Workmanship and work quality is terrible.

This is tract housing. If you build custom, you must buy your own land, have no access to the DW amenities, and it costs more. Tract housing is never going to be the same quality as a custom build. But the DW amenities are exceptional. Loads of fun! So, you have to decide what's important to you, before you choose to buy with DW, and be realistic. The main thing we liked about DW was its people. When there was a question or problem, they were immediately responsive. Even when we were "in the wrong" or behaving badly (there's stress with building) they dealt with us graciously. My understanding is DW has none of its own crews. It hires subs. Therefore the quality of the work depends on DW's access to good subs. The subcontractors for pavers did the best paver work I've ever seen. Perfect. The subcontractor for tile was not (lots of bad cuts and blatantly visible errors and thin or missing grout or wrong caulk). There is no way to know, before you buy, which subs are good or bad. Be sure to ask detailed and specific questions. For instance, we paid extra for the upgraded kitchen. We then paid even more for the upgraded top-of-the-line cabinets. We assumed for the bundle of money we paid we were buying plywood cabinets. Nope. The cabinets are pressboard. Had I known this, I would have paid for no upgrades, let DW put in anything, then ripped it out and redone it after close. They also use PEX which they lay underground with underground attachments. We didn't know this. I would have preferred an option to pay for PEX homeruns sheathed through a pvc housing. No such option was given. It should be. So ask good questions. Although our salesman was excellent, there is a whole lot of detail, and we did not ask enough questions at/before contract, and found out during the process about these things that we did not like. Likewise, DW added some extras that we didn't know about or expect, and which we truly appreciated! My impression and experience is that DW sincerely aims to please and to exceed expectations. DW is as solid as you can get, I believe, in terms of builder integrity. But nobody is perfect. Some friends hired an inspector to watch their build and report to them. That is a very good idea. That way you always have "eyes on". After we closed, and went back to our old home to move. While we were gone, a DW sub had plugged into our outside electrical socket. The sub ran an extension cord across 3 lots to plug into our electrical outlet. We complained, DW corrected it. Per the response we got, this is not unusual. But this should not happen. DW blamed it on the sub but DW should supervise its subs. So, after you close, if you are not there, ask your neighbors to look out for you. I guess that's really the crux of it. DW has people with beautiful personalties trained to deal with customers. They're really super about treating their buyers well. But, the subs seem to run loose, and therefore quality is inconsistent. We are delighted with our house and with the community. DW people are service oriented and personable. We would change the plumbing, the cabinets and the tile sub and paint sub. But, it's tract housing, so.... know that before you buy. The community and amenities are delightful. The houses are beautiful, updated styling, open flow, truly attractive homes with lots of design choices. DW has been doing this for a long time, so, they know how to deal with seniors, and they hire good people, and build great communities. As far as I know, DW is the top company for 55+ housing. The purchase process was good

My experience with the sales and building staffs was great! The closing process was frustrating as the communication between the lender, closing, and scheduling groups seemed to be poor but these administrative matters got worked out. I love the home. Home prices everywhere are quite high and it is hard to evaluate the value of the home for the price I paid. The Wildlight community is great.

Brian (no last name?) was a terrific Build Manager. Always a listener, and managing all of the concerns we had in a timely manner. If we were to build a Pule home again, we'd see if Brian could mange that build for us.

Try to get Ian in sales

This is our fifth new home, our second Del Webb. Every step of the process was professionally managed. We so appreciate the floor plans offered (and the options within each floor plan). Love how the architects consider how a home is lived in. We are also impressed with the finishing work. The layout of the neighborhood is lovely, as is the clubhouse, and our wonderful new neighbors. So happy with our purchase!

Brian the construction manager was great.

Our Project Manager, Erik Williams, made the experience very positive.

Ian was so awesome to help me choose my home. It was very easy to make a decision on the 1st house I was shown. Love the customer service and love the location!

From the beginning my salesperson Ross has been very responsive and showed genuine concern for me and my family. He follow up with all my calls in a very timely manner and was quick to get resolution Tim F construction manager also met my concerns and never rushed me , he gave me his attention and also was very responsive to get resolution Both made me feel that they have continued to support me and hold my hand through the process Excellent customer service from both of these gentlemen

Buying and financing our new home through Pulte homes was a seamless and efficient experience. The house is well built and designed. Del Webb Wildlight is a great community with ample amenities.

Home was finished when I first saw it. THey were able to repair/replace small itmes successfully.

For the most part I’m satisfied but on the interior function of sink drains could be better.

I was living 6 hours from the community during the construction of my home. My site superintendent, Chris did a fantastic job of keeping me updated every step of the way! Once I was moved in, the quality and attention to detail was evident. I’m very pleased with my experience with Del Webb and my new home!

The whole experience with Pulte was very pleasant. From the initial sales process with Ross, who was incredibly helpful, to Tina in the mortgage and financial aspect, who was very patient, accessible and also helpful, to Niko in the construction area who went out of his way to make sure I was completely satisfied with the resolution of any issues. They all were marvelous and I am very happy in my new home. It has been a great experience.

Our sales agent, Jeff and construction manager, Chris were very professional and responsive throughout the construction process.

My wife purchased a new home in Del Webb in 2020. We were not married at that time. When we decided to marry I made the decision to build a new home in E Town. The sales experience was good and the associate was great throughout the build. I did feel pressured to start the build after being told there was plenty of time to sell my existing home. We already lived in DW so we visited the new house site almost every day. Early on we had issues with communication with our construction manager however that improved. We also reached out to the design team on a question and they never responded back to us. We found numerous issues with the sheetrock and trim and pointed them out. Once we moved into our new house we found numerous issue’s that needed to be addressed. I could list the items but there are too many to list in my review. So far the customer care team is working with us. I feel like Pulte rushes the construction of homes which causes issues with fit and overall quality. I built a new home in 1996 and had zero issues after completing the house. The language barrier is a huge issue as most of the workers don’t speak English. The construction crews leave trash everywhere inside and out of the houses. I will say that we love the new house and hope that unseen things don’t pop up after our warranty. We recently purchased a new home built by Pulte in the Del Webb - Nocatee Community. Every aspect of the contract negotiation, construction & final closing was smooth & professional. The quality of the construction exceeded what we expected from a large production home builder When we had a small warranty issue the response was amazingly fast and the problem was resolved in one day. Needless to say, we are extremely satisfied & would not hesitate to recommend Pulte Homes to anyone searching for a new construction home.

Our main contacts with Pulte/Del Webb, Andrew on sales, Prija on design, and Ben on construction management were knowledgeable, helpful and responsive. Ben is the best communicator we have encountered and stayed on top of logistics throughout the build. As a result we closed on budget and several weeks ahead of schedule. Our only criticisms are certain preferred vendors charge an excessive markup and the title company is not helpful.

I've only been in my new home in Del Webb Nocatee 55+ for a month but with all the activities to participate in, I feel blessed to be in this Del Webb community. I've made a lot of new friends and am really feeling like this is no longer a house.... it's my home. Fostering friendships, keeping active and feeling safe and secure seem to be the main goals of Del Webb's mission to its residents. They have succeeded! I purchased a single family home (detached, not a villa) and feel like its value was far beyond what I paid. Highly recommend Del Webb!

Best option is to not take any indoor upgrades and have house redone after close. The inside walls with the orange peel finish are horrible. Everyone hates them yet they will not let you change.

Just moved in. So far everything is going fairly well. The HVAC system keeps tripping a breaker. I have a call in. We’ll see how responsive the home warranty group is.
