This was my wife's and I first experience building a new home. Overall we are very happy with the home. We understood from the beginning that this was a major undertaking and there would be bumps in the road. Our project manager did a very poor job communicating with us during the build process even though we told him from day one this was all new to the both of us. Our toilet had a plumbing issue on a Sun (second day in the home) (thank goodness we were home) where it overflowed into our master bedroom. The plumber was terrific and fixed a blockage in the line (probably from the workers). Our hot water pressure was dismal. I had to go to the clubhouse to take a shower at times. The temperature would never get warm and pressure on the hot side was awful. After several visits by the plumber a clogged screen filter was the issue at the tankless water heater site. It had two leaves in it causing the water to not get hot or enter the tank properly. This took about 3-4 weeks to diagnose and repair. Last Friday I had a steady visit from painters, electricians, plumbers, tile repair guys to our home with probably more visits on the horizon for warranty work due to poor workmanship. A cabinet guy is scheduled for this Friday for cabinet work. From talking to my neighbors this is all par for the course and comes with the territory. I found that the individuals or individual responsible for my home construction did not listen to any of our concerns during the build process and when it was time for closing the answer was "just take that up with warranty" If someone wants to reach out to me I can discuss other items. Almost all these issues could be discovered before the homeowner moves in with a checklist of some sort. Fines should be levied against the workers when issues arise after the homeowner moves in. ... Love the home...solidly built. However, having some issues with uneven floor tiles and am in the process of repairing/replacing these tiles. Hopefully will get rectified soon.

Overall I love it here! The staff and workers are very nice and accommodating. The community is beautiful and the neighbors are all like family. It’s a very safe community with so much to do. The warranty part is questionable. A/C quite working two weeks after I moved in and they were here that day to fix it. Great job! The toilet was leaking and they were out the next day to fix it. Great job! The refrigerator iced up two days after they finally delivered it ( more than two months after I moved in) and they said they can’t make it here for almost three weeks. That’s not acceptable. I’m still waiting to hear about my brushed nickel accessories that do not match and a few other things that are not what I consider an emergency. These are not things that would make me change my mind about moving here but they do need to improve in this area ... More

I was interested in a quick move in unit and Del Webb Bexley came through! Their selections hit the mark and proved to be the right decision for me. First interaction with warranty support have been less than stellar but we'll give them more time to get their act together.

Good builder, however some of the subcontractors were not as good. Synergy has not been very responsive since we moved in. November 20th they did some set up with us but since then they have not been helpful. They want to charge us to come out to get the door key pad working? It never worked! We told them right away. Marios AC tried to sell us on and upgarde or something when we just wanted to get the thermostat programmed.

Do not expect to have a custom built home.

I was surprised by how many issues we had that in my opinion could have been avoided with better quality contractors. We are now moved in and expect to find the odd issue which to date the warranty person has handled very well. Our field manager Preston was great, wished he’d been involved from the beginning. Renee and Josh were enjoyable part of the experience. Follow up on issues has room for improvement. Quality of workmanship I would rate as average and suffered from project manager being stretched too thin.

Poor communication, poor follow thru

Buyers should keep an open dialog between the sales team and their field manager.

A typical new construction community. Great sales people and project managers who seem to care. But you need to be around to watch construction, because short cuts are definitely made with workers. And once the house is finished, good luck with trying to get issues resolved. Great lip service, but lots of time wasting and excuses.

There were a lot of initial problems when we first moved into our new home. Thanks to the persistence and dedication of our site manager, Josh, most were taken care of in a reasonable time frame. Working with the warranty people for follow up since then has been good.

The process of building the home was great, the attention to detail was great, my home was ready when we closed, and I love my new home. However, they embarrassed and humiliated me when I attempted to see the progress of construction after a 2 week absence - literally escorting me off the property without letting me see it. I understand they were enforcing a policy - but the policy is insensitive and so was the enforcement. There are better alternatives but they were completely unwilling to discuss them with me.

Pulte mortgage and insurance were difficult to work with often not keeping me up to date or calling me back in a timely manner!

The day we closed, the punch list wasn’t completed. The tile and carpet floor was a mess. There were no shower heads in either bathroom. More important though was the drain in the master bath was completely blocked. It had to be jack hammered down to the P trap. That took days. After the drain was repaired the repair job to the tile was unacceptable so the tile work had to be remediated. Much better but still not perfect. There is still an unfilled shallow hole in the rear lot. Construction manager say it’s now the HOA responsibility. Of course I’m well down on the HOA maintenance list. Finishing Subcontractors - were not experienced. Painting and drywall was very sloppy. had to be corrected and redone is multiple areas. walls and doors not straight and had to be corrected. Trim placement and cutting not professional, excess caulking used to cover up sins. Foundation and roofing appear sound. Recommendation is that Pulte needs to hire experience sub contractors - which is dependent on the local labor market. Closing day was hectic with subcontractors finishing final touch ups too late. Again appears to be labor shortage issue. Cleaning was late and recleaning necessary because subs were not careful on last day with final touches and repairs. Paint on floor, drywall dust on floor and cabinets was left after repairs. Cleaners especially the floor was being cleaned until almost 5pm. If closing would have been delayed 2 to 3 days it would have been much smoother and a better experience. ... More

Trying to get a shower door seal that does not leak water all over the floor has been very frustrating. Pulte should be able to install a strong enough seal at the bottom of the shower door to prevent leaks. I have been given the run-around in that I'm told that the kind of seal installed is all that they have. They should be able to get a better seal.

DEL Webb seems to offer some Saks Fifth Avenue features in their homes, with a touch of Dollar General thrown in.. Some of the design features make absolutely no sense, and there is no flexibility to address these issues. Some subcontractors are excellent, others not so much. I would like to give a shout out to my PM, Steve, who did his best to make sure the work was done correctly. His communication and professionalism were very much appreciated. Our superintendent Josh was great and stayed on top of everything, including getting subs back to correct mistakes (plumbers, drywallers, roofers, electricians, framers and tile crew) during the construction phase. Rate Josh 5* Sales and Design staff were great also. Home was completed a month early - woohoo!! Not a custom home, have learned to live with the flaws. Biggest issue we have is the unresponsiveness of the Warranty Department: failure to respond in a timely manner, don't show up for scheduled appointments and overall, lack of communication. Obtaining a mortgage from Pulte was like having a financial colonoscopy . Not fun. I moved in at Thanksgiving, still waiting for builder's junk to be removed from my garage.

Renee, our salesperson was exceptional throughout the process. That's the good. The rest is average. The trades people who built the house really didn't care. There were issues with the structure, electric, drywall, HVAC, cabinets, appliances, doors and paint that needed to be rectified both during construction and after closing. Two months after moving in we are still finding issues. My advice to anyone buying here, GET A HOME INSPECTOR AND HAVE MULTIPLE INSPECTIONS DONE. Lastly, when I need to submit a home repair claim, our representative is responsive.

Sales person was very helpful, but my confidence in the team decreased as time went on. Many issues with house that showed lack of attention to detail and hurried sloppy work. Warranty team hopefully remains responsive and is on it. For the price of the home I expected frankly a better product w/o the crooked switch plates, miswired garbage disposal and dishwasher. Gas service went out for two days. Slow workmen on doing repairs. Hopefully things will improve over time but got to say it has been a source of stress and disappointment.

The sales team are terrific. When it comes to the building, the materials are nice quality but the workmanship is sadly sloppy. Trades came in and ruined materials already installed. The master shower head was completely clogged and the master drain was completely stuffed with chunks of debris and would not drain. The shower glass door was scratched. The bathtub in the 2nd bathroom was cracked and scratched. The sink in the second bath has a large amount of silicone dripping out. The tile floors have a large amount of paint, drywall, and grout all over them and look terrible. I've never seen such a sloppy job! None of the windows are straight, so hanging window treatments is difficult. We had to have the outlets leveled as most of them were installed askew. The stove had splashes of drywall or paint on the cooktop that has been impossible to get off. Almost all of the cabinet doors bump into something and have to be buffered. The kitchen sink had a dent in it. The kitchen counter was chipped. The patio door jam had come loose on the outside. After 30 days, many of the repairs are still outstanding. The structure of the home I feel is very good. The location of the home is very nice. The details of the inside of the home, the workmanship is lacking, perhaps due to Covid and lack of workers? Perhaps the Field Managers have too many homes to keep track of? They have a warranty. Supposedly ALL those workmanship issues will be resolved w/in the year, so time will tell.

I did not have a good experience with the builder. I think the sub-contractors were not experienced in their trade. Pulte Homes sold too many homes at once where they could not hand the demand and supplies. I'm don't want to hear it was all about COVID, that's when you should have stopped selling. We are still waiting for bathroom light fixtures and 4 flood light bulbs that were supposed to be in when we signed. As for completion or status of work requests, not happy with the timelines or the status updates.
