Don’t close escrow until all things in your home are up to standard. Once you close, they seem to forget about you. They keep building new houses, but don’t come correct/fix things in homes already completed.

Good experience, people are wonderful

Started out very shaky, but in the end I was somewhat happy although I end up spending $30k more than originally quoted due to time delays. Maybe it was the joy of seeing the end of the project.

Our construction manager was amazing. I give a 5 star review to him.he was attentive, personable, and very hard working.

The buying process ran smoothly. The interaction with Pulte’s personnel was pretty good from the sales person to the last builder. Some minor issues are still pending, but they are working on them. We are very satisfied with the house in general.

Seemless buying experience. Builder was under a lot of pressure from home owners given the material and personnel shortgages. Overall given the circumstances, quality home with long term value.

Buying a Pulte home, more than three-quarters of a million dollars, was and continues to be the worst experience we have had in purchasing a new home. The workmanship is absolutely sub-par and they have had to do many things multiple times over, like tile work, 3+ times now. We heard lots of excuses for the poor workmanship and still battling to get things fixed today. Promises of getting things fixed prior our closing were never done yet we were pressured into closing. Brian told us everything would be done and he would continue to follow up with us for 30 days after closing to make sure they did get done. I think we got about 2 days and then he ghosted us and never responded to us again. The pavers both in the front and lanai look terrible and are not anywhere near level. They have 'fixed' them twice on the lanai and they are still not level. Our patio furniture sits at a slant. In addition, due to the rain, we had lots of soil run off and the backyard has holes and dips in it. This we were also promised would be corrected. Cabinetry paint is horrible and our wine cabinet is cracked. The blinds for our sliding glass door were not installed correctly and the drywall is damaged. Two blinds in our bedroom don't open and close correctly. The list goes on and on. I met with Oliver on the 21st of December. He took pictures and made notes, didn't want a copy of my list. Since then, we've had the electrician come out for 2 outlets that didn't work, 1 outlet that was behind drywall, and a sporadic light outage in the master closet. Tile folks are due out today, Jan 13th, but haven't showed up yet. Very poor grout work and several tiles damaged. We had 3 grout companies come out to seal our grout and none of them will do it, due to how bad the grout is. Every time I ask Oliver about everything else on our list, he tells me nothing has been done. What do we need to do to get this done? It's ridiculous. Working with Pulte loan servicing was an absolute nightmare. We were at the point of feeling harassed. Asking us for the same documents over and over again after we sent them several times. After months of this, we finally was assigned a new person, Bonnie, who was wonderful to work with. Working with Pulte Mortgage was also a terrible experience, they couldn't give us a time to come in, so instead we were on standby for a call. The call came, we went and waited an hour in a room. The gal who did the paperwork, quickly went thru it like she couldn't be bothered, and by the time she was done, we missed the deadline for our wire transfer. This was a Friday, so needless to say, we walked out without our keys. Had to wait until Monday, so had to reschedule our movers last minute. Didn't even get the special Pulte key. All in all, this process has and continues to be very stressful. Appears most of our neighbors are having the same issues. It's very heartbreaking thinking this is your forever home and really it's been a nightmare. It's like being sold the model home and then nothing can even compare. ... More

- From the time of purchase to move-in day, I felt confident that I was going to live in a very good community in a very well done home. - The quality of the materials used in the construction of the house are top quality and the value is adjusted to our possibilities. - - Communication with the construction team was very fluid and friendly at all times, they corrected the details that were presented at the required time. - The quality of construction, the materials used, the technique applied is of very good quality, so I highly recommend this builder.

I have a mixed review. First of all the Sales person was outstanding and they were very professional and met our every need. The Construction Manager was also very professional and was great with the entire building process and has continued to work with me to finish the list of things still to be done with the house. Where I have issues is with the final condition of the home at closing. It was not finished - Pulte had issues with their contractors not showing up or not having workers available to finish my home. We closed anyway and it was very disappointing. The quality of the home is great - it has been through 2 Hurricanes in the past 8 weeks and everything held up including the power! My feeling about the process is that Pulte sold as many homes as they wanted to and did not realize that the supply chain and their venders etc was not keeping up. This put a lot of pressure on the Construction Managers who were left to take the heat from the homeowners like myself who had homes that were not completely finished at the time of closing. Will Pulte realize that this reflects badly on their brand.? They have good homes but what buyers are left with at the end when their home is not entirely finished at the time of closing is what people remember. A suggestion would be to work as hard at the end of the construction process as they worked at the beginning of the buying process to sell their homes. To sum up my review - we are very happy with our new home - but have bad memories about the process at closing with the house not being finished. Does Pulte read these reviews? I hope so - because they could easily fix this if they paid attention to the entire process from beginning to end to make sure they finished with pride in their product. ... More

Overall the buying experience was ok. Very disappointed in the craftsmanship of the home. The design is great but the quality of the work was very sloppy. Our Field Manager has been wonderful in responding to our concerns but there are so many issues that have not been addressed and are out of his control.

We spent quite a bit of time reviewing floor plans and options so were prepared when It was time to make decisions and order options. I highly recommend that anyone considering purchasing a home from Del Wood invest the time to do this. It made everything go much more smoothly.

We love our home's floor plan, but the attention to detail really shows a lack of worker oversight when it comes to craftsmanship. We have lived in the home for about eight weeks and have a list of nearly forty issues. About seven of the issues have been corrected, and I corrected about half of them. Del Webb has been very slow to address issues and get them corrected. My advice would be for a new buyer to stand their ground and not to close escrow until the home is finished to their liking. At this point, I would not be able to recommend a Del Webb home to a friend. Del Webb has a great concept, but poor follow through. Perhaps my opinion will change in the future, if it doesn't take Del Webb forever to correct our issues. ... More

I like many found that the home was not complete on closing. I struggled to even get sombody to respond. I was promissed all would be fixed. Nothing was fixed, infact after I moved in I found many more major faults. Master bedroom had no electrics for a week. They found dangerous wiring fault. No hot water, infact no water came out of hot faucet. No internet, they forgot to order it to be connected and then found out no underground conduit was installed to wire the system in. This system comes with the house price and HOA. As we have no cell phone tower internet is important. WE WERE LEFT IN A DANGEROUS POSSITION AS WE HAD NO CONTACT WITH THE OUTSIDE WORLD UNLESS WE DRIVE TO A CELL PHONE RECEPTION AREA 4 MILES AWAY. The landscape was half finished, the sod badly laid is mostly dead, no idea when or if that wil be sorted. Sliding doors hard to open, my wife cannot open them, badly installed and damaged, the framing has a 1/2 inch bow in the vertical. Floor tiles have many not fixed to floor correctly so are loose. Walls out of vertical by 3/4 of an inch in various places. Walls bowed buy up to an inch in varios places. Most interior doors stick shut at top or bottom or both, This is because the fromes the doors are in are badly fitted and bent. Damaged vanity unit in master bathroom. Bad stucco on most of outside . Block driveway has suncken for the third time. I can go on but this is just an example of the disgusting quality of home I was sold. I closed on 13 September 2022 it is now November and nothing realy sorted. Still they have my money so who cares, So be warned . ... More

The buying experience, mortgage application, and closing went smoothly . However, at the preliminary walk through there were several things that were supposed to be resolved that were promised would be done at the final walk through that were not. Here it is 6 weeks since closing and only 2 items have been resolved and we are finding more including electrical issues. I feel as if Pulte was sold "factory seconds". I have found that the vanity cabinet was installed damaged. Two of the three mirrors are damaged. A roof vent was apparently damaged causing a leak in the range hood. (That was one of two items that have been repaired. Twelve still remain of the original.) An outdoor lantern was installed without glass. A sliding closet door does not fit and was poorly installed. These are just examples of "factory seconds". I am still trying to get adhesives off my $40,000+ tile floor that was supposedly "acid washed".Our house was supposed to be a "quick move in" for May but we didn't close until September. We understand that there were supply chain issues. We own a Pulte home in NJ that was perfect and pristine when we moved in. It was THE reason we went with Pulte. We expected even more from Del Webb. I'm sorry to say that our Florida "dream house" has not lived up to expectations. ... More

The security and lighting in the community is excellent. The personnel at the clubhouse working in restaurant/bar area are very personable. Alot of great activities.

We moved in two days before Hurricane Ian. Construction was great! No issues as a result of the storm. Attention to detail was lacking. They knew we were not moving in until 30 days after closing. We had requested - at least a month before closing - that the wire shelving in the master closet and the pantry be taken down in order to allow California Closets (CC) to do the installs. This was two weeks before move-in. I arrived the day before CC installs and the shelving was still in place. The shelving were finally removed the morning of the CC installs. We had to clean the house the morning of move in. The dryer was not hooked up until two weeks after move-in. The dishwasher still doesn't dry the dishes. Warranty coming in another week. ... More

I wish the builders and contractors would take a little more time to do things right the first time. It’s very frustrating when the owners move in and they have to log several work issues because things were done in a rush. There also needs to be more communication with the buyers. Final inspections should be done before the new owners move in. My new home was left with dirty floors from the contractors.

This was supposed to be our forever home that we built from a distance. Huge mistake. The workmanship is shoddy and Del Webb only cares about throwing up houses as fast as possible. We have built homes with other builders and none ever came near to the disappointment and headache that is a Del Webb home.

It was a great experience dealing with Del Webb in the whole process of purchasing my new home. Time frame to finish it was as expected, and all came out with all updates we requested.
