Generally happy. Had trouble with Pulte Mortage, getting Pulte to supply Tesla Solar docs and still not turned on after 3 weeks. Sub standard bath fixtures and Whirlpool really cheap.

Consider that you will need to invest a substantial amount in options/upgrades.

We liked our sales agent immensely. The purchase process was simple and went smoothly. We did not feel that the design center gave us enough options to get exactly the home we wanted. We ended up settling for items in the home that we are not truly happy with. Also every additional, non-included, item from the design center was tremendously overpriced compared to purchasing from regular outlets and contractors.

Provide followup support w/Homeowner and Edison to start-up Solar. Ours is still not operational, contrary to promises by Edison and Tesla. Albeit, were all under the rules of the current pandemic, followup on repairs required, i.e. garage door opener is lacking.

I have bought many homes before, and I've never experienced the issues I am having. I have at least 30 issues of poor craftsmanship and I've only been in my home a month. I am required to take a picture and email it to Pulte and they have workers reach out to me. Can you imagine how many workers I have going through my house and having to be there for every appointment. I have a business to run. This is crazy to think I will have to go through this for a year. I am in the last phase and they just through these homes up very sloppy. I will be getting a home inspection of my own. Given their large size, Pulte has well honed floorplans. But lack of information at both sales (where structural options are chosen) and the design center, are problematic. Each should know their product and choices better. The excuse of being a "production" builder wears thin after too many refrains.

Pulte mortgage was challenging. It was very nerve racking.

They are a great builder and did respond to the MANY errors & back ordered product that were missing from our home.

Susan is a terrific sales person. She encouraged me to continue when I was disappointed with the loan application. I contacted a local loan company that approved me and she quickly suggested a home finish ready to move

Examine every single detail of the model home so that there are no surprises with your actual home. Take nothing for granted.

Del Webb builds great homes. The only bad experiences we had were with buying our home with Pulte Mortgage. Joe, Dan, and Todd were great. I didn’t like the back and forth with Zach. I was told that Pulte would match or beat another lender’s offer, but when I sent the proposal to Zach he increased Pulte’s costs instead of trying to match them. When I asked if he could decrease the points of the loan, he sent a proposal increasing them. It was like he was just moving numbers around hoping I won’t see them. When he decreased the points, he would increase the costs of the loan. Tried to have us pay PMI with over 20% down, wanted us to have an impound account when we told him from the beginning that we didn’t want one. Then he told us if we didn’t that the points would go up 1/2 % because it made the loan risky and it would be hard for them to sell the loan. I told him if those were the terms that I would go with another lender. If it wasn’t for a call from Dan I would have went with another lender. I would recommend that Pulte be more transparent and give the buyer the best deal with up front costs in the beginning. I know that you are selling houses and want to make a lot of money, but it is very frustrating when you have to go back and forth with negotiating. As a buyer I want a fair deal and when you can get a fair deal from another lender, Pulte should do it’s best to meet that deal and not try to move the numbers around from points and costs of the loan to sell. This is our third time we have bought over the years as a brand new home and we have had more issues with our Pulte home than the other two builders. The house was built with speed in mind and not so much on quality. The quality or the lack of quality comes down to inspect what you expect. speed of completion seems to be the focus versus focus on quality. Everybody is more than willing to fix the issue after the fact, but the issue never should’ve been there in the first place if the focus on speed wasn’t there. and focus and not so much on quality. All you have to do is slow down just a little bit and do it right the first time. What is the status of my solar?

Some things did not work and I was told it would be a few more weeks to repair. Not really thrilled with the architectural design

Not living up to delivery dates, many delays.

The quality of work is poor. Work was done hastily and for the sake of just being done. No attention given to details. Repair request are sent one after the other. While the responsiveness is commendable it is time consuming and frustrating.

The "bones" of the house seem to be really good, but the finishing was rushed, and quality of the finishing was lousy as a result. Closing on the purchase was delayed, and they were unrealistic in their completion schedule. Late notice of delay (on the day of possession!) caused a great deal of difficulty. I think it was unnecessary, but their need to capture the sale in a financial period probably drove the process. I hope it was a consequence of supply chain/labour limits. My advice is that if it looks like a lot of word to complete in the time frame "promised" it probably is. Plan accordingly and resist pressure to stay on their optimistic closing schedule. First off, too expensive for what you really get. The end product looks very nice on the outside, but if you really pay attention, you’ll see that the people in charge of quality control let many things slide, I assume, hoping the homeowner will not notice. The side of my lot was also cut in a way that is going to cost me a lot of money to fix, something that would have been very easy for them to take care of at the beginning. I also had to request for them to clean my house before moving in, because it really was disappointingly dirty and dusty. A friend of nine bought first phase (cheaper) and her house definitely looks like they used better quality materials, Had better quality control and craftsmanship, even though I paid a much higher price and bought more upgrades than her. Build quality has been an issue, especially in regards to the windows and sliders. A large amount of sand is entering our home during windstorms and we are awaiting a service call (scheduled for 5/20/2022). This issue is not limited to our home as nearly every homeowner in our community is having the same issue. Pulte should re-evaluate the use of this window vendor and the current product.

Buyer be ware!!!! What you see is not what your get!!! Sloppy workmanship, the builder masks issues like the electrical outlets, they make the holes for the electrical plates and when they put the plates on, they spray to cover the excess holes. However once you go to paint and take off the plates, u have exposed holes. Glass shower door has crack, MBR side of door has hole that was patched up. Sliding doors don’t lock properly. Customer service is slow to respond. And when they handle the matter one is stuck having to wait for the different vendors to come out and fix the problem. Example the sliding doors that had cut on the vinyl and scuffs, customer service said the vendor would call. It has been 1 1/2 weeks and the vendor has not called. Previously rate a review in which the homeowner was told if they wanted a custom home, then they should have had one built. Frankly for the type of money we wait, there is no reason for this sloppy work. Obviously the construction supervisor and the customer service supervisor who to my understanding also walks the property before closure we’re asleep on the job. ... More

Build a good home, but it is built too fast. I am having things fixed or repaired that I missed during my walk through. Crooked vent through ceiling, incomplete retaining walls, scratched window, damaged sink, cracked cement at entrance, damaged vinyl window frame, touchup outside and inside, loose faucet spout in master bedroom, kitchen cabinet slider stuck, finish on kitchen cabinets needed touchup paint and better finishing. My view that I paid for has been cut in half.

You do not get any help with picking out fixtures or design options. You need to pay close attention to the plans when signing off on them. Del Webb is not flexible and will not give you anything if mistakes are made or if is not an option. Additionally, the design center knows NOTHING about dimensions of cabinets, so if you want a wine cooler or you want to house your TV equipment somewhere, do not listen to the designer. They will charge you for the outlets but most times they don't fit. When you do your walk thru have someone come with you that knows something about contracting. My stove wasn't hooked up, and parts were missing and had to be ordered. It takes a long time to get anything fixed so pay attention to the little things. I'll first say that I bought during Covid and I was not close by, so everything was done by phone and online, which was challenging in itself with so many options. Be prepared to spend a LOT on upgrades, or you'll be driving a Kia with roll-up windows! Since this is my 2nd new home build, I do have a frame of reference and I spent twice as much on upgrades at Del Webb, with the quality seemingly less than what I had previously. The number of places where I've found sloppy work, like paint drips, roughly finished edges, cracks in window sills and caulking, etc. have been numerous. If you don't upgrade, the quality is seriously lacking. I didn't upgrade my dishwasher, but didn't expect they'd put in such a cheap one. Also, I was forced to pay for things that I didn't want, like shoe base (not necessary) and slab choice, when I couldn't even look at them in person, due to Covid. I did pay extra for my Whirlpool fridge, and the water/ice machine still doesn't work (6 weeks now). My heater didn't work for several weeks - luckily the weather was nice. Another issue was that I requested to have double barn doors installed in my Den, and that was not done. It didn't get on my order, so I didn't pay for it, but I will still have to get it done after the fact now. I let my sales person know that this was missed and I got Zero response about it. No apology or offer to help make it right. They haven't completely left me in the dark. The construction supervisors are helpful and doing the best they can, but the sales office has moved on and has no interest in the final outcome of my new home or my satisfaction and happiness. On the plus side, the overall quality of the home seems solid. I love the layout of the home and it has a nice sized yard, plus the common areas are beautiful and well kept. ... More
