Build quality has been an issue, especially in regards to the windows and sliders. A large amount of sand is entering our home during windstorms and we are awaiting a service call (scheduled for 5/20/2022). This issue is not limited to our home as nearly every homeowner in our community is having the same issue. Pulte should re-evaluate the use of this window vendor and the current product.

Buyer be ware!!!! What you see is not what your get!!! Sloppy workmanship, the builder masks issues like the electrical outlets, they make the holes for the electrical plates and when they put the plates on, they spray to cover the excess holes. However once you go to paint and take off the plates, u have exposed holes. Glass shower door has crack, MBR side of door has hole that was patched up. Sliding doors don’t lock properly. Customer service is slow to respond. And when they handle the matter one is stuck having to wait for the different vendors to come out and fix the problem. Example ...

Build a good home, but it is built too fast. I am having things fixed or repaired that I missed during my walk through. Crooked vent through ceiling, incomplete retaining walls, scratched window, damaged sink, cracked cement at entrance, damaged vinyl window frame, touchup outside and inside, loose faucet spout in master bedroom, kitchen cabinet slider stuck, finish on kitchen cabinets needed touchup paint and better finishing. My view that I paid for has been cut in half.

You do not get any help with picking out fixtures or design options. You need to pay close attention to the plans when signing off on them. Del Webb is not flexible and will not give you anything if mistakes are made or if is not an option. Additionally, the design center knows NOTHING about dimensions of cabinets, so if you want a wine cooler or you want to house your TV equipment somewhere, do not listen to the designer. They will charge you for the outlets but most times they don't fit. When you do your walk thru have someone come with you that knows something about contracting. My ...

I'll first say that I bought during Covid and I was not close by, so everything was done by phone and online, which was challenging in itself with so many options. Be prepared to spend a LOT on upgrades, or you'll be driving a Kia with roll-up windows! Since this is my 2nd new home build, I do have a frame of reference and I spent twice as much on upgrades at Del Webb, with the quality seemingly less than what I had previously. I understand they have changed the 10 year warranty to now homeowners have to pay labor on the products. Del Webb has been a disappointment in several ways unfortunately. I don’t see how these surveys matter I don’t believe Pulte really cares!

Many new owners have had many more issues with Pulte than we have had. People on the whole are not all that pleased with Pulte. It is not good when some get pushback on their repairs requests. We should at least trust their workmanship.

Pulte offers a very pretty picture with the models. The sales person we had was pretty bad. While she answered questions, her standard reply was “check the website and you will find out what you need to know.” She also misinformed us about what was HOA property and what was our yard.Colleeen at the Design center was very nice and good to work with, The options are extremely expensive and cost prohibitive. The quality of materials is good but the workmanship is poor, especially the finish work. Getting punch list items fixed is not easy. I had to hire my own crew to come in after closing.

During the purchase process, we had one sales person. We were promised certain things. In the middle of the purchase, sales persons were changed and in the end. Pulte did not honor what was promised to us. We went ahead with the purchase. Pulte gives you one year and a portal to request repairs on the home. We have had several issues with the home build. I have put in twice now for the issues to be fixed. They say that someone will be in contact with you with in 48 hours. I have not heard back from them in over two weeks now. The overall lack of attention to detail is staggering. It started with my arrival to my new home. There is a giant vertical crack that runs right up to my front door. The keys that I was given to the house did not work. I had to go back to the sales office and the construction manager had to let me in. Locksmith had to come back to re-key the locks. There are chips in the exterior stucco all over the house. Grout is missing in both bathrooms. There are chips in the fiberglass surround in one bathroom. The list goes on and on. I have purchased four (4) new homes in my lifetime. Each has been a train wreck in its own way, mostly due to the lack of integrity of the builder and their subcontractors. Unfortunately things haven't changed much over the years. That's why when you do a search on Pulte you get mostly self-generated hype on how great they are, and stories from around the country on all the developments that have been forced to sue them due to their incompetence and arrogance. I take no joy in posting this. Just presenting honest assessment of my experience.

My review is mixed. My hopes were met with disappointment on many levels. Working with Tracy G at the sales center was everything I could ask for…10 stars! I financed with Pulte and that was an unending nightmare unfortunately. I have perfect credit, income, no debt, a huge down payment and documentation for everything yet had it not been for VP of processing Nick H. stepping in after 90+ days of torture, my loan would never have gotten done. The design of the homes, orientation of lots and the overall community are awesome. The construction process is underwhelming. Had to schedule every trade to come back to make things right. Example - our exhaust system above the range was installed without the duct (3.5’) connecting the fan to the outside ducting. Bad painting, drywall, I’ll-fitting doors, etc. Best advice - forget upgrades. Buy with “included” and upgrade after mow-in.
