Good communication for initial purchase. . Mortgage a hassle. Disappointed pool and clubhouse not done without a clear date to open. HOA fees should have been reduced until we get the amenities. Took a long time for HOA to approve ARC items. No parking at dog park poor planning. HOA start up not so seamless. Warranty items not addressed

We like our area and home, We spent more time listening to our Foreman on wanting us to give him high numbers than him ever getting things done. Sales was great, home pretty good at closing, after inspection lots of promises not much action. We had to complete things ourselves.

Builder could really strengthen the brand by being more responsive, more attentive to detail, and less careless! For example THIS SURVEY was address to me as a buyer of a 60’ product which does NOT exist in this community. Too much building and way too little ‘finishing’ of landscaping and amenities…..

Of the five homes we have built over the past 27 years, this was the most experience but certainly not the best quality build. There was a lot of 'lack of attention to detail' when it comes to many details of the home. Most of this can be attributed to sub-contractors not taking pride in their work and just getting it done, but not done with the highest level of quality as their paramount goal. The home is fine but for this cost it should have been impeccable, it was not. So far we are working on the deficiencies through warranty but that is a slow process as well.

We should have walked into a beautiful, ready-to- move-in home but there have been so many problems. The work is sloppy and products are cheap especially for what we paid. I’m disappointed with the condition of the tile flooring, the workers didn’t take care to cover it. Yes, the whole place is lovely but that’ll be months later. I must say when, putting in for service requests, Kristi is great with handling them. Many of the issues were resolved.

Overall construction and sales support was excellent. Communications were inconsistent. Issues linger after closing (such as circuit breakers frequently tripping) impact many homes here and should have been resolved during construction.

Was told many things that later discovered untrue. 1) elevation and color of house: couldn’t pick what I wanted because had to “space those elevations and colors” on street. However, I see multiple houses in a row with same elevation and colors. So rules evidently changed 2) HOA dues presented as one thing but turning out to be something else 3) improper sizing of appliances sold through Del Webb Too much finger pointing between HOA and vendors. If you are out of state from where your house is built, make sure to plan to visit your new home often so as to meet face to face all involved and monitor the construction progress. Make sure to establish a good rapport with the project/construction manager.

Have bought and built many homes in the past. Construction manager seemed under pressure whenever we met. He did a very good job, especially in the quality of the build. Communication primarily only came from him. We did receive a couple messages from what appeared to be senior management asking if we had any issues. Twice I responded regarding a finance issue and asked for a response-never received one .

Everything went fabulous until we took possession of the home. We loved our sales agent Bridget and our builder, Lonnie was friendly and helpful sending us pictures of our house as it was being built. He was quick to respond to issues after closing, as well. But our disappointment was when we closed, so many things were not OK. Beverage fridge has never worked - still waiting on replacement, dishwasher and freezer never hooked up to water, doorbell was not wired correctly to work and rang by itself constantly, smoke alarm was not wired correctly and kept going off at all hours of the ...

Have a detailed meeting and expectations from building supervisor. Have low expectations if want high quality work. Standardization gives speed to execute, but removes personalized experience.

Upgraded Kitchen

Paid for upgraded appliances, but basic decision issues. All appliances were supposed to be Whirlpool. Initial microwave was another brand. It was replaced with a whirlpool but, the display is white when all other kitchen appliances are blue. It is highlight as it sits above oven and you see the difference every time you look into the kitchen. Construction manager has been very responsive in trying to get fix, but so far he keeps getting road blocks. Latest response is others are like that so, no fix. I guess it is OK for this new pair of shoes to be one black and one white

Very frustrating. Living with errors in upgrades, thinking I could adjust to those mistakes, but must say there is no adjusting to looking at wrong upgrades and having to live with mistakes. Spent too much money for upgrades and then living with design errors is too depressing.

Don’t fall for all the marketing hype and sales pitches…your overall construction process will be an adventure! The Construction Managers (CM’s) are overwhelmed (i.e., assigned more homes than they can properly supervise) with a number of subcontractors that lack quality workmanship & supervision. Construction rules (e.g., debris pick-up, eating within homes, etc.) are completely ignored and are not enforced. Various projects within a home will be started and not finished with no common sense nor explanation. It is not uncommon for several of these projects to sit for several weeks ...

Have been experiencing issues with tankless water heater not working. Found repaired holes in the garage the plumber had to fix because of shoddy previous work. Lawn maintenance not spectacular and it’s being blamed on the weather. Construction sites are trashed with plastic bottles, scrap wood, broken concrete, empty caulking tubes, cardboard, plastic sheeting and other discarded items. I’ve even found trash buried under the sod. The construction supervisor has and continues to be responsive, diligent, understanding and helpful when issues arise. If not for him we would be at a loss.
