The original “field manager” did not know anything about construction or scheduling. Our project (the 7th home that we have built) was a mess. Once he was replaced things went more smoothly. The finished product is satisfactory but not great. Late in the construction process my flat back yard was bulldozed and carved into a drainage ditch. At no time had we been told that this would be necessary for “engineering.” When we have heavy rains the water from up the hill gushes through my back yard washing away pieces of sod and dirt. I have asked that they come out and fix this to no avail!

He is a great asset to Del Webb. His homes are beautiful.

Fit and finish is sub par. Non responsive to handling issues. Don’t close if everything isn’t done.

Get a home inspector. Too many residents have compliments.

Builder intently wanted to close on time, promised a concession on a damaged garage floor, gave an estimate for reimbursement of repair and promised repair the next week. Promised repair to "make invisible" damaged quartz countertop. Over a month later, still waiting on garage floor concession and the amount has magically dropped. Builder cannot repair countertop satisfactorily and refuses to replace it. This is all our fault because we trusted them.

Do not be pressured into closing (penalty clause in contract) until a complete, diligent, and systematic inspection is done by the builder. After a complete inspection by the builder, then do your punch list review. By no means should you be the quality control inspector in place of Pulte. You are paying them to do this. They don't pay you to do this. Secondly, do not be pressured with time constraints at the Design Office. Take as long as you require. It is your money! Also, when upgrading your design options you will not get the value of the standard option reduced from the upgrade cost. Thus, you pay for the standard default cost plus the upgrade cost. In short, a gouge. As an example, the cost of paint upgrade to a different color was a healthy $2000 for us. No change in labor or materials. Pulte sales told us it was because of contract requirements with Sherwin Williams, their paint supplier. We checked with SW. It isn't. SW said there is no cost differential to them. Pulte needs to have more knowledgeable customer representatives at the front office when making a purchase. In my case I didn’t feel I had that. Questions couldn’t be answered and I didn’t receive the professional care that I should have. The professional care I did receive was from the building supervisor. He was in contact with me throughout the whole building process. He was excellent.

Builder communicated well throughout the process and delivered the completed home ahead of schedule. Would recommend Pulte Home.

Have to stay on top of them while building. The Bathroom trim folks and painters leave a lot to be desired.

Using Pulte for my mortgage provided me with incomparable discounts.

Overall quality of workmanship was average at best and I would recommend that any buyer not to build in absentia but rather be there to inspect construction on a regular basis.

Watch them like a hawk.

We liked our builder very much. He called weekly and was very responsive. We have been in the house only eight weeks and have 2 issues at this time. I have been told that I could call an electrician and pay for a change. The other issue I have not addressed yet.

NEVER, NEVER CLOSE UNTIL YOU GET EVERYTHING DONE. ONCE YOU CLOSE ALL THE PROMISES THEY MAKE YOU TO COME BACK TO FIX THINGS ARE BOGUS. VERY UNHAPPY WITH THE WORKMANSHIP REGARDING MY BATHROOM TILE THAT THEY WILL NOT COME BACK AND FIX AS PROMISED.

The whole experience from planning to the actual walk through was absolutely amazing. Our builder was always available and helpful. Couldn’t ask for a better/smoother process especially being a first time buyer. Thank you Dave.

We love our new home. We enjoyed watching each step of it being built. Everything went pretty smoothly. Since being in our home we’ve had issues with our doors. I sent an email and still nothing. So a little frustrated with the lack of response. But all in all we’re very pleased with our new home.

With Pulte it's a one stop process. From the building phase through financing and even homeowners insurance it can all be done through Pulte and their costs and rates are reasonable and competitive in the market place. We have had several Pulte/Del Webb homes and found they build a great home in beautiful developments with great amenities.

1. Home is cold, even with double panel windows you can still feel the cold air coming from the window. NOT energy efficient. 2. Complained early on regarding kitchen sink, builder refused to change. 3. Yard uneven and unsafe to walk, not leveled properly prior to sodding. 4. Home not cleaned, paint spackle on floors, faucets, etc. 5. Interior doors show uneven areas with dents, and not painted well. 6. Should paint garage without extra cost. Home floor plans are beautiful, but construction, home energy and landscaping are in need of better quality control.

I always knew they stages we were in, from first contact with sales person to closing! I could not be happier with my new home!

I felt like each team member not only were qualified, but cared on a personal level to make sure my needs were met and I was satisfied. The quality craftmanship will certainly hold it's value! The Team at Del Webb works together at each phase, scheduling all processes of picking out lot, elevation, options, design center scheduling, Mortgage contact introduction, Home Insurance contacts all they way through closing, obtaining keys, touring club house and connecting with the community through their resident portal.
