We were a little disappointed in the selections we had to choose, from cabinets, hardware, tile etc. Many of the choices were very dated. And who knew if you chose the standard cabinets in the kitchen or bathrooms, they don't come with hardware! No drawer or door pulls and not even an indentation on top to open them. I will say, as in most new construction, there were things not done right, but at least Pulte was pretty responsive to correcting them. My biggest complaint was the lack of communication with everyone except our project manager. I do like my house but we have made many changes ...

Our home is wonderfully designed, lots of options, and a quality build. The community is beautiful and well laid out offering ample amenities with a fabulous lifestyle director. This is our 3rd Del Webb community and this one had the least informative salesperson and by far the weakest customer service division.

Everything from the start was very difficult for. We wanted to give up but our need to be close to our daughter and family for their assistance in the future didn’t allow us to stay in our previous home. We believe we were misled throughout the purchasing process. Told we were not allowed certain styles, colors or additions. We were left with secondary choices and not what we really wanted. There seems to be a total lack of professionalism when it comes to communicating what is being done with issues. We closed on the house and then there was total silence from the builder on open issues - that have still not been addressed.

I was disappointed when we closed that I could not keep Money back because we paid cash and the house was not complete at closing. Many things were not done from the walkthrough the week prior even though they tell you it will be. So you have no recourse except to be a squeaky wheel. Our kitchen backsplash and bathroom tile jobs had to be redone. Such a pain to move in and then have to work amongst the mess when they knew at least a few months prior that it was subpar and unacceptable. We should have been more insistent on items being finished prior to closing. We’re in the house two months and the communication on the items that need repair has been non-existent. I’ve instigated each email and call besides my sales person who just wrote back to me. Tile person was to start repairs twice and we set the schedule both times and the person never showed. Cabinets don’t have trim, pool bath door doesn’t open correctly, damage to windows and cabinets and many more.

Nice people but probably all too busy. Takes far too long to get promised things done that should have been done before closing date. I hope I get my refrigerator parts this week.....after 7 weeks. People on the ground are really good people but maybe stretched too thin.

Trent was very easy to work with and answered all questions and got things done. He went above and beyond in accommodating us with meeting times since we were from out of state. Trent was excellent. I’m disappointed because I don’t feel that we received the proper quartz countertops. I don’t believe the width was correct and I feel like I received a lot of double talk to confuse me. I’m very disappointed. The brick pavers for the side walk and front porch were slanted towards the front door causing floods in the den and hallway. Very disappointed in the workmanship and lack of care taken to follow through. We have a garage that looks like we've lived here for several years. Paint splatters, gouges, etc. We had to hire someone to come in to clean our floors because of the left over residue from grout. At first we not pleased with responsiveness to issues but Brittnay has really stepped up and is taking care of us. Our house is beautiful but because of all the work we have had to do, it's still not a home.

After the initial deposit on property it took almost 4 months to begin building. The whole process from start to finish was 1 year. Closing date was always "up in the air" and then informed of the date only 3 weeks before. Unacceptable in my opinion. Final walk through, before closing, still needed a number of things to be done. We were happy with our construction site manager as he always kept in touch once the building process started. Not sure if I would recommend Bay View Del Webb to others.

Workmanship...not impressed, Closing should have been easy (cash deal) however it was anything but, Many small issues such as wallboarding over ceiling light sockets during construction, initially installing cabinet and door hardware in the wrong finish etc.

Overall, I'm satisfied with the home I bought. My biggest issue was the cleanliness of the home, after closing on the house and entering it for the first time. I was expecting a WOW factor, but instead, I came into a not so clean house!!! I won't get into all of the issues, but there were a few other issues with the house, that is taking a lot longer than expected! I think the overall workmanship of the house is fine, but it's the cosmetics of the house that is frustrating. Small home with LOTS of pre- & post-closing issues. Substitutions made without my input. Almost no response from field manager during build. I've turned in 15 issues with home builder & 2 with field manager. As usual, no response from field manager. Builder is coming this week to look at the others. Sales consultant was AWESOME! My saving grace was having a realtor in my corner!

Process began in November 2021. Entire process seemed to drag, hard to get any concrete answers to questions and or timelines. Cost of project went continually upward with no definitive end date. Folks were cordial enough, but pushy at times and unable and/or unwilling to share information regarding timeframes and costs. Once builder decided to move forward and complete home things were fast and furious from May 1, 2022 until closing on June 30, 2022. Getting any punch list items completed are nearly impossible after closing.. Response back to address lawn issues have been over a month to get even a response.. A lot of passing the buck going on between builder, HOA, and landscaper. Seems like its all new to everyone but I find that hard to believe since Pulte has been around for a long time and know how to operate.

Building During COVID Times

Let me preface this review by saying Pulte builds a good home, but the timing to build is of utmost importance. The real estate market was hot, building material prices soared, and the COVID pandemic delayed/shut down many manufacturers. Some say it was the perfect storm. Those of us in the building process found frustration at every turn. The ratings above reflect these times.
