Headquarters presented the largest problem. No coordination amongst different departments. Had to provide the same documentation to each department a number of times.

It was obvious it was not going to be completed o time, but they would not give me an accurate date until I made a lot of noise. I lived in a previous Del Webb and everything seemed just a little better. While the house was as agreed, it seems that every corner was taken to minimize costs. Quality of the materials were not as expected. Nothing wrong, but not up to the Del Webb standards.

Don't rush the builder but encourage staying on task without cutting corners.

overall it is great. Some questions and fixing irregularities takes lot longer than expected.

Nocatee Del Webb is a sweet spot in NE Florida! Because of that it was rather frustrating to purchase and build. After a very long process… I have to say we’re very happy with our new Del Webb home!

Lots of issues with being blocked in and not able to get in and out of my driveway.

Originally set high expectations and did not deliver. This is the 4th new home we've built and unfortunately this is the poorest quality of any of them.

Very poor construction quality. Crooked walls, crooked window frames. Inconsistent caulking.

The ratings mirror the experience. Personnel very nice & try hard. Building specs not as nice.

The trim carpentry was poor in some spots. The paint job and chaulking was sloppy. The final cleaning was just OK certainly not real thorough.

The quality of workmanship is excellent. And the price is reasonable. The Pulte Field Manager is exceptional and responds to any concerns/complaints. There was one issue. I do not believe the sales representative was upfront with us before closing. He did not let us know there would not be a refrigerator included in the price of the home. Even the sales brochure implied there would be a refrigerator. Some would say we should have known a refrigerator would not be included. However there is no need to obscure this fact from new buyers. Let's have full disclosure.

Our house project manager was an A+. Other than that Average is what it is

Home was not finished at closing. Floors were paint and stucco spattered. Promises on follow through for cleaning and repairs were not met in timely fashion.

What you see in model (and we don't mean the upgrades) doesn't necessarily represent what you get as a final product quality. Also, be, be aware this builder does not adjust grading after you purchase so be sure to be accept the grading on the lot you select. Finally, be ready to be nickeled and dimed for things that you would assume would be part of a "Luxury Builder"

They changed project managers about a month before completion. Created a communication problem. 2nd PM didn’t know what the 1st PM had committed which was a problem.

Biggest issue I have is the quality of the tile installation. I paid for the very best tile throughout the home and when I arrived just prior to closing I noticed numerous issues with the tile layout, grout work was very bad, and there are numerous areas where the tile is not level with adjacent tile causing me to trip.

I’ve been in my home for 7 weeks. I love my home but it’s taken awhile to get here. I believe there can be an improvement in coordination and communication. For the price I paid, I expected a cleaner more customer focused attitude throughout the construction of my home. I needed to escalate many issues three levels above my field contact. He got everything done and more importantly he took ownership until the issues were resolved. That is a priceless character and I truly appreciate his involvement!

First, love the location and folks in eTown Del Webb are very friendly. The building experience was OK. Our home was delayed which did not shock us but it also sat with no work being done on it for several weeks which was very frustrating. The superintendent we had is no longer with Pulte and the new supers seem to be much better. We feel the quality of the home should and could be better for the price. Pulte needs stronger quality control and higher expectations from their subs. Believe me, I know how hard it is to find workers but if they would hold them to a higher standard and expectations during the build they would probably not have to keep going back to homes to "redo" their work. Our expectations were that, upon being given a closing date, the house would be complete and clean—move in ready. It was not, on the closing date they were still installing items, other items did not get done, such as slider replaced (it is scratched), paint touch ups were not completed, (i.e. bathroom). The house looks beautiful but upon closer inspection, you can see that there is problems i.e. hood vent is crooked, and has hole in the wall. We were also not happy with the walk-thru, when the gentlemen spent so much time telling us how to clean the counter. The time were have been better spent, explaining how to turn on/off the new appliances. Looks like a rush to complete so many homes, need to spend more time on each home and have some supervision of the many crews who work on each home. ... More

Get a realtor and independent contractor to advise and represent you. Do not close with a punch list.

Overall design and structure of the house is excellent quality, and neighborhood is well thought out. Project managers are very helpful and courteous, but were very overloaded at the time of closing with number of houses assigned. After we closed on the house and moved in, found electrical wiring wrong to the wine cooler and destroyed the cooler and was not protected. We did get a new replacement. Could not get our new gas dryer to work, and after 3 weeks of going back and forth on where the problem was, the Samsung technician we called out identify we did not have a gas supply. Found the supply valve had a plastic protection insert that was not removed and blocked flow. The general contractor that installed the valve incorrectly was not on our list of people to call to resolve our problem. When we moved into the house, the cleanliness was below expectation for a high quality house, and there was excessive grout and dirt still embedded in our new floor tile. Be prepared to upgrade everything! The basic home is really just that - basic, bottom of the line.

Disappointed in lack of attention to detail in overall construction.

They need to talk to buyers before they build to hear what they are looking for in a carriage home. More on-site viewing of models is needed. When I bought I had no model to look at. There was only a larger upstairs unit to see. Of course, it was bigger and you really do not get a 'true" picture of what your unit will be like. The garage is much too small, the flex room is also too small. More natural light is needed in the ground floor units,

Much thought needs to be done UP FRONT before signing to build in an age restricted property. There are limited options. Little can be changed. There are no grab bars provided in showers/baths. Landscaping is atrocious with sod thrown down every which way leaving potholes that you can break your ankle in. Site foreman are so-so. All promise Arpege.....but deliver toilet water. Our front shutters are painted 2 different colors. If you want to buy properly, you need to be here all day long to witness what's going on during construction. . We found children doing internal painting. The Pulte community is great, the sales people terrific, but construction aspect is a real bummer and results in costly post purchase modifications. ... More
