Preclosing was wonderful. Postclosing issues remain yet unattended. Twice in the last month warranty issues were submitted, paperwork indicates to expect a response within 2 days, elapsed time now 5 weeks with no acknowledgement of receipt or course of action. Very shoddy. Very disappointing. I’m considering what my next actions should be: Physically appear at the office? File in Small Claims Court? Arbitration? Local news media? Maybe you guys have a suggestion?

I would not recommend the builder or the staff of Pulte responsible for managing the process, and the product they produce is (and continues to be) seriously flawed. Specifically, they use inferior materials, the workmanship is shoddy, and getting them to fix warranty items continues to be a problem (even after three (3) months of ownership). I would not recommend them or the product they sell.

Love My New Home

I bought a spec house, so i didn't choose flooring, cabinets, etc, but i really like everything in my house. They building superintendent was easy to work with and overall it was a good experience. This is the 3rd time that I've purchased a brand new home and Pulte is much easier to work with and the workmanship is much better than the previous new homes. There were a few bumps along the way, but all the issues were resolved fairly quickly.

Mark my agent followed up quickly on my texts and phone calls. Lexavier and Tim also followed up on my calls. Only met them the last month of my buying experience as I purchased a home ready for closing. Even after closing they both quickly responded to my concerns or questions. Overall a 10 out of 10

There are so many major issues from beginning to end that will never be fixed I will not waste my time to list them here only to say "caveat emptor". It is obvious Pulte values expedience over quality and I can not in good conscience recommend Pulte as a builder and I rate my overall homebuying experience with Del Webb as poor.

Make sure all issues are addressed that are found during walkthrough before purchasing the home. Framing, sheetrock and flooring issues are not corrected. The warranty people for Pulte Group do not respond to issues of the home or property in the time frame they give you. Still questionable if they do.

Very poor finish work, yard & lawn installation, design elements

For this price point, the finish work was poor. There was overspray and paint drips along EVERY interior wall. On the outside, there was overspray, huge drips and a large area (2' x 2') of spilled paint on the rear porch. The 6" baseboard trim has wobbles throughout the primary rooms, the 1/4" round trim isn't cut at 45 degree angles and has no attention to esthetics, light switches and trim are not square, windows shades don't hang level due to poor manufacturing, LVP flooring has a very uneven finish, there are gouges and dents all over the home in the walls and around the door trim, chips ...

We found it a ploy that during the initial sales portion the agent seemed to display purposeful ignorance. Did the typical lawyer RE Agent routine. You'll need to talk / do with someone else. Making the job of getting information more difficult. Our construction manager, Josh, was 5 start. Easy to work with knowledgeable. Fond issues I missed. After closing, service requests have been handled timely and in an acceptable manner. Only true issue is, how poorly the sod was maintained before closing, granted it was winter and it was dormant. But once the sod 'woke up' it was mostly weeds ...

The building process was precise, informative, and extensive. Russ was there each step of the way keeping me informed about the status of the build as it progressed. Russ was honest and helpful in keeping me abreast of inspections and concerns with regard to each phase of the construction. He kept me up to date from beginning to finish. Kudos Russ.

The communications during construction was very good. The punch out handling I believe could have been handled better. The post customer care I feel is average according to who is involved. Some issues were prompt but others you get multiple answers and minimal results. I believe due to too many contractors on some items.

Community is excellent, but they build A LOT of homes, and the fit and finish is sometimes uneven. Wall insulation is not great; you can hear from room to room. Still, the houses have nice floor plans, community amenities are very good, the neighborhoods are well laid out, and it’s pretty here. Ideally, you’d want more insulation and a little better lasting quality in the homes themselves, but the overall experience and vibes are positive.

My experience with Del Web and Pulte was very good. Although we ran into some rough snags due to my purchase being based on a contingency, the team worked diligently with me to get everything done in a timely manner. Phil was my contractor and Dave was my sales agent. They were both outstanding during my purchase process, always responded to my emails a calls.
