The sales process was outstanding in every respect. Our sales agent went above and beyond to satisfy our requirements. The construction manager was also extremely responsive. The mortgage process and workmanship for the build were disappointing. Remedies after the sale were responsive and timely.

First of all, I've been a realtor in Jacksonville for 18 years and sold many new construction homes. I have sold David Weekley homes, Lennar, Providence, Dostie, Pulte, and Drees to name a few. NONE of my buyers have ever shared with me anything as dissapointing as what I have been through during and after closing. The building manager made it sound as if he was picky and on top of it and that was not the case. I liked him and felt confident. First of all, he forgot to install the floor plug. I had to remind him and then he blamed me because it is in the incorrect spot. Secondly, I realized there was only one light instead of two on the lanai. The subs covered it up. I had to tell him about that. The tile in the wet areas is the worst tile work I've ever seen. It looks like a child installed it. The master shower floor had to be redone at least 3 times because the slope was off and water was spilling onto the bathroom floor. He had to install 3 dishwashers and the last one he installed, he did not bolt to the cabinet so it rolled out everytime I opened it. He textd me he didn't have time to fix it as he was too busy closing out the community. We made a punch list after closing and the building manager and his superior (Nick and Dennis) promised everything was going to be taken care of. The first customer care person I was assigned to (Dave) also made promises he didn't keep, did not include things on the list we had discussed, sent people out and never followed up with them about the outcome. delayed repairs, and booked appointments and no one showed up. I would stay home from work and no one would come. Needless to say, he is no longer with Pulte. The new customer care person seems much more conscientious, so we will see. I will say, however, he told me that a crack in the cement was never documented and it probably won't be fixed. I trusted my building manager and the first customer care person on their word that they would take care of it. Shame on me! Nick did assure me my terribly scratched floors will be corrected as well as tile issues fixed. I am going to pay out of pocket to have the misplaced floor plug removed. I have requested reimbursement of the floor plug installation as it is a trip hazard and unusuable. He has not responded at this time. Hopefully, a 12 'countertop that is defective will be replaced. I truly don't understand how Pulte can get away with such poor quality finishes. Why should Pulte have the right to say how much paint can be be left on my expensive hardwood floors? Why should they tell me they won't fix a cement driveway that I paid for? I paid for new items that should not be damaged. How can they get away with it? On a postive note, I LOVE my floor plan, my neighborhood and the amenities. I look forward to the day when I can hopefully get these issues resolved and enjoy my home. Good value for the price.

We like the neighborhood. The yard and landscaping is awful. Multiple sprinkler heads were broken causing massive washouts in backyard. Yard has large ruts where someone drove a grader? Left massive ruts and tore heads off. System was apparently shut down causing sod to become distressed. Needs attention. I have asked Brent to come walk the yard as it is unsafe to mow and or walk but he hasn’t made it by yet.

Working with the on site sales office was pleasant and smooth. But looking back, Ide say you need to know the correct questions to ask in advance, There may possibly be more value provided when working with a broker.

My wife purchased a new home in Del Webb in 2020. We were not married at that time. When we decided to marry I made the decision to build a new home in E Town. The sales experience was good and the associate was great throughout the build. I did feel pressured to start the build after being told there was plenty of time to sell my existing home. We already lived in DW so we visited the new house site almost every day. Early on we had issues with communication with our construction manager however that improved. We also reached out to the design team on a question and they never responded back to us. We found numerous issues with the sheetrock and trim and pointed them out. Once we moved into our new house we found numerous issue’s that needed to be addressed. I could list the items but there are too many to list in my review. So far the customer care team is working with us. I feel like Pulte rushes the construction of homes which causes issues with fit and overall quality. I built a new home in 1996 and had zero issues after completing the house. The language barrier is a huge issue as most of the workers don’t speak English. The construction crews leave trash everywhere inside and out of the houses. I will say that we love the new house and hope that unseen things don’t pop up after our warranty. Our Del Webb sales agent and building manager were very good. We were disappointed with the landscaping provided in the front of our home.

It took us 3 final inspections and a 2 month delay before we finally were able to settle. Inspect the home closely. Make sure trim is done properly and that you have square corners. Look at tile closely to ensure it is centered properly. And make sure they put hvac system in correct location. We had all of these issues. The builder did resolve the issues but our original build rep would frequently say no. The replacement was much better but still a 2 month delay in closing

Financing with Dalton was the best ever experienced in the five homes (retired Navy) purchased. Our construction supervisor, James, was incredible in every facet. The people of Del Webb far exceeded the subcontractors quality of work. It was not the standard for the price paid for the home.

We love our new home and the community, Our overall experience was very good until after we closed and the outstanding items have not been completed as promised in the 14 days.

Finish work quality sub standard. I Upgraded trim package but the majority of door ways the casing had to be ripped down to fit.

Taking way too long on punch list items. We have had to keep asking/begging for when things will be completed. Each time we re-summarize the list, they only schedule a portion of the items. There should be a proactive system for timely completion without the homeowner having to feel like the bad guy and reminding them of what is left. Seems only time stuff gets done is when we bug them.

At first, the process for the home building seemed to be good. However, as the trades came in to do their work, the workmanship was definitely inferior in my master bathroom. The tile work was atrocious and should not have been passed inspection. Countertop had flaws in it and they should have never installed it in the first place. Now I have to have the countertop taken out and buff the imperfections out and be without a kitchen sink and island countertop for two days. The water supply to the shower (when you have just the frameless shower) should be placed on the opposite wall from where it is now placed. You cannot get into the shower without getting water all over the bathroom because you have to open the shower door and the water is running. No one wants to get into a shower with cold water running. Very poor placement. I did not have my lanai screened in by Pulte. I could not understand why there wasn’t a pad of pavers where the door should go if I decided to screen it in. Most other homes had pads for where the door should be if not screened in. Now I have to pay to have someone come and put a pad down where my door should be if I should decide to screen it in. I will say that Niko has addressed most of my issues which I do appreciate. ... The finish work of the home is not of the quality that we would have expected. we had four cracked floor tiles that needed to be replaced but the replacement tiles are now floating (not tight to the sub floor). We have had to repaint almost all the trim and do a lot of touch up paint. Just a lot of tick tacky things but they add up!

My Field Supervisor was excellent but unfortunately some of the contractors Pulte used were not. Some of these contractors. especially painters, did very poor work and seemed to have no accountability or supervision.

We love the home, neighborhood, and amenities. Salesperson (John) and site manager (Jared) were great, but getting warranty issues looked at and completed has been problematic.

The sales process went very smoothly and the sales team was always very responsive.

The cabinet people had to come up many times to fix the cabinets as they kept falling apart front door had to be fixed because it would not close unless it was locked one of the closet doors was cut wrong Sliding glass door did not work properly had to come out and repaint numerous times what is the date for the end started dying the builder was not very good to work with

Del Webb/Pulte made it pretty easy to buy a lot and home. After a down payment, no other funds were due until closing, unlike other more conventional construction loans. I did have to put some additional money down on the pool and finishes we chose. Communications was not good at first, but got better as construction moved along. Direct communication with my project manager was very helpful. The homes are expensive, but nice, as is the Del Webb community. After closing, there were a number of small issues that the QC team addressed quickly. Having the builder handle your pool (will require additional down payment) and fencing will make these items more expensive, as opposed to direct communication with contractors and having them built later. When planning your move, whatever the salesman tells you your anticipated closing date is, be prepared to add 2-3 months to that estimate, especially if the builder handles your pool for you. Also, as of 2021-2022 it could take 2-4 months for furniture to be delivered once ordered. Overall, good experience. Overall good experience. Project manager Ben was very helpful and responsive to questions and issues.

They try to do a good job. Many of the subcontractors are not reliable and you really need to stay on top of them for many items. Also, I think they are overworked. I also think some of the products they use are not of high quality which may force us to re-do many items in the house.
