The walk thru went o.k. with the builder, some items where in need of replacement and/or repair and for the most part were done. Some items were not checked, (i.e. irrigation system) and it is NOT currently working properly. It was an Inventory Home, and we needed to move quickly, so we saw what we liked, but later found out that the house was not in a condition that needed to be. As an example, the PAINT workmanship needs a lot of improvement! Since the interior paint was already an upgrade, we had no option than to accept it. We pointed out some places that needed to be repainted, but after moving in, we found that the painters had still missed some areas, but even more concerning was that their attention to detail was terrible! Splatters of paint thru out the house, on the floors on the carpet, in the pantry/shelves, light switches painted, on the master bathroom commode and on the kitchen cabinets! Every time we do something or move something in the house, we continue to find problems with the paint job! Unfortunately, we didn't have the option of not having the paint upgrade because we would have never opted for that option! It was somewhere in the neighborhood of $2300 dollars for the upgrade (I believe) and NOT WORTH IT! Other items were also found to be in need of looking at or repair or replacement and we have contacted the appropriate personal with a list of items last week and was told via email that someone would contact us within 24-48 hours, and WE ARE STILL WAITING! I am not one to wait or have someone give me excuses for not contacting us, especially with all the forms of technology now a days to get in touch with someone, so I am also not one to continue to ask and submit issues when it was already done in the first place, so I will then start doing things myself and not be dependent on Del Webb to do what they promised to do. It might seem like some minor details to some, but you expect for the builder to at least follow up and let you know that they will eventually get back to you and take a look at your concerns! Finally, we did buy the Del Webb property because of its location! It is currently nice and peaceful and that is something we hope to enjoy for years to come! Inside workmanship not good at all

Still outstanding issues NOT addressed. Once you close, you are forgotten

Good thing everything is painted trim work, they rely on caulking and paint to fill imperfections. Carpenters are fast track hacks, no sense of pride. Typical Pulte production, build out a development, blow out of town

I recently purchased a home in Stone Creek, Del Webb. Excited to be in a new home, I was there the week before closing to do my pre-closing walk-through. We marked up many many things that needed to be addressed and the site supervisor, Jeff, told me that I was very particular, and that I should be reminded I am buying a production home and not a custom home. I reminded him that while it is not a custom home it is my home. I went back a week later for my closing, which I had closed online prior to my final walk-through, and nothing had been addressed. Nothing that was marked up and let me tell you the house look like it had the measles because it was so many red and blue taped areas . He gave me an excuse that there was something wrong with the painters, and that they couldn’t get back there. Aside from the painting that was sheet rock spackle all over the floors and I was told that it could easily come up when I wash the floor with hot water. The list continues to go on. There is still things that have not been addressed and while I am on vacation right now, I am meeting with the warranty manager when I get back. The quality of workmanship is subpar. Moldings have been cut short and then filled with caulking where they meet the tile and moldings around doorways are jagged, and not smooth And I could continue to go on, but I would prefer that somebody call me and discuss this with me. And by the way, I also had my sliding glass door come off the track and I had to call Jeff on a weekend and that was two weeks after I purchased the home and he told me it is not a warranty item and then I should call Handyman and pay somebody to fix it. From what I understand with my new neighbors, he apparently does not have a very good reputation with the new buyers. In fact, my neighbor threw him out of the house. I own a DellWebb home in Lakewood Ranch and I want to say there is a pretty big difference in the quality of that home and this home. Granted the home in Lakewood Ranch is over $1 million and this home is only close to $500,000 which by the way it’s not a cheap trailer home by any means. I would expect the quality of some of the things I have a $200,000 home but not in a $500,000 home. ... More

I asked regularly for workmen to take their time and do things right. I was obviously not listened to-rush rush. Incomplete, wrong, crooked etc etc etc

They do an exceptional job.

So if you are Having a house built by Del Webb you need to pay attention to your building manager and ask the same questions multiple times

We have lived in other Dell Webb communities before and this house in Stone Creek seems to be better constructed. Issues with the home are taken care of much quicker before the purchase than after.

Dell Webb standards are excellent, but the quality of the workmanship is mostly subcontractor dependent. Our field manager was excellent and required many do-overs by subcontractors not meeting Pulte standards, but not everything could be identified and fixed.

Go through your house with a fine tooth comb during the pre closing inspection, because the quality of the fine finishes is not very good at all!

Our construction manager was very through. Chase B. is quite knowledgeable about the houses he oversees. His good attitude took a lot of stress out of the entire process. Thank you!

The initial drive into Stone Creek as well as the models and the staff all A+. The finished product comes in at a C for the following reasons. Attention to detail is lacking both inside and out. For example, on the interior we needed to sand and re-paint some window sills and caulk base board joints and crown molding shortly after moving in. Had issues with shutters because the windows are not even. On the exterior. By far the outside is our biggest disappointment for the following reasons. Ground is so uneven our new $600.00 lawn mower is taking a beating after just 2 uses. A very nice representative from Del Webb told us that they would have the lawn rolled in an effort to help with the unevenness. Because there are no trees, shrubs or foliage to somewhat block the the 8 homes in our direct view from our gathering room, dining room and lanai it is truly our biggest disappointment. Showing agent was pleasant and friendly. Information provided during our contact was confusing. Closing through the portal was brutal when only accessible via a cell phone. The contract was the worst I've ever had to read and sign over multiple home closings. Getting home repairs is cumbersome, with multiple contacts involved, providing no straight forward completion dates on some items. Others have been completed quickly. We have definitely experienced information overload with key points lacking detail. Overall we Love our home, the neighborhood and the amenities included. Del Webb has always been to be the ultimate home buyers experience. But, ours was disappointing ! Sales had to be tracked down every time we came in to see community and to have our needs met. We had to request another Sales Agent to assist us. Project manager meet appt for walk thru was good… But, Closing day walk thru punch list not completed!! Another manager rushed thru our walk thru, leaving things Incomplete. ( Everyone always rushing to another appt)!! Closing rep was nice at the Sales Office Closing and was very thorough. During closing our SALES AGENT walks by us in the lobby and did not even know who we were or say hello !!!! ( AFTER HE MAKES A NICE COMMISSION. That was the most DISAPPOINTING moment and the reason for this review). ... More

Incredible community! Wonderful amenities, clubs and selection of homesites. Other Del Webb communities don’t compare. Sales people are accommodating and communicate well but sometimes not up to date with their pricing. Mateo, our site supervisor was fantastic through the entire process. Sadly, I believe that Pulte would do better to supervise their sub contractors rather than relying on warranty service to complete the homes. I understand that these are not custom homes but the finish work does not need to be sub standard. Wall finishes, trim carpentry, quality of cabinets, etc. all need substantial improvement. I’m confident that our 1 year review will be much better as Debbie with warranty service is doing a wonderful job. ... More

Overall going through the process with the the building manager assigned has been great. (Mateo) He was great in listening to me and responding accordingly. But now issues are surfacing. My driveway had to be completely removed due to someone driving on it before the concrete cured, But instead of putting pavers over the concrete, they completely demolished the concrete driveway severing the cable to my neighbors home and then had to reframe and repour new concrete. Completely uncalled for. Now my lawn is starting to die off, not from lack of water, but from something yet to be determined. Note, I've only been here for 5 weeks, and it's not looking very good at the moment. ... More

In general we had a good building experience. Our sales person and design team did an outstanding job. Project completion was very delayed from the initial estimate. Also, we are still waiting on unresolved open issues that were noted shortly after closing.

Although our home ended up as we hoped it would. Plute is hard to deal with. Salesperson was great, project manager was great, however with the amount of builds that are taking place every owner should hire a private home inspector throughout the build. They don’t quality check on every turn of the build and they don’t have the staff to do it with. You are the quality check and rest assure unless you were in the business of home building hire an expert for your interests on quality checks. So far as we have moved in I have found their phone numbers to call not effective at all. You have to hope your project manager or salesperson will have your back and resolve issues. Biggest problem for future home buyers are quality of the build not quality of their staff or materials they just need more help. ... More

Please spend more time in your walk through so you don't have to keep calling warranty for issues.

Overall very happy

We recently settled in our home and so far love the community. The house is nicely designed, but the finished product has a lot of defects. Still waiting to see how the Pulte team responds to the issues we have identified. We presented them with our 30 day list and should know in about a month what they will and won’t address. My biggest complaint is their response that it is up to our standards. I had to remind them my only frame of reference as to standards come from the workmanship in their model homes. If the work there was right, I expected the same in the home they built for us. I am very hopeful that they will address the items we discussed. ... More

Our salesperson (Allen) really worked with us to find the lot that met our expectations. He was always pleasant and easy to work with. Our project manager (Jacob) did an excellent job communicating with us throughout the building process. He kept us informed of the progress with pictures and any information he thought relevant. Since being in the home we've had to work with our warranty person (Debbie) on issues and she has been responsive however we have been disappointed with the length of time it took to resolve some of the issues i.e. a broken kitchen cabinet. We were told that it would take a week to replace it however it took over a month and a half. Also it was disappointing to have a roof leak that was not corrected on the first attempt and caused more damage to our ceiling when it leaked a second time. Our warranty manager has been very responsive and communicative to address issues. Overall we happy to be in our new home. ... More

I told salesman I would plant plants in my yard. He said no problem. He said for outside house construction issues I would have to submit request to HOA. I did not know planting a single plant would require an HOA approval at the cost of $25!! had I known, I would NEVER have bought here!!

The drain located at the back of the house is always clogged after raining, and water is always puddling. We advised HOA again and were told that it is a Pulte construction issue. We just want the issue resolved.
