From the first moment we drove into the community I felt like this was the place we had been looking for. We met with Mark and he was amazing and still is. Once the construction began we were assigned Zakry as our site manager and he kept us informed all the way through the building of our home. We believe we have gotten a beautiful well constructed home and plan on enjoying retirement here for many years to come.

If at all possible, new home buyers need to see in person the lots they might be considering. Getting a lay of the land is important. Kind of difficult if you live out of state.

I love my house. This is the 2nd Del Webb community I have lived in. I have several issues, one being no hot water in master bathtub, only lukewarm water. When the warranty department finally contacted me they couldn’t understand how I have no hot water at the tub but have hot water at the sinks. Someone was supposed to call me but so far I have not heard from anyone. I have several issues I have turned with pictures but have not heard anything. Terrible customer service.

Make sure you stay in touch with your Sale Agent and Construction Project Manager, as they can answer questions and resolve issues early on. My home has turned out very well and with minor issues.

Overall experience is moderate. The time from initial choice to completion of home is way too long. Like 15 months to closing. Which is Ridiculous. Exposed electrical wiring and open circuits. Wonderful communities. However, the experience takes too long, and overpriced options. Great experience with the General Manager is excellent, keeps customer update on progress regularly, and addresses any questions. Sales person fails to keep contact with the customer after signing purchase agreement. Not a good relationship, nor experience. Recommend hiring a Realtor to interface with Pulte Sales Personnel before coming to view Pulte Model Homes. If not, you will regret it, and your experience will be stressful... ... More

Our sales agent, Ken and construction manager, David were professional and responsive throughout the build process. After living in our beautiful new home for one month, we submitted minor adjustment/repairs and hope that the efficient responsiveness continues!

I love my home design. It is designed for the way I live. Unfortunately throughout the build process we were presented with quality workmanship undermined by slipshod work that impacted overall quality resulting in the tear out and rebuild of the master shower after we moved in because a nail in a water line. Paint drops everywhere on my new floor and outside stucco is rough, uneven and been reworked. However, response to the water leak was timely.

I would not recommend Pulte unless you expect to miss the original delivery date by over 6 months, expect the quality of the workmanship to need extensive rework and the installed products to not meet your expectations even with upgrades.

After the original build was complete and we were all moved in some issues arouse and Del Webb Rep Greg was there to explain how the issues would be corrected and they were., he checked in daily to be sure all was going as expected. Everything we discussed has been taken care of with real professionalism. The warranty workman have all been great.

Don't sign off till all repairs are done!

We are evaluating our purchase through the lens of intent. We were looking for a 6 month oasis in a community that offers all the amenities for an active lifestyle. So the larger view is that we are thrilled with out purchase and looking forward to returning in October. One can find negative reviews, construction inadequacies etc, - but our experience with Peter and Edith to acknowledge, coordinate and follow up with remedial actions has been entirely positive. The repair timeline was well communicated and adhered to. The sub contractors that we have met have been professional, competent and very diligent in correcting any issues. We have a list of issues that I first officially reported on June 21, 2023, that have still not been addressed two weeks after my initial email. I called the sales office because no one was answering the Customer Service line, they said to just wait a few days. It appears to me once you give a satisfactory survey on the initial walk through that all support is gone. I have power breakers that trip constantly, and two full rooms are on one 15 amp breaker (seriously, even I know that will not work). After two weeks of trying to get help I finally got a hold of someone by phone who says it takes a week to get electrical help, I hope there is not a fire, I think this house was miss-wired. Even the power panel labels confirm that. Cabinets drawers don't close all the way, I have cabinet paint issues that you can only see from the dining room (too bad, Customer services says, you have catch paint issue during the walk through). The kitchen air vent looks like it was purchased from Goodwill, with obvious deep scratches. The trash can drawer is so hard to open, a 5 yr old couldn't open it. There's not even a toilet paper holder in guest bathroom and I reported that on June 6th. We are now a full month with toilet paper sitting on the floor. Where is the attention to detail, where is the respect for the customer? The outside air filter was never installed, they just threw it in with the other filters because it did not fit the filter holder, I know I tried. This outside dust left the inside air filters covered in dust and our A/C air ducts are covered in dust to the point you can see it with a flashlight. Customer service says filters are not their problem, I explained that the filter does not fit and was never installed. Still, they don't care, filters are not their problem, they don’t do filters. The floors were so dirty with dust, I had to mop the whole house twice just to not have dirty socks while walking around the house. We mop all the time because dirty outside air is blowing through our house. And finally, the air conditioner, the unit in the attic sounds like an airplane landing, you can hear it over the TV, it is so annoying. But noise is not an issue that can be fixed says customer service, only failure. So, are they saying that we have to live with noise? I could go on, but it all comes down to attention to detail and respect for the customer. This is the second new home that I have purchased and I'm massively disappointed in Pulte's product. I have already begun asking the neighbors what they think and I get the same answer from everyone, “Pulte does not pay attention to detail.” Maybe that’s just this area, but I’m not impressed, I can’t wait to sell this home and my landscaping is not in yet. ... Robert , the craftsmanship and quality of the interior and exterior of the home we found to be far superior than other builders. The fact that it is a mega planned community makes it even more desirable for my wife and I. But they've always said the devil is in the details.

The HOA increased monthly dues w/o notifying prospective buyers. changed rules to home ownership and contract. pulte did not finish courtyard created additional expenses. When buying into community have about $20K available for landscaping and other costs. the hoa rules now require homeowners to have landscaping installed 90 days after move in\-a change from original hoa rules sent to me upon contracting that stated plans must be submitted 90 days after move in. The buying process was easy.

We knew post pandemic that building a new home in Arizona was going to be a challenge. It was worse than anticipated. We decided to take a chance and pay the inflated price for the house and the “upgrades”. A 9 month build turned into 15 months. The quality during the build was average, too many things to list. The finish quality is average at best, poor drywall, texture and very poor interior and exterior paint.

Our recent home buying experience with Del Webb was outstanding. From selecting the model, through construction, punch list and closing, everything exceeded expectations.

Interior doors, handles, windows, bath & kitchen fixtures, interior paint for a base plan are lowest quality and would predict would have to replaced after warranty. You are not really given options to choose interior paint beside color. The stage management system is frustrating. There should be a point person from start of build until the first year after closing. At each stage it seemed the home buyer was starting over.

My experience with DelWeb/Pulte could not have been better! Every week I was kept informed by my salesman and Project Manager. Everything was done beautifully. The craftmanship the best bar none! I also want to acknowledge the team at Pulte Mortgage....wonderful experience! I actually miss talking to them!

Follow up repairs are slow but the lack of communication is the worse the person in charge of our follow up repairs {Anthony} doesn't return calls or emails it's very frustrating.

Given the opportunity to buy here is a heartwarming Experiance to know this community cares for all who come.

The home was very dirty upon moving in! And we were told it was a construction clean, your cleaning crews need a lot of help! Also not very good at getting back to handle issue.
