Terrible warranty response! Plumbing back up several days after taking possession. It was a Friday afternoon. Pulte sent an incompetent plumber. Two days later sewage backup returned. I called a competent plumber who fixed it. They refused to reimburse.

Our building manager was courteous and responsive. The workmanship / attention to details were lacking in the construction of my home.

I think that the builder can do better.

The quality of materials is not acceptable for price of home. I purchased a Spec Home, so no upgrades, but thought the basic level would be good quality. The Pulte sales agent was confused at times and did not have answers. The mortgage process with Pulte seemed to have communication issues between hand-offs/departments. The landscaping looks good until you actually check how trees/bushes were planted and discover uneven ground under grass/turf. When you do a walk-thru, take your time and inspect every inch of home. Some items, you don't see until you actually move in and then you have to deal with Pulte customer care (which is very short staffed and overworked due to number of issues from homeowners). Poor attention to details. Sloppy finishes. House was delivered dirty. Our issues were ignored.

Extreme lack of attention to details. This was my second Del Webb home here. I like the community...however, the quality and workmanship is very poor.

Our builder was excellent. He got things done as we requested. The things of concern were not the builder it was with the quality that’s put in your homes which is NOT the builders fault. Paint is poor quality, flooring poor quality. Fixtures poor quality and guest bath looks cheap. Looks like bath fitters grade. When you pay 400,000, 00 for a home it should look that way. Garage comes unfinished, which is ridiculous! Insulation over the garage wasn’t included, the garage door when opens sounds like a bomb went off. We had the installers come and the reason we were told was the painters painted where they weren’t suppose to and the door is sticking that’s why the sound is awful. He gave us some spray to help but so far it does the same. This has all been very disappointing to me. I’m sure I could go on and on but that’s the way the working world is now. Up prices for poor quality and someone makes lots of money off seniors. We have to hire private people to come in and fix these issues. It’s sad how seniors are taken advantage of , all for greed. The staff here have been wonderful and again our builder was great. They are only doing their job the best they can and they can’t help the quality situation. That comes from the top executives… My comments aren’t meant to hurt, only to help. Other home owners think the same way but some choose to stay silent. The initial experience was pleasant however things quickly deteriorated right before closing. Issues with Pulte Mortgage, items not fixed that was noted during final walkthrough. We had an issue with the electrical outlets not working in the island and it took many follow up and escalated calls to get it resolved. Broken promises made by Pulte customer service manager and sales manager was no where to be found. No one wanted to take ownership and resolve the issue. As a customer, I shouldn’t have to be the one chasing. Several neighbors provided similar experiences.

Get a home inspector. Too many residents have compliments.

Builder intently wanted to close on time, promised a concession on a damaged garage floor, gave an estimate for reimbursement of repair and promised repair the next week. Promised repair to "make invisible" damaged quartz countertop. Over a month later, still waiting on garage floor concession and the amount has magically dropped. Builder cannot repair countertop satisfactorily and refuses to replace it. This is all our fault because we trusted them.

NEVER, NEVER CLOSE UNTIL YOU GET EVERYTHING DONE. ONCE YOU CLOSE ALL THE PROMISES THEY MAKE YOU TO COME BACK TO FIX THINGS ARE BOGUS. VERY UNHAPPY WITH THE WORKMANSHIP REGARDING MY BATHROOM TILE THAT THEY WILL NOT COME BACK AND FIX AS PROMISED.

Upon first glance the homes are lovely until you are actually living in them. That is when you notice all the little things that are not so little. Paint or glue where it should not be, paint, scratches or dents on wood floors, unfinished and damaged doors that were installed and more. It is very disappointing for the money spent and the supposedly good reputation of Pulte. I am not impressed.

Several problems with quality of workmanship, such as garage door not installed properly and falling off. Doors put in wrong place and opening wrong direction. Need to watch closely to make sure the home is built properly and as you requested per the plans as approved. Our insurance company did not initially want to insure the home for the price paid. Paying for more than just the home, such as the amenities. Need to watch the construction closely to catch issues as the on site supervising does not appear to catch details with construction or finishing. Very slow to follow up on deficiencies. Still waiting on plumber to fix toilet placement in that doesn’t meet code. Been behind house is full of weeds and HOA nor builder has solved the issue.

When we signed the contract to purchase our home we were told to expect a February or March close. We were hit with a combination of weather and poor communication. In fact, the day before closing and just after wiring the closing money, we received another call about another delay. It took a VP and area manager to finally take seriously our concerns and get to the closing table. We finally closed at the end of April. Mega company with lip service about the importance of having satisfied customers.

Cabinet drawer still not replaced. Countertop was damaged and 2 visits by installers said it has to be replaced. Not getting any updates.

We've had a major issue with our kitchen cabinets which has still not been resolved. We were assured that we would be made whole with the problem... Just go ahead and sign the closing. We will do whatever it takes to make sure you get what you want. It's been over two months... Still unresolved and avoided

I like my home overall. I cannot believe the low quality of the front door to my home. You can seer light coming in around it. My building manager was scheduled to come back after closing to work on it, but did not show up. I have not yet had time to contact warranty. It is a very poor quality installation and a very low quality product to begin with. I am also unhappy with the sod installation in my back yard. Overall we are enjoying our home with the above noted exceptions.

we were supposd to close on 4/19/2019 but because pulte forgot to get a certificate of occupancy they called on 4/18/2019 at 2pm and said we would would close on 4/24/2019 that gave us a day and a half to move from the house we sold to move here.the floor in the second bedroom has moisture under the wood floor so they had to tear out my new floor and today on 5/29/2019 we are waiting to get our wood floor put back down.

Purchasing experience excellent process done professionally. However, VERY,VERY dissapointed with completion of home several unfinished areas in spite of same addressed before & after closing. Follow-up as per policy with telephone calls and email to date NO response.

Really enjoyed our sales person. She was responsive and educated on the homes and neighborhood. Was extremely disappointed in the final product on so many levels - too many to write out here. Main issues - craftsmanship just so shoddy I would be embarrassed to present this to an owner as clean and new.

I’m disappointed with the house. Happy with the great neighbors. Don’t know if I’d do it again.

Designs offered are irregular mix of impractical and unsafe options for older residents; schedule and cost-controlling focus appears prominent with zero quality control inspections prior to house delivery

I loved the model home with all the beautiful lighting, and upgrades, however, none of the upgrades shown are even remotely available to the buyer! The upgrades offered are not what you'd find in a home in this price range. I realize Pulte is a big company wanting to put up homes as fast as possible and buyers having to much input and changes would slow down their process. However, I haven't spoken to one new homeowner yet that hasn't said the same thing. High price for a cookie cutter house. 90% of the homeowners want choices and are used to finer finishing touches in their homes. We were all told we could make changes with the approval of the HOA after the home is built. Yes, that can be done but that turns into an additional cost that could've and should've been done during the building process. My home is still a work in process because of this, and I'm so disappointed since we just sold our 3 story home with all the bells and whistles for less than the price of this small "vanilla" home. ... There are so many major issues from beginning to end that will never be fixed I will not waste my time to list them here only to say "caveat emptor". It is obvious Pulte values expedience over quality and I can not in good conscience recommend Pulte as a builder and I rate my overall homebuying experience with Del Webb as poor.
