However, after moving in, one quickly realizes that Pulte does not give the same level of craftmanship to the buyers' homes. The foundation, structure, and layout of their homes is wonderful. But, they are lacking with the finishing touches. The paint is awful; you can see white through it in many areas. If you try to wipe off a mark, you instantly expose the sheetrock. Additionally, the paint job (along with the grout and caulk) is sloppy. There are drips, runs, and missed areas throughout the home. It's just regretful that more effort wasn't given to the aesthetics of the home. A second coat of paint, neatly applied, would go along way in making buyers happy. There are additional things incorrect in my home, such as: receptacles that are upside-down and not working, missing grout and a door sweep, and uneven pavers. Again, it's the small details that would have made moving in to a brand new home much more pleasant. Afterall, who wants to move into a brand new home and have to request a dozen items to be repaired. With all that being said, I love my community and home. I just wish I could have moved right in and started enjoying the amenities, rather than correcting errors. ... More

We were able to close and move in on last closing date date give. Approximately 6 weeks before. Had several building issues but not major Most have been addressed in Tinley fashion. We enjoyed working with our construction manager and trusted his recommendations and judgement.

Good quality condo. No grab bars in showers even though this is a senior (55+) community. With over $ 28,000 in options, kitchen stove exhaust does not ventilate outside. HOA monthly charge of $ 423 only provides landscaping and internet for home owner, rest is for community development. Not too happy about it. Other than those items, it is a good home, nice area.

Yes, there was a sporadic covid driven supply chain hiccup or two and regional subcontractor labor pool issues (particularly trim and paint), but overall the build process meet our expectations. Although my sales lady Lisa & site manager David were terrific but unfortunately I was quite dissatisfied with multiple employees I turned to for assistance on correcting that our home & a neighbor’s mortgage were recorded on our property. We closed on 12/17/2020 & Our home was not successfully recorded until 2/2/2021. I would like to discuss these 2 issues (water bill & recording deed with the appropriate senior official. Obviously, I cannot recommend the otherwise well done closing because the deed was not recorded & I had to find out it wasn’t recorded myself.

Our house was done in the time frame that was expected.

We love the community and the home we chose - they definitely fit our life style. There were build quality issues such as interior paint on floors and light switches in every room, as well as exterior drainage and erosion issues. Overall, we are happy with the home, just wish there were fewer problems to deal with.

Waiting to get issues addressed. I believe the placement of lights and fan mounts need to be reviewed. Noticed this after moving in.

initially we had warm fuzzys, but as the process continued we felt that we were just another sale. We approached this home buying experience as our last forever home. There were issues on our final walk through, that were camouflaged. We are still waiting for our warranty person, Jason, to make a follow up appointment, after giving him a date when we would return to town. The quality of our selections, that are provided by you, are definitely "Builder Grade" and in the $700,000 price point we expected a little more. All in all, we love the neighborhood and the friends we've meet on our short visits. Hopefully, in July our official move in, it'll feel more like home, and we can overlook the minimal flaws in the finish work. (hopefully our scratch window will be replaced.) ... More

The experience has been good but the responsiveness to needs and requests for support have been slow

Good process but the finish good falls short of expectations. Would score higher if your quality manager was better trained in fixing issues before new homeowners move in. Must cost you a lot in rework and fixing after sale.

Detailing on the house could be better. For instance, painting only has one thin coat on the walls and doors. If you wipe the wall or doors to clean a mark the paint starts to come off. Stucco needs repair in patio wall corner. All reported but slow response.

Personally I hate Pulte so I can’t recommend them, first step they didn’t allow me to inspect the house prior to sheetrock so I don’t know anything about the material used, initially they told us a HOA price, at closing was changed to 504.00 yet all the HOA services are not completed & it seems they have not rush to complete them it is cost effective. Quality control came over with a list of items to take care including bringing AC company to work at the house, at first i said I will be in NY on 6/7 but then I sent two texts one to Ken & one to Ryan to tell quality control that we changed the date to the June14, since I don’t know quality control name or direct phone number, as of June 14 nobody came to work on the list from quality control or anything. On 6/27/24 I emailed Haydee at HOA asking for help how to pay the HOA I need to pay via ACH since I am in NY under medical care. On 7/1/24 she replied & She included Michelle P on the email supposedly to help me as of today nothing. At this point I simply hate dealing with anyone at Pulte, they promise & promise to be back or send someone & nothing is done. ... More

Phases of purchasing and construction seem rushed.

20 years ago I bought a 3000 sq. ft. Pulte Home in Las Vegas. I was in New York at the time and had the construction manager send pictures of the progress. That house was built and when I moved in I was extremely impressed and was happy to see there were very little touch up and repairs. Now 20 years later I bought a 2000 sq. ft. Pulte home in Florida. I was very disappointed with the fit and finish. It feels like they tried to get it done as fast as possible with no consideration to quality or workmanship. There were Many repairs and some had repairmen coming back more then once. Unfortunately I was not as impressed with Pulte homes as I was 20 years ago. ... More

Working with Alex was a great experience. She was very knowledgeable and kept me updated on all the progress. As far as the building experience, having just built another home 2 years ago I noticed a big difference. I am not happy with how the home was finished. It involves a lot of laziness on the part of the trades. I would recommend that there should be someone who goes through the house after the build. For example, cupboards that are damaged handles that are not straight, the wrong color grout, bad painting, outdoor stones that are damaged, sloppy finishing all the way around. My previous KHOV home was finished much better than this house. For the price I paid, I don't think I received the quality I was expecting from Pulte. ... More

People are all great and fairly responsive. The problem is we had to deal with 10-12 different people. Del Webb should have 1 or 2 point people that customers can deal with. Also, HOA restrictions not disclosed until AFTER closing. Should ask for rules ahead of closing. Some of the subcontractors did not do a good job, bowed walls poor painting, dented appliances, etc. The Quality Control team did not disclose any of there or fix them.

There were many surprises in the process. Overall, I am surprised by the craftmanship and the lack of efficiency. The costs of the inefficiency must be mind blowing. Lights and air left on with doors open; sprinkler head breaks so they turn off the water killing grass and plants instead of fixing $5.00 item. But Jason in warranty has been a lifesaver. Jason has made everything right. He needs to be recognized.

Buying process was okay. Alot of paperwork needed to be completed before closing.

Terrible HOA total dictatorship can’t do anything in your private backyard without their blessing

My husband is a realtor with 24 years experience. I worked with him until I retired helping with walk throughs for out of town buyers, colour choices and general help with customer needs. He still runs a very successful rental business as well. This is our seventh new home so we are very familiar with new home sales. Overall we are pleased with our home. Price for upgrade were very expensive and not as good quantity as we thought. The standard and quality on paint is the worst we have every experienced. When you rub a little mark off you remove paint and orange peel! We have nail heads on the baseboards that haven’t been filled, lots of overspray on the floor tiles and I believe certainly there is only one coat of paint overall. Doors have been sprayed but both ends of the doors have had no extra paint put on. Jon who built the home was very nice also Jason is doing his best to complete our punch out list. Very disappointed with the quality control person who walked through our home after Jon handed it over. Lighting under the upper kitchen cabinets is disgusting! They are nothing like the model home on which we based our decision on to spend $1,300 on the upgrade. Also a particular overpriced ungraded was the outside wall lights either side of the garage door. We paid $400 for them! Certainly we would not spend that sort of money on upgrades if we had known the quality. The garden looked ok before we moved in but by closing lots of mulch was washed away, sprinkler head broken, weeds and what looks like a dead tree in strip of grass between the sidewalk and road.
