Nice home overall; however, issues take longer than expected time to be resolved due to getting the subcontractors to return and fix the problems.

While the quality of the materials used for and in our Del Webb home is very good and we LOVE our beautiful home, we are disappointed with the workmanship evidenced by the number of annoying repairs & corrections needed within our first 90 days of homeownership. We think homeowners can expect a few adjustments as part of any post-settlement home. However, we have an an exceptional number of annoying repairs, fixes and adjustments in our new Del Webb home. Building a home requires coordination of a extensive number of activities, accessing materials and working with suppliers, all of which are mind boggling but home builders are very experienced at managing all of the activities needed to deliver a COMPLETED home. While we have had NO SERIOUS problems, which would be issues that effect the appearance or functionality of any feature of our home, we believe Del Webb deserves 4 STARS for the number of annoying issues to address in our new home. ... We were absentee owners so a lot could have gone wrong that didn't. We had a particularly good project manager. However, some cost saving issues, not the PM decision, were a little silly. To not seal your tiles floor before move in makes no sense and cost more money in the end plus its a big pain.

Excellent System and Knowledgeable People

Although our field manager changed mid-build, we had good communication from both managers. Construction was delayed 10 weeks waiting for impact resistant windows--not the builder's fault. Upon closing, we had a small punch list, and our customer service rep/liaison has been outstanding in scheduling subcontractors to correct those minor items. A month after close, we are still waiting for the kitchen appliances we selected during design. One will arrive next week. Other residents have experienced the same, and current supply chain issues have not helped. Overall, we are pleased with our new home and very pleased with the neighbors and greater community. ... Workmanship on building home was good. Finishing items had a lot to be desired. Things not noticed until you are actually living in home. Location of outlets in rooms could be better. Wish certain options were offered (walk in shower, stove top with separate oven/micro.

When we have had small issues, Craig is very quick to respond to help us with answers, or gets subs to come back to fix things. Overall, we love our house and are very glad to be here.

House is great. Upgrades are overpriced

small problems and issues are fixed quickly.. unique and bigger problems are a time consuming process which needs to be modified to resolve them in a more timely fashion. fixing paint, drywall, pavers are not a problem. When the builder has to send their customer care manager to look, then rep from the construction company comes to take a second look. and then a third review by the manufacturer has to be done its a long process that needs attention. My issue Oct. identify a problem with all appliances. skip to Dec. and still waiting for what and when it will be fixed.

We intended to pay cash for our new home; however, because we had not yet sold our existing home we were required to apply for a mortgage to purchase the Del Webb home. The loan application process was horrible. The loan processors required us to provide information that was not ultimately needed and difficult for us to obtain in a format suitable to them.. Although we did eventually get approval for the loan, we did not need it because our home sold as expected.

Project Manager communication was great. Superintendent & quality control did bot meet up to the tasks at hand, Oven frame not installed left in oven. Oven warranty not with oven package, Had to put your head inside the oven upside down and take a picture on cell phone to complete the warranty information. Quality of microwave, wall oven, bathroom hardware accessories below quality. Laundry room facet cheap. House was dirty, workman sloppy trash left inside home on visit before final walkthrough. HVAC did not have a filter in the A/C unit. Closing process to meet new home buyer with HOA is non existent . Welcome package was picked up at sales office. HOA or sales should meet with new homebuyer and review information for the community. Facebook, community links, tour of the facilities. Very disappointed . Email is efficient but not personable. ... Our new home is what we ordered in most respects. Some flaws are still being attended to as we approach our third month. All of our neighbors are great and have made us feel at home. We love the feeling of community and the variety of activities offered.

Project built during COVID so construction was delayed. Communication was very good and the team was very proactive with the owners interests in mind. A good project during a difficult time.

Overall the experience was pretty good. There was no communication of the hand off of outstanding items from the Project Manager to the Customer Care Center resulting in a 3 week period where nothing was done. Once I learned the Customer Care Center was the point of contact and found out who my contact person was, everything was completed quickly (Thanks Jodi). The Customer Care Center has been excellent to work with and get things done.

We had a good experience with Frank, our Field Manager. However, processes and product switches were not good customer service. Our appliances were switched from original, no smart lock as advertised, and no impact windows as advertised. The window issue supposedly was due to supply constraints, however, houses built before and after ours did get impact resistant windows. The price of our house was never adjusted. Very unsatisfied. Also, moving here from Del Webb Orlando, we were familiar with the logical placement of the HVAC equipment on the outside of the house, on the center of the side. Here, a very poor decision was made to place that equipment on the rear of the side. As a result, our neighbors compressor sits just outside our lanai making a lot of noise and not conducive to enjoying the lanai. Very unsatisfied. ... More

The Del Webb people are friendly but it is difficult to get minor issues and repairs done in a timely manner.

All in all a positive experience. Disappointed that we were not provided hurricane impact windows. Closed with two broken windows - repair person came but did not fix bathroom window based upon anticipated rain but has not yet rescheduled. Other window in flex room requires our shutters to be removed first.

I really liked the houses I saw here. They were comparable or better than other communities I looked at, and so I took the plunge. The area's amenities, shopping, entertainment, etc were already established and in place so while my street is a construction zone, the area is not. Because we are at the end of the build out, I had no choices in finishes, flooring, colors, cabinets, etc. So it was like when I bought my first home which was a resale. It took longer than expected to complete, but everyone was responsive to my concerns and still is as we work together to adjust the few things that were not done perfectly or need adjusting (the closet doors that came in late, needed painting and hanging for example). I think they build to fast and don’t pay attention to detail.

Long process im assuming it had to due with supply chain and then hurricane

Joe Tosto, our field manager, was a professional during a difficult build process. Between supply chain issues, staffing of the trades, and delays on the property Joe kept things as positive as he could, he was the beacon of this process. Quality and workmanship is debatable as we have already have grout coming up in the master shower and have had electrical issues.
