the actual trades that were subcontractors were the Achilles heel in this project. Some basic carpentry/plumbing skills (90 degree base molding vs 45 degree, water supply lines hanging out off wall and not attached, wall texture on all switch plate covers and wire shelving in closets, etc.) were just not present in many areas. Too many items had to be corrected which slowed process and allowed for a distrust/questioning of competence mind set to evolve. CM was continuously aggravated at poor workmanship. He got most errors fixed, but his time could have been much better spent.

After closing we had issues with toilets flushing, gutter leaking like a water fall at entry way, kitchen cabinet door handles off, sliding glass door gadgets in all three panels messed up and scratched glass and tracks full of stucco and paint that we can’t get off, large scratches in nest kitchen sink, odor from under sink, grass dying, we just uncovers 20+ sprinkler head and trimmed around them so they would work, grass is dying and two different kinds of sod laid and different colors our quartz island has very sharp edges all around, entry way walls had to be re sanded and textured ...

Great experience at first. Then my rep became standoffish, sarcastic and then condescending until I put a stop to it. After that it was one broken promise after another. I put my foot down, raised my voice and finally got most of the work done. There is still a lot more to do. The quality of workmanship is a thing of the past. You have to stay on top of these people in order to get the work done correctly.

Very bitter process

We had to fight to get the house in acceptable shape before the closing, due to numerous defects of reckless and poor workmanship. We were forced to do the closing in spite of many unacceptable items to be corrected. The building manager assigned to our house kept making promises that did not fulfill in an expeditious manner. A new manager assigned 1 month after the closing seems to be more responsive.

Poor experience and overall craftsmanship

Extremely disappointed in the poor craftsmanship of the home, the field manager and his supervisors did a poor job in monitoring overall quality during the construction phase. The majority of the trades employed by Del Webb lacked professional pride in their workmanship. We had to point out a good number of times poor workmanship and in some cases informing the field manager that items were installed incorrectly and needed to be redone. Due to poor project management and lack of quality checks, our home was delayed unnecessarily by at least 45 days!

Building a new home is supposed to be a great experience, especially at the rate this places charges there should be attention to detail and much better quality materials and workmanship. We started right out with our home being built wrong with the lanai and garage on wrong ends which was huge and done for best view of the $75k pond lot we purchased, our home was also supposed to be completed in May and we finally got it Sept 12th! Had warranty issues from day 1 from appliances to electric to plumbing. Little response from warranty department with no urgency until we escalated to supervisors in charge. Very disappointed in our experience to date.

Sales office and rep was fine. Building was a disaster. Wrong tile in two bathrooms. Wrong cabinets in kitchen. Build manager tried to be good but his hands are obviously tied by corporate. Nice guy but just a puppet for corporate. Pulte lied to us about the issues until we came up with written proof. Poor quality- everything sloppy work. Doors arrive to Pulte not square- embarrassingly with a problem, Pulte says sorry that’s the way they come from supplier. Cheap and sloppy workmanship and toilets. Sorry but this is honest.

In any place in the home you will find something not level, damaged or missing. The lack of oversight and quality ensurance can be seen everywhere. When something is addressed to be fixed, don't expect it to be done right the next time but instead expect multiple attempts before something is completed to one's satisfaction. Expect to find many issues with the home after closing. Things like scratches on cabinets that were hidden because they were not identifiable because the home is so filthy. I found Pulte to be unresponsive, does not care about the customer, and not trustworthy. Was told the total process to complete home from purchase and sales to closing will be 8-12 months. We didn't close until after 15 months. My home sat framed untouched for 5 months. Trusses were placed incorrectly and needed to be reworked. The fix was first proposed to cut a hole in the roof to cut out the part of the trusses that were placed incorrectly and then replace the hole with the piece of the roof that was cut off. Settlement date was not negotiable even though the house was not completed. A certificate of occupancy was issued but should not have been. The inspection process seems to be shoddy. Construction supervisor, foreman, crews are unresponsive to fix deficiencies noted. Very unprofessional. Would not recommend this builder (Pulte) to anyone. They do not stand behind their product or process.

I am disappointed in the quality of responsiveness from the construction manager, and that many of the defects that were noted before closing in the walk through were left uncorrected despite assurances that they would be. To-date they still remain un-rectified. The warranty service has been practically non-existent.

While we're happy to have moved in and for the most part (the big things) the house is ok there are TONS of little things that need to be addressed. In addition, we've had to have numerous items fixed and then re-fixed because they weren't fixed correctly the first time. We're now 2 months in and still have numerous issues with no real end in sight since things keep getting delayed and incorrectly fixed. Overall we're rather disappointed and for what we paid, we expected much better quality and better response to issues.

My experience has been VERY trying. Building supervisor did not communicate as promised, info given to me was not true and up to date. Lots of things left not corrected, was said to be covered by a warranty that has not followed up or called as promised. Got one text saying the warranty work submitted would be taken care of. The process was slow which we totally understand. It started out fine, great communication with our field manager the entire time as well. But, after almost two months of owning the home there are issues that have not been taken care of and it is so disappointing that no one has time to address and fix these issues. They are to busy to get back to the homes they closed on making you feel like your home isn’t important anymore. We would be very hesitant to recommend Pulte Builders as a quality builder. There were so many disastrous situations we experienced during our build. Unfortunately, some of our problems have yet to be resolved. It's a real shame when you spend nearly a half million dollars on a home that you THINK is going to be a quality build, and it turns out that shortcuts and poor quality workmanship are the standard. So very disappointed in what we thought was going to be our "dream home."
