Good Builder who stands behind their product

Tried to build too many homes at the same time and quality, especially fit and finish, suffered, causing lots of post close issues that we are still dealing with. I would look for a development that is slow rolling their build process to help ensure a good product is produced.

Builders in other states (like Arizona retirement communities) require buyers to provide quarterly payments to builder while home is being built which is not the case with Del Webb Communities in Florida. A big plus.

The home is valued at 510k, but looks more like a 200k home, due to poor workmanship and pride in doing a good job. Things are not centered, paint and caulk are all over the tiles, parts are missing from an appliance, and level 5 shelving is not properly hung, so the shelves are not level, and the huge quartz countertop is not aligned properly. Also, the tub has a chip because a trade person was observed using a step ladder in it. Not a good experience with a builder who has built many communities! The warranty department is supposed to work with us.

All was wonderful. Tim was our site manager and he was fantastic! Evie was our sales lady and she was wonderful and made the entire experience enjoyable!!

Completion of my house was within 1 month of original projection. Found no material defects in construction of home. Very pleases with my decision.

Pay a home inspector just so busy hard to get things done once you close. We love the home just slow at getting things finished.

I would like a better system of repairs or other problems in the home handled by the builder for the first 30 days at least instead of immediately passing these situations on to the warranty department.

From sales meeting to final construction, a very painful experience

In our opinion the field manager is the one who defines the experience of building a home. We were fortunate to have a very professional and motivated field manager (Tom) and that made all the difference. All of our questions and concerns were addressed well before the closing and we are happy new residents.

Cookie cutter homes. Don’t have the ability to make any change after contract is signed. Poor communication between Pulte and my mortgage company during mortgage approval time.

Lisa in the Sales office at the development site was very helpful - supportive and quick to respond to questions. Courtney in the Design center was great - attentive, knowledgeable, and helpful. Pulte Loan process was laborious, and information requested was far beyond anything any other builder has requested. Construction Manager (CM) was forced by corporate schedule to build too fast and close too quickly - no real chance to address all of the issues discovered at the walk-through conducted before closing. Multiple workmanship and material issues, including carpet, tile, and paint, and ALL trim work throughout the entire house was poorly installed and has defects. Very poor site cleaning maintenance, including beer cans inside of cabinets. These items aren't necessarily the CM's fault - no proper time allowed by corporate schedule to conduct quality checks by other CMs prior to closing, leading to a lot of problems. Even worse, no mention was ever made of quality checks during the build, which was unheard of to us - all previous builders conducted multiple checks during the build process to find and correct mistakes in material or craftsmanship even prior to closing. Warranty Dept. has been slow to respond, and pushed back on many matters instead of taking the proper philosophy of "If I paid so much for a new home, would I be satisfied with the quality?". Understaffed, and overwhelmed by many items that never should have been "warranty" items to begin with - they are having to correct basic initial build issues in many cases. Overall, if we were to be honest with anyone about whether to buy a home here or anywhere else through Pulte, we would discourage them unless they absolutely had to buy in a specific location. Pulte standards are far below any other builder we have dealt with in the past 20 years (4 others) in regards to quality. They claim to have 60 years of experience, but I have not seen any reason to believe they have learned "best practices" and incorporated them into their build process to assist what they claim are so many "new and/or inexperienced" managers and craftsmen. ... How the house was built and finished. We love our new home

The whole experience was exceptional. Our salesperson, Rob, answered all of our questions until we met Tom, our Builder Supervisor. Tom has excellent communication skills and kept us apprised of potential delays or concerns. Even after we closed, he continued to help us with our home. It was a great experience throughout the process.

Although my sales lady Lisa & site manager David were terrific but unfortunately I was quite dissatisfied with multiple employees I turned to for assistance on correcting that our home & a neighbor’s mortgage were recorded on our property. We closed on 12/17/2020 & Our home was not successfully recorded until 2/2/2021. I would like to discuss these 2 issues (water bill & recording deed with the appropriate senior official. Obviously, I cannot recommend the otherwise well done closing because the deed was not recorded & I had to find out it wasn’t recorded myself.

Loved to work with Favid. He kept me in the loop the whole time and I could tell he cared about the job he was doing. I was very lucky. Love working with Bob in Sales. He helped me to get yo my dream home.
