Actual home purchasing experience was great. Design consultation was great. Construction of house is good, but finish work is average to below average. Warranty repairs are very slow to resolve.

We are very pleased with our home purchase. The sell staff and our construction point of contact were always willing and available to answer questions. Our single significant issue of concern was the attention to detail by many of the various trade partners used to build the home. The painting of the home was terrible both inside and out, the cleaning staff used before settlement lacked attention to detail and the home was quite dirty upon settlement. The final inspection felt very rushed and the follow up was planned only two hours before our closing appointment. The project manager made it feel as if he was being bothered when we would point out and issue with the construction to him. I don't know if there is a lack of service personnel but the responsiveness of the service calls are very slow.

The sales, loan, and closing staffing was very thorough and professional. These three critical functions of the home buying process worked well and I would say a rating of 4 to 5 is just fine. However, the quality of the workmanship and oversight was average at best. Bad caulking, painting, and cleanliness in terms leaving open food at the construction sight resulted in an unusual amount of bugs and etc. Floor had holes in concrete foundation in which we could not verify whether this matter was corrected before floor installation.

Overall Pulte has been very good. However, our sales representative has made price mistakes and did not inform of us of all selections/options.

Love my new home! Quality workmanship, nice styling. Would appreciate more printed documentation supplied for appliances, shouldnt have to go to the web for every question you have. Overall very pleased.

I love my new home! There have been some issues, but the builder has been responsive. Communication during the building process was not great. The closing date kept getting pushed out which caused some difficulties for me. Closing was completed smoothly on site which was great.

The choice of colors of sidings throuhg out of the community make it look very sad.

Trades sometimes uncoordinated....trades left to put cutouts in places they don't belong.

Very poor at returning phone calls; acknowledging emails. Pulte Mortgage requires a complete do-over. No sense of customer service. In the end, I gave up a $7,000 bonus just to *escape* and move to a different lender.

The house is well made and asthetically pleasing. There are a few follow up issues that are under warranty that have been addressed but have not been fixed. Timeliness and follow up on maintenance issues is essential to ensure customer service and satisfaction.

Covid 19 has stopped working on the original problems.

Workmanship of builder was just okay, seemed like some work was done quickly not much time taken. Issues with flooring, time was not taken when painting, just seemed sloppy. Not sure if it was sub workers doing most of work.

We bought the coffered ceilings in gathering room and pulte refused to paint them as per model. I understand custom paint in model but we paid for the upgraded ceiling and didn't get it. John flatly refused.

In my case, I selected granite for the kitchen counters from poor samples and I am not totally satisfied with the finished product. The sample that was used did not include the total design and/or colors included. Very disappointing.

Used the cheapest materials possible. When I spend $700K for a home I do not expect to have replace things like door knobs, garage doors, repaint all the walls, etc. in the first six months. If they had spent an extra $20K they could have made it a quality house. Also garage is so tiny that if you park two cars, you can’t open the car doors. Driveway is so short you can barely park a car on it. Streets are so narrow the county is going to impose a no parking restriction because emergency vehicles can’t get through. When we first signed the Contract, we were very excited about this new-built Home, While the buying experience was good, when we moved in, we found that Pulte had cut corners. Investing a little into simple, cosmetic features would go a long way. I am hoping that the core construction is good because that will stay with us for a long time. We liked the electrical design of the switches, etc. -- very well thought-through. While other builders like K Hov, and Toll Brothers use local subcontractors, overall, I think that the Construction Manager was not on top of the overall quality. It was supposed to be a dream house for retirement. We liked the location and the floor plan. The model houses are presented as spacious with views out of your window, but when you end up in your newly built house you have houses next to you in 12 feet. Windows do not help much to get daylight. AC units are next to your bedroom. Workmenship is a very low quality: bathrooms need caulking around the shower and bathtub, a lot of paint on the floor boards, kitchen doors are not alined, electrical outlets and switches messed up, missing items that we paid for, the concrete at the front door entrance is so dirty that the power washing could not take off the red mud stains. Not what you expect from PULTE builder. Very disappointed. The dream house needs a lot of fixing to do. We keep cleaning and fixing our house, I hope one day I will star seeing it as my dream house, but not yet. We have been in it for one month. ... More

There were several issues when I moved in -sliding door would not lock - air conditioning would not turn off. I had to turn it off at the breaker - dishwasher was not connected to the water - sprinklers were not connected to water

Pulte team is quite responsive. However, the quality of workmanship by some contractors and materials used is not very good. For example, paint quality, in particular on window frames, is very low. A two-door garage has only one spring, posing potential safety risk. We have noticed many small issues, such as caulking and cracks on the garage floor, after moving in.

What should have been an exciting and positive move to a new life and lifestyle had many, and continue to have frustrating issues. There are moments of joy, the community is filled with great people that care for each other and their homes. The issues are ongoing and disappointing as I held DelWebb and Pulte to a standard that I overestimated. I hope to have these concerns resolved while working with their teams to turn things around and smooth out the bumps in the road.
