Great house with good workmanship

Our new home is beautiful!

Compared to the Del Webb communities in Wickenburg and Rio Verde this is a steal.

The building process was smooth and on time. Some decisions have to be made very far in advance, for example, interior color when there is only a dirt lot. Some of the options are pricey. We paid $98K more than the starting price. The workmanship is good but there are some details that could have been better (paint splatters, caulk on the floor, missing weatherstrip). Getting things corrected has been slowed by coronavirus but we are confident that they will get done. House is energy efficient and comfortable.

Quality for the money, location and amenities, services and followup.

The house, in general, appears well made; but the options were disappointing, diminishing the overall value, such as: 1) Tankless Water Heater provided with no recirc pump wasting 30,000-40000 gallons of water per year waiting to heat up for shower. Had to spend $2700 to replace it with efficient model. 2) Whirlpool Appliances are horrible, poor functioning, non intuitive - common complaint in community 3) No or one ugly selection of Brushed Nickle faucets or bath fixtures. Had to go with chrome. Large master bath has two 8" wide towel racks in main area and one 24" towel rack in toilet room. Could have easily fit a 24" next to sink and a towel ring next to shower. Have to sling towel over shower door. In Common bath there is on 8" towel rod - barely large enough to hang toilet paper 4) No Gutters - rain runs off flat roof over rear patio like your on the inside of a waterfall. Overall went very well. Excellent construction supervisor. Challenges include long lead time for input of design choices; limited appliance options; and limited interior paint options. Mortgage process went well but closing did not go well.

Superintendent Travis has been very responsive at helping with punchlist and warranty issues. Build quality-there are walls that are not at right angles, messy grout work and drainage issues. HVAC issues that are unresolved. Noisy A/C condenser.

We have had minor issues after we moved in. Our construction manager said he would fix everything but has not. The workmanship on drywall was sloppy with gaps between trim and floor/ walls. They didn’t clean our house properly before move in. There was paint splattered on floors, windows were not clean, and tub had marks that aren’t removable.

I bought the model home. The whole issue around buying only the upgrades on the work order and what warranties actually are still existing could have been MUCH more clearly explained.

Very good quality home but a lot of construction related problems which need to be resolved.

Buying a spec home leaves you very few options ... you have to like what they have picked and have everything installed meaning you will have to rip out to make changes. eg. We wanted to design our own closets and not have to do a demolish before install ... nope you have to take what they have designed. Otherwise we feel we got a quality build and a great house.

Overall very happy with home and neighborhood. However, disappointed with quality of finish work and attention to detail (i.e., paint, woodwork is not up to "new house" standards).

The Dove Mountain Del Webb is a very attractive community. The homes and landscaping are beautiful. The model of my home is exactly what I was looking for. My only complaint is the actual buying process. Since I was moving across the country and had many details to handle, I felt I was pushed to move along and instead of working with me on a timeline for buying and moving, Del Webb was unyielding on their timeline of signing papers, materials selection, and finally my closing date. I was given a timeframe and what I was expecting did not happen. With the extraordinary current affairs of virus etc, I felt Del Webb was unwilling to be flexible on my time frame for moving. My closing date was well ahead of what was expected and I felt pressured to meet that date. Not a pleasant experience with such an important purchase. Closed on Feb 8. Water leak Feb 9. Mold in master bathroom. It’s April 8 and repairs are still not complete. Trades do shoddy work. So much has to be repaired. 30 day repairs have not started yet. This is my second Pulte new build and I’ll never use them again. Trades do not show up as scheduled and if they do they have no idea what they are suppose to do.

Really like design layout of house, but there are/were problems. 1. HVAC air conditioning compressor motor/fan out of balance and needs to be replaced. 2. Forced air furnace installation was not complete. Once completed still does not work. 33 F degrees this morning - a little cold for this 84-year-old! 3. Forced air furnace vent rain cap not installed 4. Seal on bottom of MBR shower leaks 5. Exterior AC power outlet near garage service door has no power 6. Exterior light at single car garage not installed properly - has loose internal shade. 7. Glass windows in several rooms were scratched when installed. 8. System air filters used during construction were not replaced when house construction was finished, leaving four very dirty filters for homeowners to immediately deal with. 9. Next? ... More

The home is sound structurally, but the finish work leaves a lot to be desired. For instance, we have been waiting over two months for the kitchen cabinets to be completed. It is simply unacceptable. Paint quality is terrible. The paint itself is low quality and in many areas of the house it looks like a three year old did the job. We are still waiting for the promised paint fixes, both interior and exterior, to be completed.

Materials and Trade quality is not as good as past Pulte homes I've had built...Poor drywall finishing, cabinets left scratched and damaged, carpet pad installed with standard pads and not the upgraded option I purchased, windows and glass shower doors scratched, and microwave not installed properly and is not useable after 6 weeks in my new home... After close, a list of items needing repair was submitted with long lead times to get done...I've had 3 items (including microwave) where scheduled dates of repair never showed up to fix the problem...Sent messages to Field Mgr and still waiting for new dates...At this point I'm not sure I would ever recommend Pulte to others given my current experience with this new home...Very frustrated and disappointed... ... We bought the Sanctuary model in Dove Mountain and we had very limited choices in interior selections. If you are buying in Arizona, ask to use the Phoenix Design Center which apparently has more choices. The closets, laundry room and pantry are very basic. Many people in Dove Mountain had to do modifications after they moved in, Pulte uses material that maximizes profit such as compressed paper for door jambs, the paint choices are virtually non-existent.The community is great and friendly which is why we chose Dove Mountain. But for the price, we really expected better quality.

Lack of follow-up and poor attitude.

Attempted to use clearance rack tile on the floor of our shower that neither matched in color or design

Shocking problems with all the kitchen appliances that are low quality for what is touted as a "chef's kitchen. The kitchen drawers and shelves are literally falling apart. My bathtub doesn't hold water, master shower panel leaks, outdoor lighting is wired incorrectly and does not work. I hired a home inspector and his report outlines alk the flaws, but response is not good. I feel really disappointed and frustrated.
