I was so excited to start this new adventure I may have overlooked the obvious. We bought the castlerock floor plan which is beautiful but has a lack of storage in the master closet and bath. Having a basement helps. There was no light fixture in the flex room. All wire shelving in the house is to cheap for the price of the home. Wall paint should be an eggshell not a flat paint every mark shows and isn’t easy to clean up. Escrow work is being completed and Nick has been very responsive to issues. Great guy!! Kitchen island is beautiful as well as the buffet. Closing was a shock. The builder penalized us for not being able to close on the builders timeline even after they were told twice we couldn’t close until a specific date. I’m ashamed of this multi million dollar company not having the ability to work with the client. So far we are enjoying the amenities that come with the hoa and looking forward to many more years here. ... More

We had built with Pulte in the past so we felt like the experience would be positive. However, we felt SO nickled and dimed this time. The house was overpriced for the quality of materials used. I feel like I bought a $650,000 starter home. Upgrades (and you needed a lot to make it feel like a decent house) were SO overpriced -- $500 for a faucet I can get at Lowes for $200? Seriously? (When we asked why it was so much more expensive, we were told the labor cost drove the price up. But I think it takes the same amount of time to install a cheap faucet as it does a more expensive one.) We decided to go with builder grade for all light fixtures and faucets because it was actually cheaper to buy better ones and pay someone to install them than to go with the options Pulte offered. We also learned, after we picked our lot and were through quite a bit of buying the process, that the sales person "forgot" that our lot had a $2,000 surcharge because it's on a corner. Surprise. Things like that just made us lose a lot of trust in Pulte. Additionally, the fact that the stairwell to the basement, is simply drywall -- no taping, no sanding. Just rough, crappy looking drywall and particle board stairs. For $650,000, you'd think Pulte could have finished the stairwell. On the bright side, working with Luke during the final phase was a refreshing experience. He was so detail oriented and made sure the house was move-in ready when it came time. And when we've had issues (which have, thankfully, been minor and few), the team that takes care of them have been amazingly responsive. ... More

People should know that some of the features in the models to enhance them actually are not available to buyers. People should know that Pule is a huge machine that dictates every step of the buying process. The machine is too large to consider any deviation to their plan by any individual buyer. Pulte reserves the right to make any changes that help advance their plan. We were told we would not be able to close on our house until somewhere between the end of 2-23 and 5-23. That was the time table we used for selling our previous house. Our closing got moved up to 12-28-22. Due to the misinformation we were given we asked Pulte for some flexability in extending the closing date so we had time to sell our home. Pulte responded that they would certainly be flexable but at the cost of $300 per day. We still now own 2 houses in Chaska as a result,which is a huge financial liability. People should know that everyone here on site has been wonderful to work with. People should know that Adelwood is a great community with many,many activiities and they will make many new friends,and is a great place to live. ... More

Overall positive. Some instances of poor workmanship.

Estates construction took precedence over garden and classic models. Delays and excuses from construction team from start to finish. The lowest level of paint was used in the interior. We had to purchase a refrigerator on our own. Pulte credit covered 60% of the cost. We regret the decision to build with Pulte.

Make sure you don't purchase the cheapest appliance pkg. We did, and the stove is by far the WORST I've ever had. Poor quality, sides of oven (next to cupboards) heat up to 150 degrees when oven is on. Heat from vent hits the front panel so it is HOT to the touch and very dangerous for kids

Communication on sales end unacceptable. Design process needs improvement. Design consultant was good. Adding options was expensive as to what you were getting. The best experience was working with site manager to get us through the building process.

Main complaint is Quality of workmanship. Many things or not lined up or not centered where they should be, etc. paint splatters all over the floors.

Very disappointed in the quality of the home for the price we paid. Cheap materials used for doors and other cutbacks that were made are obvious, such as trim. All upgrades were ala carte, knowing that the buyer would not want the basic options that were presented. Very disappointed in the way Veterans are treated. Unless you state you are a Veteran from the first signing, Pulte would not accommodate the discount for them, however, when changes were made to the contract for upgrades, they were willing to change the contract since the price would increase. Inflexible builder for a custom built home.

The project managers were awesome. Always able to answer questions and listened to our concerns. We appreciated being able to come and see the progress whenever we wanted.

Buying and building were easy. Aftercare is adequate, however, slow.

Perhaps the number one thing to point out is that your home will cost more than the advertised 'starting' or 'base' price. That is to be expected - but be prepared - EVERYTHING is an upgrade. It goes without saying that most of the things you'd typically want are NOT in the base price. You'll want the nicer countertops, carpet, cabinets, etc. This wasn't necessarily a surprise, but there were times when you sit back and think, "Seriously?" Moreover, there are options that you wish you DID have, but couldn't. Like a different shower head configuration - which you'd like to do during the building process as opposed to after. Or some sound insulation in the walls of your office or having a door swing 'in' vs 'out'. The homes are custom based on THEIR ala carte options, and there is very little else you can do, even if you're willing to pay for it. Quality: Living in MN, and being my first 'slab' home, I wish we would've had an option for a hot water 'recirculater' unit. It takes forever and a day for the water to heat up at any given faucet. It would've likely been an expensive, but a 'worth it' option. Heated floors in the bathroom? Why not? I also think the 2-car garage option should be a bit larger - it was on the smaller side. The house is drafty, but probably within acceptable ranges. It's hard to measure the quality of build in such a short time (it's been about 3 months) - so I'll be anxious to see what happens over a year. Overall, I'd say the quality is above average. There are bound to be issues - 'some' is fine, but you can have too many. We didn't have too many, and the ones we did were promptly fixed. Fixed to our satisfaction? Not always, which is why I gave 4 stars instead of 5 on Responsiveness to issues. People: The people we dealt with associated with the build process were exceptional and great. The people we dealt with on the finance side (e.g. Pulte Mortgage) were....not exceptional. Bottom line, I would NOT finance with Pulte Mortgage ever again. (But this is about Del Webb and not Pulte??) Overall, it was a good time to build a house because prices were on the increase and in the end, we ended up with a house worth more than what we paid for it - who doesn't like that? Would we do it again? Absolutely! But knowing what I know now, I would've fought for more NSO (Non-standard options) to help tweak my home's design and features. ... More

Be prepared to pay 35-40% higher than the advertised base price. Everything adds up. A lot of consumers thinks it closer to 10% and are really shocked when they see their bottom line.

Homeowner needs more say on approving driveway’s, landscaping.

Garage width is too small for 2 cars. Driveway to road has curb to drive over at each entrance and exit. Warrantee process is difficult to complete.

Like all sales people, Jordan said things that were not exactly accurate. It was about what I expected and I am not sorry we purchased here. I look forward to getting to know my neighbors and the community.

Unfortunately, just not the best experience.

Since moving in, there have been a few things that have cropped up that are worrisome. The paint used to paint the whole house is awful. It marks easily and the quality is bad. I have always had flat paint so it is not that I don’t know the qualities of flat paint. I used painters tape to hang pictures. Put it on very lightly and when taking it off it pulls the paint off. It does not look like a primer was used as it pulls it all the way to the wall board. That should not happen! In addition three weeks after moving in the microwave oven door would not stay closed. I reported it through the cumbersome system in place to do so. It is now a month later and I don’t have a working microwave. It certainly seems crazy that one, after only three weeks it breaks. And two, after just moving in it seems like some other process should be in place to replace it. I am sure you think your system is fabulous and it probably works great from a corporate aspect. You forgot it should be about the customer, not the ease of managing through the corporation. So far I am not impressed and very worried about what the future in this home brings. To address the value for the price paid I think the homes are very over priced. Still can’t believe the only actual light fixtures are over the island. That means in order to have actual light fixtures I have to buy six of them. That to me is crazy and very cheap on Pulte’s part. Ditto for the paint job. ... More

we well give review when every thing done driveway ,thankd no no patio done yet no sprikle system done no landscaping or have no idea when they well done new idea what the plan is

Expensive, hasty build, poor quality, slow to remedy issues. Currently doing our own plumbing fix.

Been here 2 months and had to have the HVAC technician, the plumber and the cabinet company back to fix items that were not caught in the pulte final walkthrough. Such as one of the pullout cabinet shelves broken, all the faucets/showerheads had to be blown out as there was sediment in each and a water line was blocking access to the humidifier. Very disappointing.

I love the concept and the community I moved into but the workmanship and the pride that the workers take in putting the house together was less to be desired for the price we pay for these homes.

Had to have many things repaired

I feel that omega is way to controlable and they don’t have any respect for people after they pay for there homes. Not a happy camper
