the home is beautiful, and is quality built. Just over priced

The tiles in our house came from different die-lots. They were placed poorly where a lot of tiles are up higher in some parts than others. The grout lines go from narrow to wide in same rows. Slivers of tiles were placed in the master bathroom. bathroom. Our lawn has been a disaster since day one. They laid the sod in different directions which should NEVER be done. The grass is so much higher in some spots than others. There are many, many holes where grass is missing. Someone could break their neck. The HOA rejected it from day one and they tried to cut tiny pieces to shove in but they all died and came out. It is a disaster. We told everyone that came out here that we will not accept this horrible lawn. The entire lawn should be ripped out, graded and good sod put down, all going in the same direction. Hard to get answers and this needs to be done ASAP !!! I could go on about the poor quality of other things but most have been reported. Some were taken care of and others we get different answers every time. We have at least 4 tiles that are defective and have needed to be changed since day one. ... More

Still outstanding issues NOT addressed. Once you close, you are forgotten

The walk thru went o.k. with the builder, some items where in need of replacement and/or repair and for the most part were done. Some items were not checked, (i.e. irrigation system) and it is NOT currently working properly. It was an Inventory Home, and we needed to move quickly, so we saw what we liked, but later found out that the house was not in a condition that needed to be. As an example, the PAINT workmanship needs a lot of improvement! Since the interior paint was already an upgrade, we had no option than to accept it. We pointed out some places that needed to be repainted, but after moving in, we found that the painters had still missed some areas, but even more concerning was that their attention to detail was terrible! Splatters of paint thru out the house, on the floors on the carpet, in the pantry/shelves, light switches painted, on the master bathroom commode and on the kitchen cabinets! Every time we do something or move something in the house, we continue to find problems with the paint job! Unfortunately, we didn't have the option of not having the paint upgrade because we would have never opted for that option! It was somewhere in the neighborhood of $2300 dollars for the upgrade (I believe) and NOT WORTH IT! Other items were also found to be in need of looking at or repair or replacement and we have contacted the appropriate personal with a list of items last week and was told via email that someone would contact us within 24-48 hours, and WE ARE STILL WAITING! I am not one to wait or have someone give me excuses for not contacting us, especially with all the forms of technology now a days to get in touch with someone, so I am also not one to continue to ask and submit issues when it was already done in the first place, so I will then start doing things myself and not be dependent on Del Webb to do what they promised to do. It might seem like some minor details to some, but you expect for the builder to at least follow up and let you know that they will eventually get back to you and take a look at your concerns! Finally, we did buy the Del Webb property because of its location! It is currently nice and peaceful and that is something we hope to enjoy for years to come! Good thing everything is painted trim work, they rely on caulking and paint to fill imperfections. Carpenters are fast track hacks, no sense of pride. Typical Pulte production, build out a development, blow out of town

I asked regularly for workmen to take their time and do things right. I was obviously not listened to-rush rush. Incomplete, wrong, crooked etc etc etc

I recently purchased a home in Stone Creek, Del Webb. Excited to be in a new home, I was there the week before closing to do my pre-closing walk-through. We marked up many many things that needed to be addressed and the site supervisor, Jeff, told me that I was very particular, and that I should be reminded I am buying a production home and not a custom home. I reminded him that while it is not a custom home it is my home. I went back a week later for my closing, which I had closed online prior to my final walk-through, and nothing had been addressed. Nothing that was marked up and let me tell you the house look like it had the measles because it was so many red and blue taped areas . He gave me an excuse that there was something wrong with the painters, and that they couldn’t get back there. Aside from the painting that was sheet rock spackle all over the floors and I was told that it could easily come up when I wash the floor with hot water. The list continues to go on. There is still things that have not been addressed and while I am on vacation right now, I am meeting with the warranty manager when I get back. The quality of workmanship is subpar. Moldings have been cut short and then filled with caulking where they meet the tile and moldings around doorways are jagged, and not smooth And I could continue to go on, but I would prefer that somebody call me and discuss this with me. And by the way, I also had my sliding glass door come off the track and I had to call Jeff on a weekend and that was two weeks after I purchased the home and he told me it is not a warranty item and then I should call Handyman and pay somebody to fix it. From what I understand with my new neighbors, he apparently does not have a very good reputation with the new buyers. In fact, my neighbor threw him out of the house. I own a DellWebb home in Lakewood Ranch and I want to say there is a pretty big difference in the quality of that home and this home. Granted the home in Lakewood Ranch is over $1 million and this home is only close to $500,000 which by the way it’s not a cheap trailer home by any means. I would expect the quality of some of the things I have a $200,000 home but not in a $500,000 home. ... More

Inside workmanship not good at all

We have lived in other Dell Webb communities before and this house in Stone Creek seems to be better constructed. Issues with the home are taken care of much quicker before the purchase than after.

So if you are Having a house built by Del Webb you need to pay attention to your building manager and ask the same questions multiple times

They do an exceptional job.

Dell Webb standards are excellent, but the quality of the workmanship is mostly subcontractor dependent. Our field manager was excellent and required many do-overs by subcontractors not meeting Pulte standards, but not everything could be identified and fixed.

Showing agent was pleasant and friendly. Information provided during our contact was confusing. Closing through the portal was brutal when only accessible via a cell phone. The contract was the worst I've ever had to read and sign over multiple home closings. Getting home repairs is cumbersome, with multiple contacts involved, providing no straight forward completion dates on some items. Others have been completed quickly. We have definitely experienced information overload with key points lacking detail. Overall we Love our home, the neighborhood and the amenities included. We love the home, however there were several things that were sub par. There was glue all over the floors that we had to scrub to get off; the washing machine hoses were put on backwards (cold on hot and hot on cold); there are footprints permanently etched in our driveway, which was painted, and some of the paint is chipped off; there's a lot of glue like stuff on the front of the house and very obvious places all over, there are chips on doors, walls and several places, the filter outside the front door was filthy, the garage and lanai was filthy, with bugs all over and huge spiders - live were inside of the house (we found 4); this is just a few of the problems we found. It was not fair that we weren't here to watch other the process of building so that these things could have been caught, but you should at least have someone doing that for the buyers. Buyers should have the feeling that they are being well cared for, their homes have the quality that Del Webb's reputation carries, but alas we did not experience that at all. ... More

Del Webb has always been to be the ultimate home buyers experience. But, ours was disappointing ! Sales had to be tracked down every time we came in to see community and to have our needs met. We had to request another Sales Agent to assist us. Project manager meet appt for walk thru was good… But, Closing day walk thru punch list not completed!! Another manager rushed thru our walk thru, leaving things Incomplete. ( Everyone always rushing to another appt)!! Closing rep was nice at the Sales Office Closing and was very thorough. During closing our SALES AGENT walks by us in the lobby and did not even know who we were or say hello !!!! ( AFTER HE MAKES A NICE COMMISSION. That was the most DISAPPOINTING moment and the reason for this review). ... More

Incredible community! Wonderful amenities, clubs and selection of homesites. Other Del Webb communities don’t compare. Sales people are accommodating and communicate well but sometimes not up to date with their pricing. Mateo, our site supervisor was fantastic through the entire process. Sadly, I believe that Pulte would do better to supervise their sub contractors rather than relying on warranty service to complete the homes. I understand that these are not custom homes but the finish work does not need to be sub standard. Wall finishes, trim carpentry, quality of cabinets, etc. all need substantial improvement. I’m confident that our 1 year review will be much better as Debbie with warranty service is doing a wonderful job. ... More

Overall, the community is very nice. The houses on the surface look nice. The follow up for maintenance request is average. The quality/workmanship.is average. The build of the home look kind of rushed, like front door doesn't fit tight. Paint jobs are sloppy with clumps of paint underneath cabinets and ledges, drops of paint all over the place on floors, half the outlet have paint in them or some thing that prevents you from being able to plug into them. Studs in the wall seems to very as if random. Even the toilet paper holder was put in incorrectly - nothing catastrophic, but you don’t get the sense that there was a lot of attention to detail put into the build. We find little things that we would’ve thought would’ve been caught and corrected. Given that there is a one year warranty, there’s some piece of mind, I would rather fill the survey out in about a year. ... More

Go through your house with a fine tooth comb during the pre closing inspection, because the quality of the fine finishes is not very good at all!

While the community has great amenities, the new home building lacks quality. They changed the style of the homes and they all look alike. Not enough details on the elevations. I wish I would have bought a resale as the older homes are much better quality. The new homes are on much smaller lots….so they can fit in more homes. Pulte will cut every corner they can financially. You pay top dollar for a mid-quality home.

Problems that were identified prior to closing are still un resolved, more than 6 weeks later.

We commend our informative construction manager Jacob. He sent pics and updates throughout the build. Design consultant Nikki was generous with her time and helped us in choosing our finishes. There are certain finishes that are not the same quality as what we saw in the model homes. The performance of the a/c system is poor coupled with inadequate insulation resulting in significant variation in temperature in some rooms. Ultimately you move here for the community so keep that in mind.

Salesman was great, Pulte mortgage was terrible, we luckily were able to not need them! Workmanship is not so great, hopefully all gets corrected . Time frame of completion was earlier then expected.

We recently settled in our home and so far love the community. The house is nicely designed, but the finished product has a lot of defects. Still waiting to see how the Pulte team responds to the issues we have identified. We presented them with our 30 day list and should know in about a month what they will and won’t address. My biggest complaint is their response that it is up to our standards. I had to remind them my only frame of reference as to standards come from the workmanship in their model homes. If the work there was right, I expected the same in the home they built for us. I am very hopeful that they will address the items we discussed. ... More

House was not ready at closing. Sod was put in the day of closing. No white glove walkthrough at all.
