Amazed at how quickly the house was built. Just moved in.

I really enjoyed working with my building supervisor Brice. He was always available to me. His work ethics were impeccable. He responded quickly and followed through even afterwards. It was a wonderful experience knowing he was on my side. The head supervisor Bill also was helpful, if Brice wasn’t available he was their. The team worked diligently to get things done.

We are very satisfied so far. Everyone has treated us like family.

Excellent buying experience. Home constructed as expected. Some desired upgrades and options were not available, e.g., impact resistant windows, electrical modifications, additional plumbing outlets, etc. Warranty service is difficult to obtain.

I believe that Del Webb knows what they are doing as they build all these 55+ communities. They know what people are looking for and enjoy. They work with reputable companies that know how to keep the building process on schedule. I only noticed that a few of the items I paid extra for were done cheaply (such as, plastic lights in the ceiling).

Although the home is a quality house I believe certain areas could be improved upon. This starts at the design center which is where a lack of information and explanation to the home owner is lacking. Pulte also did not offer alternates to what they build. Such as I did not want a beverage refrigerator and in not selecting that option I lost the butlers pantry in its entirety. No dimmers for the chandeliers. switches in the wrong location, Garage parking is short hard to park one car. I feel I got more value for the money in our lasts home we had in The Villages.

Process was easy from sales with Dustin through build with field manger Brice. Always had guidance and questions were answered quickly. Love my new home

Warranty issues need to be addressed with some urgency. Toilets were cheap and seats should be self closing. This is a low cost feature. Sales need to offer more options and time to consider.

I have built 3 homes and Pulte did many things very well. While my home is the smallest of the 3 I built, it may have the least attention to detail. But the most disappointing aspect has been the follow up to address quality issues is pathetic. After moving in, I was unable to flush the master bedroom toilet for a month. My lanai sliding door is installed improperly and allows insects to enter at will. The service request to fix was a joke almost as bad as the multiple plumbers it took to fix the toilet. Daylight shines through my garage door, energy efficiency blows. My first water bill was 6 dollars for potable water and 50 for 1x per week irrigation. Did I really need 42,000 gallons of reclaimed water to get my sod stabilized? If my neighbor wants to borrow a cup of sugar, we can just open the window and pass it over. Does a micro-lot require 42 thousand gallons of water to grow? Overall I am just OK with my home quality but I can fix Pulte's errors as they seem unable to do so effectively. ... More

Renee at the sales office represented DelWebb homes with professionalism. The models convinced us to sign a contract. We're impressed with the quality of the homes.

Salesman and project manager informative and responsive. Quality of products and workmanship shabby

Well built home--finishing work leaves a lot to be desired. Followups on things to be fixed have been slow.

So far we had only a few issues. They have been either resolved or scheduled to be resolved. Overall the quality of houses build these days has declined no matter who the builder is. If you have a good field manager that does at least some quality control you are in luck (our field manager was great to work with). Towards the end it was obvious that things got rushed. We caught a few mistakes that were made and they got corrected immediately. Unfortunately, our house was finished well before the houses around us. We live now in a construction zone which is not always fun. The worst part is the trash flying around everywhere. Everyone is putting food related trash in the containers and the birds come and take it out and now you have it flying all over the place. The worst is the dust. It is everywhere, and keeping the house clean is nearly impossible. This could have been scheduled a bit differently. Of course, this has no effect on the overall quality of the house. I know a lot of folks in our neighborhood have a lot of issues and hearing about it can be discouraging. We stay positive and work with the Warranty department if we have an issue. The Warranty department has been great to work with. We know they have a lot of work with so many houses that were finished lately and try to do their best. ... More

We like our new home but the finishing work is really disappointing. Painting, caulking, baseboards all are sloppy. They should have waited 2 more weeks before setting the closing date. Our final walkthrough took 5 hours because there were so many small problems. And of course we didn't get them all. Getting things repaired is a hassle cause to fix something it takes 3 different contractors on different days repair person, drywall person and painter - even for the smallest issues. Inefficient. The staff is helpful but our person who schedules repairs is often pulled away to another site to work so they are understaffed. ... More

I did not feel that the Construction Manager (CM) was not responsive in a timely manner to issues I noted in during my walk thru's during the during the construction process. Examples are circuit breaker showing a service light, incorrectly installed front door, loose cabinet molding. The last two items still need to be addressed five weeks past close. Additionally, the lanai deck has not been re-coated even thought CM's manager brought it to his attention during the pre-close walk through.

Sales experience was very good. Lots of things wrong with house. Talking to others same problems. Head of HOA not aware of home model and put screen enclosure on hold. Crazy.

Had to repeat work multiple times because of poor craftsmanship of workers

there is no attention to detail, no pride of workmanship in home building these days. So many little things done wrong, incomplete, and just substandard. We were told we could not change our closing date even though the builder was clearly not ready to close. We have been in our home almost two months now and are still waiting on “repairs.”

Did not like having to blind bid on the land.. lot should have a price, take it or leave it.. bidding is just a giant money grab.. good for Pulte but bad for buyers.. another example of corporate greed

Home buying experience from selecting the lot was good, although I did not go for lot with bidding, choice of floor plans were limited, and same goes for upgrades and choices of material at design center were also limited. Construction from outside looks good. Final walk through was hurried and we noticing several issues including poor cleaning of tile floors, We hired professional home inspection service and they noted number of issues which we could not see. Process of getting them resolved is through warranty service which seems slow. We are told that Pulty will take care of all the issues for a year. I will be willing to discuss if necessary. ... More

Sales agent Kit was excellent and trustworthy. Construction manager continued to promise follow-up on missing parts but was not truthful in his responses. Managers did not provide feedback. Once Christopher took over thinks moved quickly. However many items were overlooked before closing that were not discovered until move-in. Have not heard from anyone on checklist items still pending after closing. Sewage backup due to dirt in lines, which is preventable. Pulte Mortgage was terrific.

Our sales representative was great and helped tremendously. Our project manager was average at best and lacked construction experience but his supervisor and the warranty team stepped up. Would I buy again the answer is yes!

Overall given the labor and supply shortages we are satisfied with our home. One big issue we have is from when they did stucco for the home except for the area around the sliding glass door and kitchen window because those windows were delayed and they wanted to move forward with construction. We were concerned if the stucco around the missing areas would blend if it was done later. We were assured it would and you wouldn't see a difference. That is not the case you can easily see the difference and even though they tried to work on it after it is still very noticeable that the stucco around the SGD does not match the rest of the wall on the back. Frustrating and disappointing because we paid a lot of money for a new home so it would look new and not like something had been repaired and didn't match. On a positive note, our Construction Mgr. communicated with us throughout the entire process and always answered all of our questions in a timely manner. Everything is expensive now, and home prices are no exception. Although we hope to "get what we pay for," Pulte's Del Webb homes miss the mark in the current environment. It seems the worker shortage has forced builders to hire even the lowest quality subcontractors to complete their homes. It also seems that the same worker shortage has caused subcontractors to hire lower quality workers. The final result, unfortunately, shows up in your home's finishes. Our home was completed on time (about 9 months), and overall is a very nice house. Some of the workmanship was lacking, however, and was noticeable during the build. Electrical outlets that were loose in their boxes, amateurish tile work, and low-quality plumbing components come together to spoil what could have been an exceptional homebuying experience. To be fair, building during the pandemic presented many challenges to the builder that they had no control over. I don't think Pulte can be blamed for the low-quality work some of their subs are providing; they simply don't have many options if they want to complete their homes in a reasonable time frame. But if you're buying a new home right now, you need to understand that going in. Plumbing, electrical, tile and flooring contractors are all employing workers they might otherwise not hire or keep in better times due to a worker shortage. Demand is very high and they simply can't keep up. The result of this supply-demand shortfall will show up in your home. Hopefully not as anything catastrophic, but most likely in the finishes. Your home will have many items that were simply done incompletely or wrong. There will be many items that someone with general DIY skills could have done better. The cheapest components will be used in many cases. There will be delays in warranty work being completed after you close. Right now, this should all be expected given the current employment/demand environment we're living in, where some components are nowhere to be found and shipping delays are constant. With all of that said, we do like our new home, and for the most part it was built properly and to our specifications. But it is a production home, and it was built like one. Our "experience", however, was very good overall. Our salesperson Renee was very knowledgeable, friendly and responsive to any questions we had. Our field manager Brendan was outstanding. Although he was managing a larger number of homes than normal due to the high demand, he was excellent at keeping us "in the loop" not only with the overall build progress (sending emails and photos on a regular basis), but also addressing any specific issues we noted during construction. Without people like Renee and Brendan, our build experience would have been "ok", but they were instrumental in making it more enjoyable and increasing our confidence in the process in spite of the limitations imposed on them by the subcontractor market. It's an expensive time to build a home. Any home will be overpriced right now, production or custom. It hurts a bit more when you pay a lot for a production home that has many of the earmarks of a low-bid production home. But that's what you're buying, and that's the market we're in right now. Samantha my sales agent was wonderful, and CHRISTOPHER the field manager also did a very fabulous job. I have a few issues that need to be resolved, and the response for #Warranty is a little bit slow.
