We bought in phase 2 in Del Webb Bayview. Signed in April and closed in January. Our construction foreman, Ben, was wonderful. We love living here but be prepared, there is a lot that isn’t included and it adds up. No refrigerator, washer, dryer, blinds or shades, and no light fixtures. Also no lanai enclosures. There are much better incentives now than when we signed up.

House has some issues, but overall satisfied

I would recommend having the walk through prior to closing the day before closing in consideration for all the buyers that are traveling from out of state.

Construction Manager and Sales Manager were solid. Warranty Manager was in over his head.

My experience with the salesperson was nothing less than outstanding. Very responsive. The field manager needs more experience. He needs to learn how to do a pre drywall inspection and be more knowledgeable about the product.

We are very pleased with the model we selected although we would have like some freedom to make modifications. We were a little disappointed that some things were not checked by the builder before our closing. Since that time, the company has been responsive in setting up repairs for those issues. We also felt that we were not given clear advice on the options regarding the pool and recreation area surrounding the pool.

Everything was good up to the final closing. The initial walk through had an unbelievable amount of issues. The second walk through was a joke. They didn’t finish most of the items on the list. Tape was still on areas that weren’t correct. Still waiting for items on the list. Promised a closing gift from the construction manager, never got it. Promised they would clean up inside and out, never happened. Left a bucket on the lanai, still sitting there. Broken shovel in the yard, still sitting there. You guys rush the last week, when everything was supposed to be perfect, and failed miserably. It’s seems that corporate rushes closing so they can get a bonus or something for the number of homes they close in a month. The home owner is the one that suffers. Why is it up to me to find all your mistakes and issues, the last week should be very meticulous on your part to finish the house properly. Nobody has reached out to me on the status of anything. Great experience up to the last week, and then everything falls apart. What a mess! I should the field managers rating from a 10 to a 0, due to all the failures at the end. Jill jones—the sales person—was great and very responsive when I had questions or needed information. Max Thompson—construction manager—was also very good in keeping me updated. And overseeing build. Unfortunately that has mot been the case post-closing when warranty team has failed to address most of remaining punch list items. My advice to a new buyer is to delay closing until house is complete and all issues resolved!!

Not my first time buying. Very stressful. I understand supply chain issues, but it was a year building process. The salesman was very good and I had good communication with him. The project manager was not in touch with me unless I wrote him. I am surprised at the workmanship of some items (tiles, caulking). I have a list of issues to be addressed, closed a month ago.

My experience was good, disappointed that home is not “Senior” friendly.

Initial planning experience went very smoothly. However material shortages, labor issues and often poor communication resulted in construction taking over 14 months for completion. Some issues are still not done after closing. Quality builder like Pulte should not have this many issues. Overall pleased with final product, yet still waiting for some problems to be corrected.

Very nice experience, Members of the Del Webb team were responsive and helpful. Very few wrinkles in the whole process.

Took way too long for completion.

While we love this beautiful community full of excellent amenities, purchasing a home during the pandemic proved challenging due to supply chain issues and a shortage of skilled laborers. Our selection of choices during our extremely short time given with the interior designer was marginal at best and we found our inability to change our mind about anything once leaving that appointment distasteful. Our purchase and building experience was long distance so we had little choice but to rely on Del Webb communications to keep us informed of our progress. Thankfully both our sales representative and building manager were good communicators who worked together to keep us up to speed. We felt good at first blush but not after moving into the house. As an aside, the house was overpriced as was the lot. Sign of the times!! General quality and fit and finish was disappointing. The house was dirty at move in and not move in ready at all. We had to call in cleaning teams to do interior and exterior cleaning to before we could completely move in. The quality control was far below our expectations. Apparently far too many houses are currently under construction for supervisors to adequately police the workers. Sales and warranty staff (Jim, Jennifer and Ashley) were excellent!! Megan our real estate agent was wonderful. We are repeat Pulte customers. We love Del Webb living but were quite disappointed with the fit and finish and cleanliness of our new house. Frankly, we gave our construction supervisor a good rating before we had time to thoroughly inspect the condition of our home. The Del Webb at LWR is a beautiful development overall. But for the price we paid we expected a better quality build. PS: The dishwasher broke after one wash and the pool and spa were very dirty as were the wall to wall rugs in two rooms. There was a lot of interior construction dirt. Bottom of door wood trim was shabby in several rooms. Need I say more? Pulte really needs to tighten up on quality control. The home was everything I expected overall, biggest complaint was lack of information. If I didn’t live close I don’t feel I would have known why my home was delayed in being completed. I had to make phone calls to try and get updates.

Overall we had a good experience with this builder, with the exception that there could have been better communications on the progress, as promised, and the quality of workman ship didn't meet the standards they were advertising when we purchased.

Del Webb/Pulte does some things very well, some things not so much. Overall, I’m satisfied.

I hope that my experience was the exception, not the standard. We feel that our home build was rushed to meet year end numbers at the expense of quality finish work. The structural integrity and basic engineering aspects are very good, but what you see as interior finish work leaves a lot to be desired. The staff we have been working with throughout the build process have all been exceptional and eager to please. They have made the negatives bearable.

Overall we have had a good experience with Pulte. The buying phase was great (although Pulte mortgage was awful). Construction was delayed about 2 months but this is happening with all home builders. Our construction manager kept us up to date and communicated any delays and progress. For the most part the quality is good but we are still waiting on many things to be fixed/repaired after 6 weeks in the house. Luckily most are minor.

This is my fourth new home; my first from Del Webb (Pulte). I purchased from Del Webb (Pulte) because of their reputation. By far this was the most disappointing new home turnover I have experienced. In the past a builder would provide a buyer with a book containing all instruction, model numbers, and warranty cards for the new items in my home. We found inside one of the kitchen drawers ‘information for one appliance, not complete, nothing else. We also found the home was not cleaned very well. There were several marks on the tile floors in both bathrooms which did not come up when my wife washed the floor. The wood floors also did not look very good and the sliding glass doors were not cleaned well. The worst part however was what happened on the second day we were in the home. Early on a Saturday morning we discovered raw sewage coming out of the showers and toilets. We contacted the emergency number provided and it took six hours for someone to show up to check on the problem. We were told that the sewer line was clogged with paper towels, what the plumber described as several roles’ worth. Finally, several uncompleted items were pointed out to the project superintendent during the construction process, a few several times, and nothing was done to correct them. Now we are waiting for a crew to come and take down our sliding glass doors so that the outside wall which was not finished can be repaired. I feel all of this could have been avoided. Cost of options is way to high. If you can do without certain options wait and make the changes after closing. You will save a lot of dollars.

Bad communication after closing Paint on lanai And 4 pavers marked for replacement not done, trash drawer not installed correctly, one side not attached. Grouat issues in several places

Overall the home was well built. We didn’t have any choices since the house was already under construction when we purchased it. The selections made were very acceptable to us. However in their haste to complete some things were missed that should have been taken care of. Plaster globs on the floors, paint on window trim not cleaned up, stucco globs on the lanai. Despite all issues we love the house!
