The sales experience wasn’t the best. My original sales person was transferred to another community and I was assigned another person to oversee the details after I had signed my contract. There was a lot that slipped through the cracks. As a former design center consultant for another builder, I thought the Design Center prices were on the high side with little flexibility to change things on my spec home that I KNEW could be changed. Been there done that AND Pulte could have done better! And when the sales department rushed me to close way earlier than expected it became a fiasco. Supplies were hard to come by during the pandemic and when they did arrive the building was rushed and corners cut. I’m still getting warranty work done after being here a month. Nobody knows what anybody else is doing and it is hard to get answers. Huge need to be more organized and on top of helping residents. Del Webb is only interested in selling as fast as possible. Yes my home is lovely and I’m glad to be here. Expect more issues than you imagined you would have.

If you are looking for a personal touch …this is not a custom builder. They have several properties being built at the same time so you are one of many waiting in line to have issues resolved

The details were I would receive weekly updates on the construction of my home. In the 1yr it took to build my home 52 weeks I received 9 updates. And i received 9 updates because it was me who contacted the project manager via text or e mail got an update. And know 2 months after closing I still have difficulty connecting with project managers or supervisors on specifics that need correction. Totally unacceptable

overall house is nice and an excellent floor plan. Quite disappointed in the LACK of craftsmanship and attention to details especially given the high price we paid for this home. Likewise, the warranty people have not been responsive to our calls and emails in a timely manner. The community is great, and people are very friendly. We feel welcome here.

I was very excited to own a quality built Pulte home,but Pulte did not deliver. I would recommend getting an independent inspector before closing. The quality control was poor. The list of issues was given to the project manager one week before closing but did not get completed before closing. They have assured me they will fix all the problems when I return to Florida in the fall. I would like this to end up being a great experience.

We are snowbirds, so we were only there for two weeks at closing. There were a couple items not done at closing, including the dishwasher, and a few more items we discovered after closing. We were told by the construction manager these items would be completed soon and he would let us know when they were complete. After a month we contacted him and were told these items were now being handled by the warranty department. Another issue was with the front door. In our initial meeting withe the sales parson, we had selected an option for a door with glass inserts. When we signed the final contract, that option was missing and we didn't catch it. When we came for closing and discovered this, we were told that Pulte wouldn't change it because it was correct per the contract. We are willing to pay the option price for the door, but we just wanted Pulte to get the work done. So, overall the experience has been a little frustrating. ... More

Tried to build too many homes at the same time and quality, especially fit and finish, suffered, causing lots of post close issues that we are still dealing with. I would look for a development that is slow rolling their build process to help ensure a good product is produced.

Stay on top of your GC

The home is average quality, nothing like you think you would get for the price. The warranty process after you move in is slow and antiquated for such a large company.

The buying experience was mixed. There were definitely some great points, but unfortunately some not so great points as well. The salesperson, Aaron was great! However, the build quality left a little to be desired. This is our second home we built with this company within a year and half time. While the majority of the work is good, we were led to believe everything would be fixed before we moved in. That wasn't the case - we still have outstanding issues that haven't been resolved. I've been told they are working on them, but they are not fixed. We've had multiple issues addressed since we've moved in, that were not within the scope of things we identified before we moved in. I believe the builder to be a good one, but some of the subcontractors they hire, really don't do a good job. I would say, if you choose to have a home built by this builder, stay on top of them and use a home inspection company to help identify issues before you move in. ... More

Sales was wonderful - Design Center was great, however they are unaware the products that get ordered do not work with the home. Work was being completed as we were closing and beyond closing. Title company was fair at best and the warranty department is unresponsive in the sense of getting things done. Still working on major issues from day 1 and now we are at day 60. Recommended someone to purchase within the same community at the beginning of the process, but not sure I would do it again. Very disappointed more with the unresponsiveness and messy workmanship than with the product.

Walk trough horrible both ways the didn’t fixed everything

Great with sales, but the contractor and follow up was a bit difficult. Had lots of questions that were down played! Lots of cheep construction and issues that were done NOT in line with the plan, but because of laziness and really not professional Had bathroom that could not be used , had a dryer that could not be used ? Had a shower that flooded the bathroom and bedroom had a stove that was put in out of plum and original had plants placed down the middle of the yard ,, NOT a great experience

Several problems, mostly cosmetic, still awaiting resolution.

I feel the quality of the finished product is less than the ideal presented in the sales office. Lots of little issues left to be taken care of. I believe this is due to the number of homes the construction manager, who did his best, has to handle. Also, very few union people on the job which is reflected in the issues. All that being said, we are in the house and enjoying it and the neighborhood. IMO many of the issues that arose during construction could have been avoided if the construction manager had fewer homes to manage.

We have a nice house. However, there are still unresolved punch list items 7 weeks later. The process was nothing like it was communicated to us. Disregard the nice friendly sales literature. Communication was poor. The inspections never happened, the design meeting was poorly run and although we agreed to and expected certain items (and upgrades);the builder just changed some products without our consent or agreement. We should never have closed when we did. We felt pressured to give the construction site manager a good grade. We never did have a “celebration” walkthrough. As I said, we do have a very nice home and our experience so far with the warranty side has been positive. ... More

Not happy right now at all

At least 7 punch list items remain outstanding 2 and a half months after closing. Promised a small amount of paint for every color used (unfulfilled).

I wish the builders and contractors would take a little more time to do things right the first time. It’s very frustrating when the owners move in and they have to log several work issues because things were done in a rush. There also needs to be more communication with the buyers. Final inspections should be done before the new owners move in. My new home was left with dirty floors from the contractors.

Customer service is lacking in too many operational areas. Who is im charge, supervising operations??
