixtures. Overall a beautiful home but I have had experience with private builders with better outcome!

Very happy with the quality of our house. Everyone was very responsive durning the build process which was very helpful as we were not in the area.

The job supervisor was excellent. Always answered and fixed any concerns we had.

Excellent customer service for issues.

smooth painless experience

We love our home and appreciate the guys who responded to take care of the items that needed tweeks. All were suberp. Only issue I have is with having to install a R/O system to our kitchen sink and frig. We were informed by our field manager, which I was very grateful for, after we purchased would have like to have been told upfront especially since I specifically asked prior to buying.

I was happy to have had someone living in Sun City West that could keep track of the process. There were some issues that needed addressing in my absence as I was selling my home in Wash State until I moved down in late July. I enjoyed meeting my Project Mgr and consider him a friend. I was disappointed however. I had my Realtor Rep with me as well as my friend from SC when I made my selections at the Expressions Center. I had selected to be able to pick out my granite. I was excited to get the call to come down and select it. As it turned out, it was not put into my contract. I was also not aware at the time of selection that it would cost me $800 to do this. I had my representative select it as it was unable to return so late in the game and in the midst of my sell of my home and moving. I would have agreed. What disappointed as well, was that I was charged an additional $200 to make the change in my contract. It was not my fault that I WAS NOT INFORMED OF IT at the time I completed my contract selection..I was living out of state and returned for this meeting. I called Expressions to ask why I had not heard from them regarding my selection of granite . Both of my witnesses at the expression center said they heard me say yes to granite selection and nothing saying it would be additional $800. Like I said before, I would have agreed to that as it was such a special purchase. Aside from that, someone tried to rip my fire insert out after it was put in and before the house was secured by locks. Facing was found outside in the dirt! I had to insist that a crack in my foundation running full width of my house be sealed. I had electrical outlets placed in wrong places and EVEN had some covered up by the sheet rock contractors, which was missed by foreman!! Broken window by workers took weeks to finally get replaced. The quality of craftsmanship is not what I thought it would be and what I would expect from the wonderful advertisement. I was frustrated with the sloppiness and poor work done on my ventilation system . Crooked not centered off center. The quality of some the subcontractors is suspect and need to be addressed. Numerous owners around have complained about the work on their places. I hoped I wouldn't have problems but that is not realistic. I expect that the warranties and customer service be top shelf. I realize their is a lot of homes going up! I think the project Managers have too many to handle to be able to produce the quality that you expect. My previous home was custom and I enjoyed it for 23 years. I am going to enjoy my home here but hopefully my feedback will help you to do a better job of selecting contractors, thank you ... More

Many sub contractors that represent Pulte very poor skills and it seems it’s more about quantity than quality

The build quality of our new home is excellent! We were also impressed with the responsiveness and support from our Field Manager, Kohl F. However, the landscaping by Pulte's preferred contractor was a major disappointment and we will need to redo it all. Do not use their contractor. You will regret it.

Workmanship suffers due to limited time subcontractors have to complete the job.
