Personally I hate Pulte so I can’t recommend them, first step they didn’t allow me to inspect the house prior to sheetrock so I don’t know anything about the material used, initially they told us a HOA price, at closing was changed to 504.00 yet all the HOA services are not completed & it seems they have not rush to complete them it is cost effective. Quality control came over with a list of items to take care including bringing AC company to work at the house, at first i said I will be in NY on 6/7 but then I sent two texts one to Ken & one to Ryan to tell quality control that we changed the date to the June14, since I don’t know quality control name or direct phone number, as of June 14 nobody came to work on the list from quality control or anything. On 6/27/24 I emailed Haydee at HOA asking for help how to pay the HOA I need to pay via ACH since I am in NY under medical care. On 7/1/24 she replied & She included Michelle P on the email supposedly to help me as of today nothing. Make sure you hire a private inspection company . The company I hired brought out issues that I wouldn’t have known . They were corrected . Also, it’s been a nightmare to get issues fixed after you close . Very difficult to get assistance.

This is our third new home build. This builder exceeded our expectations. We felt more involved in the process and admire the quality of the build.

We were so excited at the beginning of our journey when we discovered the future community of Del Webb Oasis a boutique community of 422 Homes in a 55 plus active adult community. We waited for phase 3. The beginning of the buying process was as expected for new construction. I was a bit shocked of how the price of the house is marketed at one starting price but that doesn't include the premium you'll pay for the lot. We were still hopeful that the location and expected quality of the house construction would be worth it to spend over a million for our new home. We loved the floorplan we chose and the options to expand the garage and gathering room. We found some of the design options very limiting but we worked around them. We felt good about our choices within the constraints. In hind site and for any future buyer limit your upgrades. I say this because you are just wasting your money and increasing the cost of your home that your property taxes will be based on. These are my regrets because of how bad the workmanship, quality and materials. Expect your new home to be dirty from the trades. I found grout everywhere it shouldn't be, paint everywhere especially on the new floors and layers of dust everywhere. Issues we pointed out on our pre drywall inspection were ignored and these issues not being resolved created more problems. The concept of do it right the first time is not the Pulte process. It is build the house as fast as you can, compromise on quality and give no consideration to workmanship. We saw trades in the dark fixing twisted, crooked framing. Electrical boxes installed crooked that once drywall was applied they are crooked today. I would say the worst is the interior painting. It's either oversprayed or not painted enough. You can tell it was done by an amateur not a professional. Not prepped properly, or masked properly. The drywall and then orange peel textured walls have no consistency. The walls are crooked and it's most obvious where the walls and ceilings meet. The wood door frames were not cut properly. The upgraded 8ft.doors were not even painted. The poor quality was covered up by any means especially on the outside stucco. Do not opt for the outside kitchen ours was and is a disaster. The only promising element or so I thought was our kitchen. The day after we closed escrow, we noticed water coming up from underneath the flooring. We had a water leak from a careless installation of the dishwasher. Because a hose was not tighten properly a slow drip of water that went unnoticed for weeks ruined our kitchen lower cabinets. The base of the cabinets wicked the water and created mold. This has been a complete nightmare. This is my third new construction home. Some touch up sure, is to be expected but not on the scale of this experience. So disappointed in Pulte Homes. If I had to do it all over again, I wouldn't. Worst experience of my life! ... More

Phases of purchasing and construction seem rushed.

Our sales associate Nate was really easy to work with "long distance" and helped us in many areas that were not his department... Ryan, our construction superintendent was so easy to work with, informing us, sending us information and pictures to keep us apprised and on schedule!

Great with sales, but the contractor and follow up was a bit difficult. Had lots of questions that were down played! Lots of cheep construction and issues that were done NOT in line with the plan, but because of laziness and really not professional Had bathroom that could not be used , had a dryer that could not be used ? Had a shower that flooded the bathroom and bedroom had a stove that was put in out of plum and original had plants placed down the middle of the yard ,, NOT a great experience

I love my new home in Del Webb Minneola. The views are great and staff has been very helpful. Been in my new home one month now, it's peaceful and relaxing to live here.

Overall the whole process of buying and building the house was as to be expected. Alex in the sales center was more than helpful, she returned calls and answered any questions almost immediately. In the design center we were a little disappointed that some of the options we wanted were discontinued. Overall Elana in the design center made the experience very enjoyable. The switching of building managers in the middle of the build threw us off a bit. Ultimately Ryan did an excellent job picking up where someone else left off. He was key to finishing up the house just the way we wanted it. All of my concerns were addressed, and he left no stone unturned. He should be sainted. Well the house is done and it looks great. When we open the front door and stepped into that empty house for the first time we were in awe. It had come out exactly the way we planned. Now comes the hard part, waiting to retire so we can move in permanently… ... More

The sales staff and our construction manager were very nice. Unfortunately Pulte understaffs their construction managers and warranty staff which makes their response time very slow or not at all. The quality of materials and the quality of workmanship of our house is the absolute WORST out of the 4 new construction houses we have had built over the last 40 years. Crooked walls, poor paint quality, cheap quality fixtures.......the list goes on and on.

Buying a new house is not at ease task…But having a team that is ready to help You by providing guidances and knowledge trough out the whole process. Definitely I recommend this to anyone buying a home

Loved every minute of the process. Ken is so awesome and friendly. The buying experience was amazing. I was able to design my dream home with the help of the designers. I’m looking forward to my new chapter in my beautiful Oasis.

From start to finish process was great. When we settled on our house type structural and design options were numerous to choose from. Build process was efficient and smooth, construction manager and sales rep were great on communication at every step. Closing was effortless. Overall a great experience.

Well the issues I have had are 1. Drywall finishes you can see a lot of the seams in mostly the walls we had them fix a few but now that we had the house painted you can see a lot more, as for the trim finishes they skipped a lot of sanding before painting, and now after living in the house for a month the stucco on the side of the house has cracks In a few places, and the craftsmanship of the stucco is not so good, they also never painted the outside windowsills of the upper windows, in my opinion after watching the houses being built around me I think a lot of it may be because of the rushing to get it done they are running around like it's a contest, I don't know if they get by the hour or house, if they would slow down a little you would probably get a better quality build, like the model homes the finishes are what all the homes should look like ... Great experience overall. Very satisfied with the quality of the build. Customer service experience was great starting from the sales person Sheryl to responsiveness of construction manager for taking care of minor punch list items before closing. Del Webb has a very well designed process making it very easy to be involved in all stages of the build. I am very happy with my new home.

Beautiful houses, delivery on time.

Home was delivered on time and met my expectations. There were no surprises and all options were completed per plan.

The work load on the construction managers was too much, spread too thin and affected their ability to be timely in their responses. All mangers were knowledgeable, professional , personable and sincere in their efforts to resolve issues.

Quality throughout and a great support team.

Was a great help and always very responsive to any issue we had and a great asset to the organization.

My issues where addressed promptly and resolved. Trevor was responsive to my questions and concerns.
