The quality of work is poor. Work was done hastily and for the sake of just being done. No attention given to details. Repair request are sent one after the other. While the responsiveness is commendable it is time consuming and frustrating.

Love the Del Web community. House was completed 3 months later than promised!!! Response from the warranty team was timely. Pulte could have done a better job checking the workmanship quality of the exterior and interior painting, and the tile floor installation.

Terrible Workmanship

The community is very attractive; however I regret my purchase due to the poor quality of construction. Particularly poor workmanship with painting, drywall and cabinetry. Issues with electrical, appliances and plumbing. Simply stated, the builder lacks a quality build process.

The Builder needs to improve it's Processes and Change it's Quota Deadline mentality

If I'm being honest, I found the builder rushed the whole process and was far too intransigently rigid, from the time I won the bid to the time the home was eventually completed (behind schedule). And no one ever bothered to provide me with details of the process, incl. Design Center expectations, or HOA requirements (such as finishing the backyard within 6 months). The builder prematurely set a "finish date" (before end of November), but they still didn't have the home ready on the date they set. Good bones, poor finish, lousy close

The "bones" of the house seem to be really good, but the finishing was rushed, and quality of the finishing was lousy as a result. Closing on the purchase was delayed, and they were unrealistic in their completion schedule. Late notice of delay (on the day of possession!) caused a great deal of difficulty. I think it was unnecessary, but their need to capture the sale in a financial period probably drove the process. I hope it was a consequence of supply chain/labour limits. My experience started with my saies person. He was not helpful with information I should have been told in purchasing my home. Then to the design department. I asked for some upgrades that she did not list and I missed due to the complication of the forms.. Then to poor construction concrete, drywall, etc. Then to first inspection contractor did go over electrical. Then to closing was was scheduled for 9-30-22, then 10-12-22, then 10-25-22, then 11-8-22, then 11-30-22 and finally 12-2-22. Not once did my sales person contact me with the changes. The location of my by property has made the associated disappointments tolerable. Seems as if the finishing touches were done in a hurry with little oversight - uneven cabinet doors, screen door not hung properly, scattered paint spots, no towel rods in the main bathroom, missing plates over switches etc. all of these problems are being addressed by the builder.

First Dy in the hose th breaker box trips. I reset it and two seonds later it trips again/ Ridiclos! New hose and this happens. Took too long to receive a response from builder, I hired a building inspector because I cannot trust this builder. The inspector found several issues with construction of home. Lack of communication

There is a severe lack of communication between the construction team and the team that schedules walk thru and closing appointments. Do NOT give up your current residence until you have the keys for your new home in your possession. Having a final walk thru scheduled when there is no flooring, no plumbing fixtures, no appliances, no toilets/showers as a start and your closing as I knew at that time was in 3 days! There were still more "rescheduled" closings after that as well.

First off, too expensive for what you really get. The end product looks very nice on the outside, but if you really pay attention, you’ll see that the people in charge of quality control let many things slide, I assume, hoping the homeowner will not notice. Communication or lack thereof is a major issue. For an operation this large you’d think they’d have the process nailed but they don’t. They make a big deal about their build quality process which is mostly just PR. We were rushed through the final walk-through (what they term the Build Quality Celebration). The house was still dirty. There were holes in a cabinet and bathroom door, paint splatters were all over the floors, we got about zero info on how the house actually worked, the back sliding door is almost impossible to “slide”, etc and we were lucky. Continually Stressed by Sales

We tried to buy at Pulte DWRM in phase 2 a couple years back, started the contract process on our lot only to be told we had to be married to purchase. Later we were told this was not true. I fell that we were discriminated because of being a bi-racial gay couple. We finally purchased in phase 6 this year after several friends of ours moved in. My partner is a person of color and was never treated very kindly.

Good Construction - poor sales

Our Construction Manager, Michael was great. He was very responsive to correcting the few minor issues we had. He knows how to get things done and is willing to help you out as you are moving in. This was a huge change from our dealings with the sales person Janet. Sh was not helpful, rude and lacked any kind of willings to help us in the home buying process. She is why there are not 5 star rating.

Another great homebuilding experience with Pulte. Quality construction finished on schedule. All of the small issues corrected quickly and to my satisfaction. A lot of credit goes to Andres C, the construction supervisor who gets things done quickly.

We bought a new build home from Pulte.. All went well until we received the call telling us the date for our walk through. We live in another country and could not drop everything and fly to see the home. After much back and forth, a date was agreed upon. Then came the calls saying “can we push it back a week?”. After booking flights, hotel, kennel for the dogs, I said it is either finished, or you hold it for when we come down in November. They promised to get it ready. I am required to take a picture and email it to Pulte and they have workers reach out to me. Over 40 issues noted three days before scheduled funding. We ended up being the quality control manager. Some issues still not resolved months later. Stains and paint splatter on $27,000 optional flooring that we are still cleaning ourselves. Upgraded Kitchen fan DOA and still not working. Still waiting for gutters to be completely installed.... Planning worked well, poor execution.

My expectations of this builder were way above where they should have been. My thought was that this was a builder who had been around a long time, was building a huge complex, therefore would be able to offer quality without compromise. My list of "things that are wrong" is minimal, yet enough to make the entire home purchasing process dismal. Warped wood, broken window, appliances not available upon closing, property grading horrible............best of luck to future buyers! I would not purchase from this company ever again.
