Generally happy. Had trouble with Pulte Mortage, getting Pulte to supply Tesla Solar docs and still not turned on after 3 weeks. Sub standard bath fixtures and Whirlpool really cheap.

We liked our sales agent immensely. The purchase process was simple and went smoothly. We did not feel that the design center gave us enough options to get exactly the home we wanted. We ended up settling for items in the home that we are not truly happy with. Also every additional, non-included, item from the design center was tremendously overpriced compared to purchasing from regular outlets and contractors.

Provide followup support w/Homeowner and Edison to start-up Solar. Ours is still not operational, contrary to promises by Edison and Tesla. Albeit, were all under the rules of the current pandemic, followup on repairs required, i.e. garage door opener is lacking.

We have not moved into the house yet. After taking possession we experienced a few problems with the house but they have been rectified. The one issue I have is I feel there should be more communication with Del Webb regarding HOA issues . We are constantly scrambling to find out how to address issues i.e. landscaping to name just one . Living 500 miles away makes it difficult .

Homes are nice, and we love the complex, but upgrades are excessively expensive. Head construction supervisor promises quick fixes for issues but doesn’t follow through and requires numerous attempts to get things done. We are still waiting on several issues we were promised would be done within a week, a month and a half later.

We love our new home! We love the community! The overall home buying experience was very good. There are opportunities for greatness, however. Tracy, our sales rep, was amazing. Professional and knowledgeable every step of the way. She helped made the process smooth and delightful and instilled confidence in us. The options selection was the area of biggest concern for us. The home I purchased is really well built in almost every way. However, when they come across a problem that affects many if not most homeowners they tell us what we need to do to fix the problem. In particular they installed a cheap garage door that does not allow for adjustments. Yes I have spoken to multiple Experts and and I am using their words. A new home should have a secure closing garage door. We live in a windy and Sandy area and I have owned 2 other homes in the area and have never had this problem. I have bought many homes before, and I've never experienced the issues I am having. I have at least 30 issues of poor craftsmanship and I've only been in my home a month. I am required to take a picture and email it to Pulte and they have workers reach out to me. Can you imagine how many workers I have going through my house and having to be there for every appointment. I have a business to run. Given their large size, Pulte has well honed floorplans. But lack of information at both sales (where structural options are chosen) and the design center, are problematic. Each should know their product and choices better. The excuse of being a "production" builder wears thin after too many refrains.

Del Webb builds great homes. The only bad experiences we had were with buying our home with Pulte Mortgage. Joe, Dan, and Todd were great. I didn’t like the back and forth with Zach. I was told that Pulte would match or beat another lender’s offer, but when I sent the proposal to Zach he increased Pulte’s costs instead of trying to match them. When I asked if he could decrease the points of the loan, he sent a proposal increasing them. It was like he was just moving numbers around hoping I won’t see them. This is our third time we have bought over the years as a brand new home and we have had more issues with our Pulte home than the other two builders. The house was built with speed in mind and not so much on quality. The quality or the lack of quality comes down to inspect what you expect. speed of completion seems to be the focus versus focus on quality. The quality of work is poor. Work was done hastily and for the sake of just being done. No attention given to details. Repair request are sent one after the other. While the responsiveness is commendable it is time consuming and frustrating.

The "bones" of the house seem to be really good, but the finishing was rushed, and quality of the finishing was lousy as a result. Closing on the purchase was delayed, and they were unrealistic in their completion schedule. Late notice of delay (on the day of possession!) caused a great deal of difficulty. I think it was unnecessary, but their need to capture the sale in a financial period probably drove the process. I hope it was a consequence of supply chain/labour limits. First off, too expensive for what you really get. The end product looks very nice on the outside, but if you really pay attention, you’ll see that the people in charge of quality control let many things slide, I assume, hoping the homeowner will not notice.
