There were several issues with the doors throughout the house. They were misaligned or wouldn't close properly. The balance of the house was as expected.

Problems after move in

Things were not completed and when we contacted the Forman he stated we needed to contact the warranty department. Called about Windows not cleaned inside and out. They also left a razor blade on the outside sill to leave a rust mark on the outside window sill. Front door seal not put on properly and the fix was to add a piece of foam at the top of the door. We are away right now and will have to call when we get back home. Called many times to have front eve painted to no avail. Still needs to be done

Dead sod at closing

I bought a yard of dead sod at closing. I was reassured the sod would be replaced by Pulte Hones. This has not happened and is unacceptable.

25 years ago Pulte was a quality builder. They offered a beautifully crafted home without the need for many upgrades because they were included. Current homes require around $100,00 in upgrades and still are not top quality. .. For example the cabinets they install are cheap .. no longer 1/2 inch solid wood but thin panels that crush easily. How do I know? One of our side panels had to be replaced so we could see first hand what they are made of. No fans or light fixtures are included in the main living area… no allowance so you have to pay an electrician to install after closing. No ...

When doing a review of Del Webb you must also include Pulte Builders as they build the homes in Bayview. My overall rating is 3 stars. My wife and I have moved 18 times and usually buy new homes. The duo of these two companies probably ranks below average of the homes we have had built. We have been in our home 2 months and are still waiting on a list of items to long to include here to be completed. You have to check on house on a regular basis to make sure it was correct.Some of the subs were poor no supervision put up houses to fast just worrying about getting there money on the closing

We have gone through the experience of building a new home multiple times in our lives and I would put Pulte in the lower half. Lennar with whom we have had build two of our homes was much more streamlined. Follow up from them was about the same. I would say workmanship, quality from Lennar was superior to Pulte. Granted, a lot of the build of the Pulte home occurred before, during, and after a significant hurricane, but quality was less than desirable and it appears Pulte cut a lot of corners to help their bottom line. While the home seems to be well built, its has many things that need to be finished. Once the house is closed on, any outstanding issues the builder will take months to fix if they do. Seems as if they are hoping you forget about the items. I would not do this again.

Its too early to rate quality and value. Trustworthiness is low as our field manager disappeared and would not return calls or texts. Other neighbors have the same experience so that tells us that management instructs the FM's to ignore calls and therefore you get an F in responsiveness. We still do not have screens for the windows, some of the vegetation in front is already dying (not sure if its a sprinkler problem?)

I looked about a year and there were so many communities to choose from in this area but, in the end I thought Del Webb Pulte would be the best option. I really was disappointed in the overall quality of the materials used to build and the workmanship building the home. I am looking forward to making friends and enjoying the community so hopefully things will work out.

Plan on the home build taking longer than you think. Communication with your personal contractor is key( we had issues with ours) I would t go through the process again.

The builder uses many sub-contractors that have substandard workmanship

Even though this builder seems to have a good reputation, they sub-contract the work out to a workforce that have substandard quality of work. Many examples from poorly installed tile work, cracked tile, damaged appliances, missing lighting fixtures, mission bathroom fixtures, damage to drywall, etc. etc. The landscape company is unresponsive. They have the sprinklers turned on so much that the back and side yards are unusable due to the saturated ground. All defects left to be addressed after settlement under the warranty process. BEWARE. Pulte did not have our house completed and to our satisfaction at closing. They asked us to give them a good rating in spite of their inability to complete the house as contracted. They in fact asked us to state the house was completed even when it was not. The many, many items left undone are too many to name here. We’re now moved in and in a fight to get the simplest of things completed. Again BUYER BEWARE.

I was promised alot when I bought this home in the area of "White glove" service. I never got anything close to that. Although the positive is I confident I have a very well built home, I was treating more like I was lucky to have it rather than Del Webb was lucky to have me buy it. My construction manager only called me once, and I am 3 months in and have yet to have anyone get back to me for 30 day inspection.

I’ve read many comments where residents are calling Dell Webb “Paradise”, and in many ways it is. But when it comes to the actual house, it is disappointing. My kitchen countertops do not reflect the color granite that I chose. The countertop in the third bathroom is not what I chose at all. The faucet installed in the kitchen is rusty. Finish work around the master bathtub is very sloppy. Some things they may get around to fixing, but the granite/quartz countertops are permanent, unfortunately. Seems it’s just my tough luck.

This is our 2nd Pulte home in Del Webb. The 1st one closed 11/20. This one code 5/22. Quality has declined significantly! We have almost 100 items on our punch list. 2 months after closing there are still over 50 open items. Also, Pulte title people were extremely difficult to deal with!

Pool construction was a disaster. Crushed underground pipes found. Sub had not properly tested. Multiple delays in addressing punch list and warranty issues. How long does it take Pulte to change a light bulb (actually fix a light post) that has never worked in the two months since closing? Don't know, because still not fixed.
