Our Salesperson and Construction Manager are fabulous people. Got prompt responses and they know their industry. We paid close to a MILLION $$$$$ for this home but the details are very weak ... I saw trades working and painting homes in the dark ... Builder i.e. PULTE should have very high Standard Procedures when delivering a home. Response time on punch list is weak ... we had very high expectations. We do love our home and would sincerely like to thank our salesperson and fabulous construction manager. You both are marvelous.

In general terms, what they offer you at the time of sale is quite realistic with the final product. If I can make a constructive criticism, they should take more care with the contractors in charge of the painting finishes, in reality, they damage the work of the other contractors, painting door handles, switch plates and outlets, hinges, etc. For the rest, the materials used are of good quality, the houses are well insulated, thermally and acoustically, the finishes are in line with the price of the property. Finally, I think the response time for warranty tickets should be improved a little. Although they do respond and resolve, sometimes you have to wait more than a month for the resolution of a problem; This must be improved. ... More

The buying experience was mixed. There were definitely some great points, but unfortunately some not so great points as well. The salesperson, Aaron was great! However, the build quality left a little to be desired. This is our second home we built with this company within a year and half time. While the majority of the work is good, we were led to believe everything would be fixed before we moved in. That wasn't the case - we still have outstanding issues that haven't been resolved. I've been told they are working on them, but they are not fixed. We've had multiple issues addressed since we've moved in, that were not within the scope of things we identified before we moved in. I believe the builder to be a good one, but some of the subcontractors they hire, really don't do a good job. I would say, if you choose to have a home built by this builder, stay on top of them and use a home inspection company to help identify issues before you move in. ... More

We really appreciated the whole experience from the initial sales center/model tour, design center selection and construction. The whole team was very professional, provided excellent explanations especially during construction and made us feel welcome to the community! Our construction manager was always available for questions and worked through any issues we had quickly and with a great deal of attention to the details. We were very please at every step of the process.

We had a wonderful experience start to finish. Our Sales Consultant, the Design Studio staff and our Construction Manager were all very professsional, genuinely friendly and easy to work with. Our interaction with the Title, Mortgage and Insurance staff was somewhat more limited but all were extermely helpful and responsive to our every (& frequent) inquires.

Wonderful experience we never built a house before but it was great. Kialle helped us from the start and garret made sure that the house was built with the changes that we wanted

Sales was wonderful - Design Center was great, however they are unaware the products that get ordered do not work with the home. Work was being completed as we were closing and beyond closing. Title company was fair at best and the warranty department is unresponsive in the sense of getting things done. Still working on major issues from day 1 and now we are at day 60. Recommended someone to purchase within the same community at the beginning of the process, but not sure I would do it again. Very disappointed more with the unresponsiveness and messy workmanship than with the product.

Buying was fantastic with Alex and she helped me all along the way. The closing Dept. was a nightmare. They need to be better trained. Johnathan was very pleasant to work with and kept in touch as to what was happening as I lived else where. Overall the experience was quite good.

The customer service is terrible.

Make sure that the house has been cleaned thoroughly before you move in.

From the start Carly was terrific and helped us along the way to closing. The last two building managers were great too. Everyone cared to make sure we were happy. Pulte is great as well as Del Webb.

That the builder show was we have!!!

Pulte's team is helpful, responsive, collaborative... The vendors that they have on site are hit or miss. You sometimes get a great team who are experienced and thorough, and other times you get workers who miss the mark. The vendors' quality control is hit or miss, they aren't always concerned with excellence, but rather, get the job done. Regardless, Pulte's team hears your concerns and does all they can to make you happy in the end. I feel that the Pulte team addresses issues that you bring to their attention and pulls in the vendors to ensure that you get a quality home in the end. The building process was stressful. Hire your own independent inspector and make sure that you inspect pre-dry wall and pre-closing. Have an independent realtor who is familiar with new home construction. We learned so much through our realtor and felt as though she protected our best interests by helping us to be informed buyers. We couldn't have done it without the help of Jay from 2020 Inspection and our realtor, Heather from Corcoran Connect. They are superstars in their field. ... More

First we were told we could have a tray ceiling and signed contract as such then told later it could not be done in our model. After foundation was poured we noticed the garage looked small. Learned it was almost 5 feet less wide in the 2 car garage side! That is significant! The paper documents with floorplans had the larger measurements as did the floor plans online! All were incorrect and we learned from a neighbor, they made Del Web aware of this 2 years ago! Additionally, they put a green electrical box on our lot without our knowledge.,They tried to not irrigate the last half of our back yard and place baha(sp) grass instead of St Augustine.,On the day of our closing we did our final walk through and our garage epoxy flooring had not even begun and we learned we could not walk on it for a couple of days. There were subs in our home and the house had not been cleaned and paper was still on the floors. I did not feel we should close and consulted my attorney but upon review of the very one sided Del web contract, she advised we needed to close or Del web could fine us and sue us. We entered the home after closing and the floors were in horrible condition and we also learned we could not be on the epoxy garage floor for 10days! And we could not move stuff into the home as the floors were in such horrible condition., we had to delay delivery of appliances, adt installation and moving in. Del web said there was no reason we could not move in!! They promised they would move all the furniture and rugs to repair the floors. They promised to repair the grout, clean it and seal it, but failed to do the first two steps. They promised to remedy this by going line by line repairing, grout, chipped tiles and remaining stains and they would move the furniture and carpets to acess the entire floor.,They never went line by line, nor did the move the furniture to acess all the floors. They reneged on what they promised to do and threatened legal and/or rescinding our warranty! Seriously, we just wanted what we paid for. We negotiated compensation for the earlier items, but not in regards to the floors. We were lied to and mislead many times during this process.we are told to deal with warranty now. Del web should have never allowed our home to go to closing . Shame on them, they knew it was not ready, but they did not care. ... More

Purchasing our new home was a very smooth process. From the picking of materials to the construction phase, to the closing.

We are delighted with our new house. The only suggestion would be to provide more guidance to the owners on how to register with the new service providers (gas, electricity, water and HOA).

Rush to get house done originally told would completed end of August closed 6-05-24 Not happy with workmanship of sub contractors seems they do quantity work instead of quality work, poor supervision during construction now have to stay home for subcontractors to come cack & make things right

Check into the smallest of details and leave no door unopened. Walk slowly and review, review, and review. Then when you are satisfied, sign on the dotted line.

Nice experience. No major issues. Both sales and supervisor were on top of things. Very pleasant folks. Building time was short!

Overall we had a good and reasonably easy process. I am however still not satisfied with the painters quality. Lots of paint speckles left on the tile floor. We are also not satisfied with the trim calking throughout the house and in the master bath. Many gaps and also spots where the floor meets the wall that there is either too much or not enough calk. All of this said, the process itself had a very good flow and our salesperson was very helpful.

Thank you for the excellent home buying experience. Isaac was very helpful in buying and building my new house. It made buying a preconstruction house very easy. I would also like to add the new modeling home team where you have to pick the items you want to install in my new house was also very helpful.

How long does it take to get a toilet paper holder in my bathroom. Lived here 4 weeks and only have half of the holder!! Not to mention other issues.

Pick this builder base on my son recommendation of CEO. Second reason Disney proximity. But construction is shoddy with multiple issues wrong with dwelling. Still waiting on multiple repairs to be done. They’re backlog due to other homes needing repair so I’ve been told by warranty repair. DO IT RIGHT THE FIRST TIME!!!!!
