We were very pleased by the way everything was handled during the whole process from the first visit through the closing.

The layout of the home is nice! The paint choices were undesirable and very limited. I had the inside completely redone after closing. The trim work is very poorly done. My heat did not work first day inside. The system had to be rewired. The price is much too high for the quality of the design choices, some look so cheaply done.

I waited almost a year and I’m glad I’m finally here.

It was down to the wire that my house was ready but it did close on time. The people I worked with were great and it was an easy experience. I have not been impressed with the quality of products used to build the house. I don’t think they are quality that the price of the house should warrant. I have had a horrible experience with my side yard. There is a drainage problem and it stays wet on that side and my side is totally wrecked due to the mowers going through it which has created huge ruts. I have been promised it will be corrected and I hope that it is corrected properly. I also have not been pleased with the landscaping. Plants are not buried deep enough and the red clay shows. Weed control has not been good. There are a lot of very unattractive poles and other items sticking out of the ground. And was told they would be removed. I know this sounds negative and I am serious about the complaints; however, I love my house and am happy here. People are very nice and friendly. ... More

Six weeks after purchase and the lunch lists till isn’t finished.

My main problem, homes are sold for older owners, the Martin Ray single level design has a wood pull down ladder to reach the air handler, the filter needs to be checked routinely, the ease of pulling down a wood constructed ladder vs a aluminum ladder to get to the unit is significant. For what you pay wood should not be used or there should be a aluminum option.

Don't count on closing until 4 to 6 weeks later than the date you're given initially.

Staffing is inadequate. Everyone tries not enough resources

We purchased the higher end model in the community, the Pinnacle Collection Sonoma Cove. We upgraded to the gourmet kitchen, the luxury master bath, an upgraded elevation, etc. Our surprises started at the design center, where it seemed anything you might expect in this price range, were "options." Simple things like bath hardware, window sills, tile selections, flooring selections... nearly anything above Simple builder grade, as an additional charge "option." One example, the bath hardware was a $610 option, but didn't include more than 1 towel bar in the "luxury bath," and none in the guest bath, which we weren't told at design. To add to the insult, the items installed were cheap plastic that all told might sell for less than $60 at Home Depot, and we were charged 10 times that amount. Then two days following move in we learned that the drain lines from our master bath were damaged in two places, both under the slab and in the front yard. While the team was responsive we still had to deal with not being able to use our master bath for about a week. The repairs to the slab area are not correct and will need to be redone, and I am still waiting for sod replacement. As we finish setting up we're finding scratches on glass panes in our office door, poor grouting, poor painting workmanship on trim and ceiling, and still finding things out. To top it all off, a big deal was made about the Nest thermostat and Doorbell, though I've yet to have s representative help to set either up other than basic instruction from the construction supervisor who has been responsive Essentially, my expectations of quality in a Del Webb home have not been realized, and my worst fears of lack thereof in a Pulte Home have been, giving me memories of my first new home in 1983 Katy TX, where I purchased my only Pulte home and it was a disaster. We are however happy with the neighborhood and our homes layout, but not happy with the overall purchase experience and quality. ... More

I knew that Pulte used some less expensive materials and equipment in order to reduce the cost of their homes, but I was disappointed to find out that the workmanship was far below the standards that I experienced in other homes that I had purchased. This was compounded by inadequarte quality control and supervision.

From purchase to closing, we hit a lot of bumps a long the way making this the most stressful home purchase by far. Super rush to close and now after living in the home for 30 days, we see so many workmanship and material flaws and scars. When we start a list, we put it down as some of it is overwhelming. We'll see if Pulte follows through when it is submitted. On another note, how can they not "landscape" around the electrical and cable boxes at the front side lawn - they are an eye sore. We'll just leave it that way. Not on our dime. Also, wires hanging out of them since before closing and nothing is being done about after many requests. Overall I am really pleased with my house. However, there were many ups and downs during the buying and building process which I am sure are true with all homes. My lesson learned is to really stay engaged and on top of everything and be your own advocate throughout the building process.

Although our home was built very quickly, there was an obvious push to close at the end of 2021 before the new year even though both sides agreed there were numerous items not complete. After much discussion, we were told we had to close or pay a fine/lose the contract. Finally, after they considered it further, they agreed to push the closing out a week to complete most of the items.

I should have taken pictures during my pre-drywall walkthrough. Would have been helpful to document how my home was wired. Throughout my life, (aside from Del Webb) I’ve experienced four new home builders—after each I’d promise myself ‘never again!’ But Del Webb was uniquely different, except for a lack of full disclosure on the part of sales/agent, this build process was an improvement!!

Well design homes in landscaped settings

I think the workmanship is poor quality. Response to items of concern is non existent. Cheapest possible products used.

Light switches don't make sense. Plumbing issues requiring seven holes in wall needing drywall repair upon plumbing issue resolved.

We found fit and finish to be very poor. Especially paint and plumbing. They gave the impression they were protecting the wood flooring during construction, but it had a multitude of finish removing physical scars when we closed.

While we are really enjoying and loving the Del Webb community unfortunately the home building experience was less than desirable. Structurally we have a well built home but the quality of finishing materials and workmanship was so subpar that it made the entire experience stressful and unpleasant. When you are paying top dollar pricing you expect to receive top quality and unfortunately that was not the case. The line “this is not a custom build home” was used way too much and frankly I suggest you all come up with an alternative reason for workmanship that is not in line with the price of the homes. Homes sales agent did not give good info, did not return messages, gave preference to other purchases who bought after us. Design studio staff was great! New construction manager struggled. Had we not been onsite every few days the build would have been bad. Crafts are not supervised. Obvious the better craftsmen are working on the most expensive homes.

Lack communication from our first foreman on the job. He would give u lip service. We love the area and our new home, now that we have moved in.

Love, love, love my new house! However, beware if you are buying a lot in a brand new phase of the neighborhood. It has been a NIGHTMARE trying to get deliveries to my house...no one can find it on GPS....there is another street in Del Webb with the same name, but different suffix . My street name was changed after move-in, which has been frustrating to have to change it with utilities. AT&T internet was not available until after I moved in. Still waiting on street lights....

Niki was a great help. We’ve been here for two months now and the French Doors have never been installed. They arrived yesterday and were supposed to have been built in the house. The dishwasher was here but never installed. So many issues!

Pulte builds these homes as quickly as possible. They use multiple contractors with little supervision. The Pulte Representative is responsible for overseeing every element for approximately 30+ homes. An impossible task. In my case, the wrong fireplace was installed, the wrong countertops were installed, light fixtures in the wrong place, damaged dishwasher installed (and installed improperly), trim kit left off of oven, 200+ items on walk through punch list...
