Very disappointed in the quality of work, and lack of attention to detail! From numerous defects in the baseboards, door frames, unlevel pedestal sink, unlevel window frame in dining area, unlevel towel bar, toilet not centered on wall NX as a result the toilet paper holder is too close to toilet, seam in the island counter top scratches on the cabinets, front door and garage entry door doesn’t seal, threshold from garage to hallway dented, sliding glass door doesn’t seal allowing insects and other pests entry into the home, scratches and glue showing through on hardwood flooring, uneven refrigerator doors, corner of granite black spark in bathroom corner chipped off, sliding door very difficult to open and close, caulk missing around toilet and floor in 3 of 4 toilets missing, texture overspray from walls on door frames! And this is only a partial list of items that need attention. Sparse landscaping with dead grass in abundance. For an 800k plus house, I would expect a better appearance overall! Pulte’s reputation versus what has been delivered has been beyond disappointing, and our expectations have not been met nor has Pulte delivered a quality product. Overall, this was a very easy and pleasant experience - from viewing available properties, negotiating the contract, working with the construction manager, closing, and working with the customer care manager. The sales rep, Kialey B. went above and beyond our expectations and really set a high standard for others to follow - DWS should name a road or something after her. We purchased a property that was already complete and there were some issues we wanted addressed/corrected before closing. Although not everything was complete, enough was done for us to close on time. Kyle B., the construction manager, and Oliver D., the customer care manager, have stood by their word to complete everything to our expectations and are doing a great job. Beautiful neighborhood and clubhouse, but build quality of homes is sub par. I still have hopes that the more significant issues will be resolved (eventually), but responsiveness has been poor and follow-through even poorer. Everything from painting to flooring to electrical to carpentry looks like it was done by amateurs with little concern for the quality of their work. You might overlook that if this was an inexpensive home purchased as a fixer-upper, but for a new home at this price it is simply inexcusable. Word to future buyers - make sure you are happy with your home BEFORE you close. Delay the closing until you are satisfied - don't depend on promises to get everything fixed quickly once you close, because it won't happen. ... More

Material quality used by DelWebb is very good. Even the standard options are great brands. Workmanship was sporadic. Many of the contractors were incompetent, while some were excellent. This made for a diverse experience when a top-quality component was installed by an incompetent worker. I was satisfied with the companies response to fixing issues, most of the people were responsive. I was a nuisance to have workers continually coming the the house to repair things that should have been done correctly in the first place. However, all issues were addressed in a reasonable time. Overall, the community and house construction is excellent. The variability in working skill level was the major reason for build flaws. Although frustrating, the issue of finding skilled labor is just a fact of life. ... More

DEL WEBB Sunbridge is a great neighborhood with fantastic neighbors and great home plans. However the closing and build process were very disappointing. Very inexperienced construction manager who promised much and delivered little. Poor attention to details in finishing and then a very frustrating warranty process to get the trim and final fixes capped by an incompetent warranty manager. Only through escalation to the warranty managers supervisor were final trim details addressed. End result is a great house but a bitter taste from the poor attention to detail in the finishing prior to closing. Another frustration is the incredible slow response time for post closing modifications such as additional gutters etc. ... More

We have a nice house. However, there are still unresolved punch list items 7 weeks later. The process was nothing like it was communicated to us. Disregard the nice friendly sales literature. Communication was poor. The inspections never happened, the design meeting was poorly run and although we agreed to and expected certain items (and upgrades);the builder just changed some products without our consent or agreement. We should never have closed when we did. We felt pressured to give the construction site manager a good grade. We never did have a “celebration” walkthrough. The whole experience went smoothly, received assistance in closing electronically. The builder inspector and the warranty and customer care person were very efficient in the performance of their jobs. Overall, very positive experience.

Overall, we like our new home. However, there are still some issues unresolved over a month after closing. We moved into our home, expecting several issues to be repaired/resolved. Thankfully, many of those issues have been repaired/resolved quickly, but there are a few major issues still remaining and without a defined plan for completion or our satisfaction. If these are resolved over the next few weeks, I will raise my review. For now, we are not yet satisfied customers.

Great Experience with the process from purchase to final delivery. Minor issues but really a great experience.

See above I should have Pulte Pay for the electric bill “they” left lights inn and doors open for 3 daysxNever gave me the Garage opener Today 24 May building discrepancies still not addressed Although Aaro was given credit as my sales rep, I never met him He never introduced himself to me Customer card is a JOKE Answering machine message states you called after hours Itvwas 2:00pm on Friday After 20 calls and transfers back to same message I gave up Had to wait until Monday to get Customer Service!! Not happy right now at all

As a very recent closing home receipent I smile with joy everyday as I slide my new keys in the lock. Knowing that my home is exactly what I wanted-size, configuration, price, builder with a solid reputation and employees who go the extra mile. Satisfaction is the word you hear used so often in discussions with the building team nothing less, happy homeowner are tĥe goals to achieve. The experience has been horrible. Lied to by the sales office. No communication within the organization. The house is a mess with needed repairs and can’t nobody to fix anything. DO NOT BUY A HOUSE HERE!!!

I like the after care that is provided, the extra warranty on appliances is great, The quality of workmanship in the home is great. A great place to live and call home.

Both Jake and Oliver have been attentive to the concerns to complete the finishes in my home to the Pulte building standards. I'm very glad I picked Del Webb Sunbridge for my home.

Professional, quick responses to our needs and questions. Helpful with the step by step process. The floor plans are well designed and options to upgrade are the best. We looked at all the completion and DelWebb/Pulte is the best!

First and foremost I commend Kailey she is the sales representative who assisted me the 2nd and 3rd time I visited delwebb sunbridge. Her service/care very exceptional. She is approachable, friendly, dedicated, sincere and a very kind heart helping clients. She guided and assisted me from the very start of the buying process until the closing date. She gives me updates, I can text her anytime even at night and on weekends she is always available to attend my needs and she tried her very best to attend and answer all my questions and took actions in all my requests. I can't thank her enough how grateful I am that she is one of the people who helped me to fulfill my wish/dream to buy and own a house. She encouraged me how to get resources which i almost gave up my goal to buy a house but because of her i was determined to fulfill my dream to be a homeowner. Thank you so much Kailey. At least 7 punch list items remain outstanding 2 and a half months after closing. Promised a small amount of paint for every color used (unfulfilled).

We have experienced the negative effects of the communication gaps between the various silos within the Pulte organization, their overwhelming focus, with the expense to customer service, of ‘making the numbers’, and how their staff is incentivized. This, they’re follow through , and the construction mgmt team telling clients what they want to hear vs. creating ‘action plans’ for outstanding issues has us questioning ‘what are Pulte standards?’. Thus feeding into the trust issues. Multiple announced closing dates that are canceled at the last minute, construction mgrs that seemed overwhelmed with their work load, expressing desires and promises to be helpful but unable able (or unwilling) to follow up or through with their promises contributes to the lack of trust, and ultimately disappointment. Fully understand the needs of a business to make a profit, but this over emphasis leads ultimately to longer term problems both cultural and economic. More insight into customer service, and monitoring the same on senior manager’s ‘dashboard’s’ needs to take place in my opinion. ... More

We are extremely delighted with the overall experience with Pulte and the Del Webb Sunbridge team! Kialey our sales consultant, Darren our build manager and everyone else on the team made the hole process a pleasure, which is much much better than our past experience with Shoma 25 years ago!

Many promised dates and times were missed when it came to closing and fixing items found during the inspection. Not all items identified for repair were addressed before close and they still have not been fixed, there has been no follow-up by the builder. The day we closed the moved the construction manager to another new-build community and we appear to have been forgotten. I love the community,

Danny, our Construction Project Manager was a true professional. He was on top of every phase of the construction of our villa and was inconstant communication on the status of the construction. We met with him in person several times during the construction phase and remotely when it not possible to meet in person. He delivered on every commitment made to us and when "over and above" to make sure our needs were met. This was so very exciting from the very beginning. Working with Pulte representatives Rachel and Cory was the best experience you could hope for. Working together picking out the options for the home was such a pleasure with these folks. They treat you like you are family and that there’s nothing more important than you are to them. Communications are exceptional. And then there’s the construction. Oh how exciting this is to see your dream home being built piece by piece week after week until it’s completion. Danny the site supervisor has just got to be one of the nicest guys on the planet. He addresses any concerns you have immediately and although I have now closed on my beautiful home he continues to check in. Wow where else can you get a relationship like that??!!
