Door had to be replaced which was done in a somewhat timely fashion. Had to make SEVERAL phone calls and 7 weeks later it remains unpainted. Closed without refrigerator which we were told was not included. Except that the contract said that there WAS to be a refrigerator. Took several weeks to get that.

Lack of response for warranty issues submitted on line or called in. We have to follow up 3 or 4 times just to get a response, then we have to wait for the trades to "hopefully" show up.

Windows and doors installations have significant opportunities to improve on. Having to come back to align, reinstall doors and windows is not efficient. Getting contractors back out is a struggle.

Whilst we identified our sliding door as an issue on our punch list upon closing it took two weeks and multiple outreaches to have someone come out and look at the door. They were able to fit a functioning lock but the door still does not slide. Advised someone would return but has been over a month and no communication.

Overall the house is OK, lots of issues yet to be addressed. Wish they would handle punch list issues within a set time frame, like 30-60 days after closing. I like the neighborhood and the amenities but the inside finishes do not align with the cost of the house.

Our overall experience is unsatisfactory with the Pulte group. We have many defects that were reported at closing and promised to be completed within 30 days and we have never seen any personnel to date two months later. I would have to recommend anyone who plans on building here to give it serious second thoughts.

To purchase homes the buyer gets a brochure with the ‘cost’ of the home. There should be further information about the additional cost for the land, CDD, refrigerator, washer & dryer, and cost for extras that you add to your home

There are a good amount of activities to join and a good variety. With 900 homes many opportunities should be offered multiple times so that no offering gets filled up making many people not able to participate.

We were a little disappointed in the selections we had to choose, from cabinets, hardware, tile etc. Many of the choices were very dated. And who knew if you chose the standard cabinets in the kitchen or bathrooms, they don't come with hardware! No drawer or door pulls and not even an indentation on top to open them. I will say, as in most new construction, there were things not done right, but at least Pulte was pretty responsive to correcting them. My biggest complaint was the lack of communication with everyone except our project manager. I do like my house but we have made many changes ...

This house, according to our realtors was not completed by closing date. Many other homes were also rushed through to meet the 2021 deadline. Thus, many issues that need attentions and we are not happy.

We love the area and the comradery with our neighbors, that is a plus. We are not satisfied with Pulte and the whole process of getting to our home. It has nothing to do with the people we have had some great individuals along the way helping us, however, the corporation is a company and in my opinion, is not connected to their customers. Something as little as having a plumber come to the house a day before closing to unclog the pipes to the sewer. They don't do this and it causes all the construction residue on the pipes to return to the house and cause a big problem once you move in, that ...

The house at Lakewood Ranch is beautiful and even though we’ve found little things wrong they are going to be fixed. I’m totally unhappy with the closing process and lack of communication from Pulte Title. A closing meeting was scheduled at the Housing Center at Del Webb in Lakewood Ranch and nobody knew about and we did not receive our keys on the supposedly closing day. After over an hour of discussions it turned out that no closing meeting was required because we paid cash for the house, nobody told us! Our home is wonderfully designed, lots of options, and a quality build. The community is beautiful and well laid out offering ample amenities with a fabulous lifestyle director. This is our 3rd Del Webb community and this one had the least informative salesperson and by far the weakest customer service division.

Nice people but probably all too busy. Takes far too long to get promised things done that should have been done before closing date. I hope I get my refrigerator parts this week.....after 7 weeks. People on the ground are really good people but maybe stretched too thin.

Very disappointed in the workmanship and lack of care taken to follow through. We have a garage that looks like we've lived here for several years. Paint splatters, gouges, etc. We had to hire someone to come in to clean our floors because of the left over residue from grout. At first we not pleased with responsiveness to issues but Brittnay has really stepped up and is taking care of us. Our house is beautiful but because of all the work we have had to do, it's still not a home.

After the initial deposit on property it took almost 4 months to begin building. The whole process from start to finish was 1 year. Closing date was always "up in the air" and then informed of the date only 3 weeks before. Unacceptable in my opinion. Final walk through, before closing, still needed a number of things to be done. We were happy with our construction site manager as he always kept in touch once the building process started. Not sure if I would recommend Bay View Del Webb to others.

Process began in November 2021. Entire process seemed to drag, hard to get any concrete answers to questions and or timelines. Cost of project went continually upward with no definitive end date. Folks were cordial enough, but pushy at times and unable and/or unwilling to share information regarding timeframes and costs. Once builder decided to move forward and complete home things were fast and furious from May 1, 2022 until closing on June 30, 2022. The sales person, Jen, was awesome as well as the design team. They were most helpful in helping me make decisions about various items. My main problem with the entire process was the quality control of various vendors who worked on my home. Clearly, there was limited overseer of the build. If you are going to build here, live close to monitor it. I lived out of state so was not able to do so.

The rush to close out by year’s end caused a lot of sub par workmanship. With so many homes currently under construction, quality control could be an issue. The company’s personnel are first rate but can’t keep up with the required fix up work and are at the mercy of their subcontractors. The subs are difficult to coordinate, not timely, come unannounced and most don’t speak English. There doesn’t seem to be any oversight of their work. The work is getting done but it has been a stressful experience.

I was told my new home would be as perfect as the model homes. I have not found that to be true. Toilets' run randomly, dirt in the water lines continues to run into the bathroom sink. One of my shower drains, is slow to drain the water...not normal or near perfect.
