They need to talk to buyers before they build to hear what they are looking for in a carriage home. More on-site viewing of models is needed. When I bought I had no model to look at. There was only a larger upstairs unit to see. Of course, it was bigger and you really do not get a 'true" picture of what your unit will be like. The garage is much too small, the flex room is also too small. More natural light is needed in the ground floor units,

The trim carpentry was poor in some spots. The paint job and chaulking was sloppy. The final cleaning was just OK certainly not real thorough.

The community here is wonderful. The environment is beautiful, and amenities unsurpassed. Be aware that there are multiple quality of work issues that can be remedied, but you will need to be persistent and patient. I am seeing intentional effort to resolve these issues; however, there are more than one project that will be extensive and have still not been initiated. Also, I would advise potential buyers to check the reviews and references of their Pulte real estate agent. Choose only from those with excellent ratings. It will greatly influence your buying experience.

My shower had to be reinstalled three times before the floor was graded properly, and the tile placements were corrected. The windows are not squared off. A lot of the walls are not squared off overall there does not seem to be pride in the workmanship of the workers. Most recently The VIDEO DOORBELL was a terrible install job. Trying to find out who to contact is a nightmare and to take ownership of fixing things is not very expedient if at all. We have found that the total quality of the home build to be subpar. I believe the reason for this is the quality of work done by your contractors and sub-cotrators. Their should be better inspection of their work and attention to details of the home build.

1. master toilet was running, had to be fixed 2. spot on wood floor that had to be removed 3. breakers keep flipping, electrician coming 4. master bath mirror has unremovable spots on it, being fixed 5. vent in bathroom was incorrectly installed, has been fixed 6. Per my realtor my house would not sell for the amount that I paid for it and the land I have been getting a quick response, on items getting repaired.

I think Pulte did a fair job and missed a lot of easy opportunities to build a great home and engender goodwill with this customer. My perspective is likely skewed as my last new home purchase and build was 30 years ago, and for a much larger home at less than half the cost of this home. I don't feel the contractors hired by Pulte were striving for excellence in any way, shape, or form. Best option is to not take any indoor upgrades and have house redone after close. The inside walls with the orange peel finish are horrible. Everyone hates them yet they will not let you change.

Make sure to stay on top of your construction manager throughout the build process. The quality off the work by the tradesmen is sloppy and the quality of some of the materials is less than would be expected for a home at this price level.

Very nice models with plenty of options but the quality of the actual build and the materials really is absolute crap. I'm sorry... and my Project Manager did an amazing job and responded to everything and went above and beyond. If you are asking me what I want others to know... know that Del Webb is a nice place with total crap quality construction... come see my house and I'll show you crap quality of trim, floor moulding, door installations, windows are not even remotely square, terrible caulking & sealing, and virtually no care at all when painting the exterior or interior. We like our home very much even with the problems we encountered and the lacking attention to detail. We had numerous delays which pushed our closing back and caused many necessary changes to our timeline. When we did finally close, the home was less than clean and the painting, both exterior and interior, was terrible. I have been spending time repainting, cleaning paint off hinges, grout off tile floors,patching wall divots, and just general deep cleaning. My husband and I purchased a Pulte Del Webb lot in March 2022 and moved into the completed house in April 2023. Unfortunately no cable line had been installed. The project manager blamed AT&T and AT&T blamed Pulte. As of today ( six weeks after closing), THERE IS A CABLE LINE EXPOSED RUNNING ACROSS OUR DRIVEWAY THAT NEEDS TO BE BURIED. We have only been in our new home for a month, but here is our impression thus far. There was considerable turnover during the build with our construction manager, our sales rep, and our customer care person. That made the experience quite frustrating. We finally had a great construction manager at the end of the process (Tim) who made the closing come together. There are a number of punch list fixes that need to get resolved and they are scheduled. We will await those to be completed before we give a complete review. Initial construction manager was clueless. Unfortunately, the replacement construction manager, who was great (Nathan), came onto the job when it was 75% completed. Builder installed wrong kitchen and doors. Sliding doors (5) and about 6-8 windows need to be replaced due to scratches and broken seals. Took 4 weeks to replace flapper in Owners toilet. 70 pavers had oil stains and were replaced. DEFINITELY NOT A QUALITY CONSTRUCTION!!

John G. in sales is the one person that made this experience enjoyable. He returned or texted me back in a timely manner. When we had a concern, he would look into it and again in a timely manner respond back. The neighbors are wonderful and very helpful as well.

We started with the purchase of the lot and like all sales agents I imagine ours threw the “you better hurry; someone else is looking at the lot” warning to purchase now. Whatever. The build was slow but expected to go from Nov to Jun 1; we closed on Jun 30 so had to extend our apartment lease Jun and then Jul ($$$). Building a house during a pandemic & supply chain issues presents a unique set of challenges, but there is no excuse for lack of communication. Pulte started more homes than they could handle. Crews get paid by the job so they rush from one house aka job to the next. Needless to say, there’s a lot of sloppy work. Our home took about 5-6 months longer than others started at the same time. The cabinet company used is horrible. After 1 month we are still trying to get issues addressed that would take a handyman a few hours. Workers just don’t show up. My realitor was great and worked with me the entire process. I love my neighbors and the community. The workmanship, however, needs major improvement. January was the month to have all repairs addressed...still waiting. We flooded within a week after move in. The plumber didn't tighten the pipes and the dishwasher knocked it loose. Upgraded cabinets, cheaply made, cracked tiles, crooked counter, and more. Our Pulte Rep is trying. But actually having someone show up to fo the repairs, is another story. We are happy to have moved here, but disappointed in the builder.
