We liked our builder very much. He called weekly and was very responsive. We have been in the house only eight weeks and have 2 issues at this time. I have been told that I could call an electrician and pay for a change. The other issue I have not addressed yet.

With Pulte it's a one stop process. From the building phase through financing and even homeowners insurance it can all be done through Pulte and their costs and rates are reasonable and competitive in the market place. We have had several Pulte/Del Webb homes and found they build a great home in beautiful developments with great amenities.

From the Sales Office at Del Webb to the Builder and Design Center, this Home Buying experience has been a very smooth process! I felt like each team member not only were qualified, but cared on a personal level to make sure my needs were met and I was satisfied. The quality craftmanship will certainly hold it's value! The Team at Del Webb works together at each phase, scheduling all processes of picking out lot, elevation, options, design center scheduling, Mortgage contact introduction, Home Insurance contacts all they way through closing, obtaining keys, touring club house and connecting with the community through their resident portal. The overall experience of selecting finishes, scheduling construction and closing on the new home went very well. The sales staff was very supportive as was the construction management team. Transition into the home was smooth and we look forward to life in this community.

Our 1st DelWebb home be built and our experience was awesome! Our Field Manager was the best! Our 2nd DelWebb home was an inventory house, we knew nothing could be changed and we were satisfied with 95% of the choices which had been made by the sales team. When considering an inventory home, pay special attention to all the outlets and plugs, some folks are not tech saavy. Always pay the extra for irrigation, well worth it! Be sure the sod is watered from the start or there will be many weeds to contend with. The 4 ft extension on the garage is also well worth the price! The pull out drawers in kitchen are well worth the price! Also under cabinet lighting is very helpful. We returned to DelWebb to be with folks our age and the amenities in place! We built this home while we lived out of state. We had challenges with the first building manager keeping in touch and felt frustrated and uninformed but Del Webb reassigned us and the experience completely changed. The second manager assigned was great, friendly, knowledgeable and very responsive. He took over right at the point our framing was completed, he spoke with us weekly, providing pictures and details on the next steps. We love the area, the floor plan and efficiency of our home. Preclosing was wonderful. Postclosing issues remain yet unattended. Twice in the last month warranty issues were submitted, paperwork indicates to expect a response within 2 days, elapsed time now 5 weeks with no acknowledgement of receipt or course of action. Very shoddy. Very disappointing. I’m considering what my next actions should be: Physically appear at the office? File in Small Claims Court? Arbitration? Local news media? Maybe you guys have a suggestion?

The people and the process is excellent. For the price, the quality of materials and workmanship is average. Especially the paint and attention to cleaning details. Response to some after closing issues working but slow.

The buying process has very much improved, however, the overall quality of the workmanship is not comparable to the process or the price. After having the opportunity to now closely, physically view the finished product, I'm finding a disappointing lack of attention to detail. I concede that I'm confident the dwelling itself is structurally sound, but the devil is always in the details. It's the small things that count like thoroughly covering the newly installed floor while painting to avoid speckling, or having professional cleaners actually clean up the unavoidable settlement dirt of construction upon completion, or insuring the caulking of gaps and holes that allow bugs to enter--simple, but telling. That said, the saving grace is the community itself at large. The people are great and the grounds are beautifully managed to say nothing of the plethora of organized activities and events. We love our new home. We enjoyed watching each step of it being built. Everything went pretty smoothly. Since being in our home we’ve had issues with our doors. I sent an email and still nothing. So a little frustrated with the lack of response. But all in all we’re very pleased with our new home.

1. Home is cold, even with double panel windows you can still feel the cold air coming from the window. NOT energy efficient. 2. Complained early on regarding kitchen sink, builder refused to change. 3. Yard uneven and unsafe to walk, not leveled properly prior to sodding. 4. Home not cleaned, paint spackle on floors, faucets, etc. 5. Interior doors show uneven areas with dents, and not painted well. 6. Should paint garage without extra cost. Home floor plans are beautiful, but construction, home energy and landscaping are in need of better quality control.

Love the house and neighborhood but finishing work is a concern as is handling of incorrect grout color that was recolored versus removed and redone.
