We have had very good experience with Pulte Builders. The construction manager for our home, Ben, was fantastic. Our experience with the home warranty group has also been positive. Overall, we are pleased with Pulte and their attention to detail.

We would rate the personnel as very professional and friendly with a desire to be helpful. Our home is beautiful and well constructed. There are generally small issues which have been repaired to our satisfaction. One major concern with our lot grading is very frustrating in that it is wrong. There is agreement, but no resolution or push to resolve the issue…

Everything was fine. No significant issues.

For the most part the home is good, like any new construction build there are issues to resolve. The builder puts in a very good effort to resolve any and all issues. The value (price to product) is average but to be expected in these escalating cost times. Final feedback cannot be given until ALL issues are resolved as there are still one or two issues unresolved nearly 2 months after closing. I do have confidence however they will not let them go unchecked.

Very satisfied with the final product. The Construction Manager was diligent as issues occurred during construction and with follow-up on the final punch list. The Interior Designer was outstanding.

Our sales experience was great. Our Sales Manager, Dan, answered all our questions, was responsive and provided us pictures and updates throughout the whole build process. Our Design Center experience was non-personable and felt a little rushed (we finished our consultation an hour early), even though we were very organized and had picked out all our options prior to the meeting. We were not allowed to select our desired our kitchen cabinet handles to match our bathroom handles, even though they were the same cabinets. We asked for an explanation of this during the design consultation as well as a follow up after the consultation, and never received a clear explanation. The strengths of the construction process were that the build was on-time; we received all of our design selections, and the communication was responsive, when we initiated it. While we did not receive the upgraded refrigerator we selected, Del Webb, did provide us with a high-end replacement. While we did not expect perfection in the build process, due to the number of houses being built and the rush to close on our house before year-end, there were a few items not installed (shower enclosures and mirrors), and items that needed to be addressed/corrected. Our build manager Nick, was very responsive and diligent in addressing the major items of concern. While a few items are still pending, we are confident, based on Del Webb’s responsiveness, that these items will be corrected in a timely manner. Dan our sales rep was excellent! Very friendly, helpful and extremely responsive. Always keeping in touch and helping out with everything. Pulte Mortgage not so helpful. I filled out a separate survey for Pulte.

salesperson and construction manager were extremely professional and very easy to work with

If it weren't for Jerrad I would have had a very negative experience. Even though things were late arriving in the building procedure he would keep me informed of what was going on.

The warranty people are very good to work with and listened to our concerns. It would be nice if more attention to detail was paid prior to closing so there would be fewer workers needed after closing.

All small issues were addressed and resolved

Home is solidly built and finely finished.

I’m happy with the overall design and sturdy hurricane resistive construction. However, I understand “production construction” but I’m still a bit disappointed with the lack of pride to the “attention to detail” performed by various trades. More attention to the final finishes and installations would be a great improvement. I also understand and have no problem with the dirt and noise associated with the ongoing construction. However, I still am amazed with the disrespect displayed by some trades with their failure to keep the work sight clean. Neighbors are constantly cleaning up construction materials and food and drink containers that make their way to their lawns or lakes. I’m sure these issues seem minor in the overall construction process, but since these issues are caused by some personnel that clearly do not take pride in doing a good job, it is an annoying ongoing problem. ... Leaky plumbing, unplumbed closet, electric outlets that do not work, dirty house at move-in time and a couple of other issues on a near half million dollar home, leave me disappointed.

It was a pleasure working with our field manager John. We believe any issue that came up he resolved immediately. We cannot say the same about her 30 day walk-through. Like any home you find issues after you move in. At this point we believe we are not getting honest answers and a run around on problems that need to be addressed. Our advice is make sure everything is fixed prior to closing

The builder was flexible to work with our timeline towards the completion of the home. The home seems well-built and no major issues have surfaced in the first six to seven weeks.

Let me start off by saying that Nella and Susan are terrific and a are humongous help!!! I couldn't have done anything without their patience, guidance and expertise. They made a difficult process much easier. My only thoughts is that the process for requesting with ARC is difficult. If you need to add additional information it would be easier if you could add all information at once. The additional information area only allows a person to add 1 photo & 1 document at a time Nella and Susan are terrific and a big help

Covid was not your friend if you were building a house. The 18 month process was indeed long and at times frustrating, not to mention the historic price increase in such as short period of time. However, our Del Webb sales person and construction manager kept in touch with us on a regular basis with updates on progress and provided pictures. Material and worker availability affected the entire country, so we understood. After finally moving in, we love the house and found very few minor issues that were handled immediately. The process was very well organized. Sometimes I felt under pressure to do things and make decisions more quickly than I would have liked. I hope we made the right decisions. Selection of options / extras / style / colors was an especially stressful process. On the other hand I understand that Del Webb had to nail down the specs to build.

We were overall satisfied with the purchase process. However, after signing the purchase agreement, we were pressured by the builder to close substantially earlier. Then, as we got close to the new close date, the builder let us know they wouldn’t have construction completed on time. We ended up with only two days between the final walk-through and the new closing date. This didn’t allow enough time for walk-through issues to be fixed. Now that we’ve closed, the builder has been somewhat slow in addressing these issue but they are getting done.

Overall we are happy with our new house… that said the construction part went really well but the finish work, painting , tile work etc. was on the sloppy side.Things that should have been done before closing were not done or not checked by the builder..two months later still no hurricane screens.

Our project manager Max was the best part of our experience. We had issues when we first moved in and Max and the warranty department have been great. I think some of the subcontractors work was done poorly, maybe rethink who you use. I would have rather waited a month more to move in if the finisIhed product was done better. We still after a month have some issues that need to be resolved and I am sure that before the year is done we will have more. I would like to have another chance to write a review after our year walk through.

We were kept informed the entire time. Final walk through did feel a bit rushed and found numerous items after move in that will have to address at 1 year. Being remote it was still great to see progress being made and delivery was right about what we expected. Couple of items on the electrical/low voltage were ok’d but not documented so when it was time the company did not deliver, but our mistake for not documenting it.

Overall the buying experience was very good. Labor & supply chain issues definitely created delays. The Del Webb/Pulte personnel were open, honest, and did their best to keep us up to date. At closing, we received a high quality house.
