On August 29 I sent Pulte a repair request on 11 issues. No response. I submitted a lanai screen request to HOA on August 10. Still no response. It should not take this long for a simple matter.

This is the second home we built. Once we got past a few misunderstandings in the beginning of the sales process things went smoothly. The build process was awesome. Now that we are in the home the warranty people are NOTY GOOD. Things are taking forever to get fixed. The vendors are unreliable. They don't show up, and when they do they are unprepared to complete the job.

Would not go to settlement without items being completed, very poor, actually no follow on open items. Would not recommend Putle Homes to anyone based on our experience- would hope items be address before having to seek outside help.

Overall the experience was good, but homeowners should be prepared for at least two months of workman coming back to fix thinks like paint, stucco, appliances, tile, etc.

I was very excited to own a quality built Pulte home,but Pulte did not deliver. I would recommend getting an independent inspector before closing. The quality control was poor. The list of issues was given to the project manager one week before closing but did not get completed before closing. They have assured me they will fix all the problems when I return to Florida in the fall. I would like this to end up being a great experience.

Quality of work and responsiveness

This is the 4th home I've built over the years and probably the best process of them all. I was kept updated on any issues that came up and my questions were answered promptly. Workmanship above average.

We are a satisfied customer.

Good quality condo. No grab bars in showers even though this is a senior (55+) community. With over $ 28,000 in options, kitchen stove exhaust does not ventilate outside. HOA monthly charge of $ 423 only provides landscaping and internet for home owner, rest is for community development. Not too happy about it. Other than those items, it is a good home, nice area.

We are snowbirds, so we were only there for two weeks at closing. There were a couple items not done at closing, including the dishwasher, and a few more items we discovered after closing. We were told by the construction manager these items would be completed soon and he would let us know when they were complete. After a month we contacted him and were told these items were now being handled by the warranty department. Another issue was with the front door. In our initial meeting withe the sales parson, we had selected an option for a door with glass inserts. When we signed the final contract, that option was missing and we didn't catch it. When we came for closing and discovered this, we were told that Pulte wouldn't change it because it was correct per the contract. We are willing to pay the option price for the door, but we just wanted Pulte to get the work done. So, overall the experience has been a little frustrating. ... More

The building site manager (David Joyce) kept us informed throughout the building of our house and ensured that all our options were installed as contracted. Furthermore, the warranty manager (Oliver) was very responsive to our service needs after we took ownership of the house.

Pulte and Del Webb have the process perfected. The sales staff was knowledgeable and able to help us navigate through our multitude of questions in the beginning. Our building site manager was well versed in the newest building codes and had his finger on all supplier issues. Communication was key during the building phase, and our manager was very responsive to all inquiries..... and communicated with us even more than we asked. Very much a plus. There are always minor workmanship discrepancies, and the owners warranty appears to be straightforward and easy to interface with.

From sales, configuration, and build and closing, we worked with a tireless team of true professionals! A special thanks to Bob (sales), Courtney (configuration), Tom (field manager), Barbara (escrow); these are amazingly talented professionals and wonderfully delightful people. Seemlessly linking the thousands of tasks in the new build process, Del Webb clearly demonstrates proficiency. Yes, there was a sporadic covid driven supply chain hiccup or two and regional subcontractor labor pool issues (particularly trim and paint), but overall the build process meet our expectations. It could have easily exceeded our expectations had milling and painting subcontractor teams had more experience. ... More

Their contractors do not keep a clean or tidy work space. Debris was left everywhere inside and out during the buildout. Their finishing work was no better than an inexperienced DIY person. Carpentry was horrible. We purchased cabinet in the entry way from garage that I could have built better with the limited tools I have. Each shelf was at different spacing. The painting was horrible and had to be done a second time.

One of the worst home-building experiences. Overpromised and underdelivered. Poor workmanship, missing items, and horrible communication.

De; Webb has helped some of my neighbors by lending them appliances when the homeowner could not get the ones they purchased outside of Del Webb

Good Builder who stands behind their product

Tried to build too many homes at the same time and quality, especially fit and finish, suffered, causing lots of post close issues that we are still dealing with. I would look for a development that is slow rolling their build process to help ensure a good product is produced.

Builders in other states (like Arizona retirement communities) require buyers to provide quarterly payments to builder while home is being built which is not the case with Del Webb Communities in Florida. A big plus.

The home is valued at 510k, but looks more like a 200k home, due to poor workmanship and pride in doing a good job. Things are not centered, paint and caulk are all over the tiles, parts are missing from an appliance, and level 5 shelving is not properly hung, so the shelves are not level, and the huge quartz countertop is not aligned properly. Also, the tub has a chip because a trade person was observed using a step ladder in it. Not a good experience with a builder who has built many communities! The warranty department is supposed to work with us.
